Naples Ends October Strong

Naples Ends October Really Strong with 300 Plus Real Estate Transactions

Naples Ends October Strong with 300 Plus Real Estate TransactionsNaples Ends October with strong real estate activity according to the latest real estate transactions report. During the week of October 28th, there were 320 Naples Properties Sold up from 237 the previous week.

East Naples led the way with the most real estate transactions with 76 sales compared to 47 property sales the previous week. East Naples home sales consisted of 11 percent vacant lots, 29 percent were single family homes and 59 percent were condos.

North Naples was a close second with 74 properties sold with 14 percent vacant lots, 43 percent single family homes and 43 percent were condos.

And finally, the City of Naples had 34 homes sold for the week of the 28th up from 22 properties sold the prior week. Real estate transactions were made up of  44 percent single family home sales and 66 percent condos.

In summary, the end of October continued with strong activity based on the increased property sales in the Naples area. Ultimately, real estate transactions for the week of October 28th show properties sold were broken down as follows: 138 condos, 117 single family homes, 64 vacant lots and 1 mobile home sold throughout Collier County.

Rental Prices Rising

Year-Over-Year Rental Prices Rising

Are rental prices rising or falling? Let’s take a look at what’s happened to rental rates since 2012. The median rental rates have increased by approximately $300 per month compared to 8 years ago. At the same time, interest rates remain near historic lows.

Looking ahead, 2020 is projected to be a strong year for homeownership. According to the Freddie Mac Forecast,

“We expect rates to remain low, falling to a yearly average of 3.8% in 2020.”

If you’re currently renting, 2020 may be a great time to think about making a jump into homeownership while mortgage rates are low.

As noted in the National Rent Report,

the national rent index increased by 1.4 percent year-over-year.”

With average rents on the rise, this year-over-year increase may not sound like much, but it can add up – fast. The math on how much extra it will cost you over time surely doesn’t lie.

Here’s an example: On a $1,500 rental payment, an increase of 1.4% adds an additional $21 dollars per month to your payment. When multiplied by the twelve months in a year, it’s a $252 overall annual increase. The price continues to multiply when you rent year after year, as rental prices rise.

History shows how average rental prices have been increasing each year, and there doesn’t seem to be an end in sight. Here’s a look at how rents have grown since 2012 alone:

November Real Estate Activity for Naples Shows Buyers Are Motivated

If you are in Naples the hotels are full, the restaurants are packed and homebuyers are out in force based on the latest reports for November Real Estate Activity! Buyers are clearly motivated to get a head start on season based on the 27 percent increase in overall pending sales (homes under contract), and a 46 percent increase in showings for the month compared to November 2018. The increase in buyer activity has impacted inventory levels which decreased 19.4 percent in November down to 5,563 properties compared to 6,896 properties in November 2018.

  • Overall inventory decreased 19.3 percent in November 2019 versus November 2018
  • Pending sales jumped 27 percent over November of last year
  • Closed sales increased 2 percent over the same time last year
  • Days on market increased 7 percent up to 91 days
  • Median price fell less than 1 percent down to $332,500

The Naples area has approximately a six-months supply of inventory. A healthy real estate market has between six and seven months’ worth of properties available for sale. And, every community is different. In some locations, inventory is well below 6 months which makes the area a seller’s market. In other neighborhoods, there’s more than a 10 month supply of homes for sale. We highly recommend you work with a real estate agent who knows the area to ensure you maximize your return on your investment and leverage their industry knowledge and negotiating skills.

Overall closed sales in November increased by 2.4 percent. However, it was the single-family home market that led the way with a 5.3 percent increase compared to closed sales in the condominium, which decreased 0.6 percent.

Naples Housing Inventory

Inventory levels for the single-family and condo markets were just about even in November. Inventory declined the most in the low end of the single-family home market (under $300,000), which saw a 35.4 percent decline in November. However, Luxury Condo inventory (condos priced above $2 million) increased by 19.6 percent.
Finally, for the existing inventory currently on the market for both single family homes and condos, 40 percent of the properties have been on the market for over 150 days, and 20 percent have been on the market for over 300 days. Be sure to consult with your real estate agent to ensure your home is priced competitively for your neighborhood. With season just around the corner, you’ll want to be sure your home is priced right to take advantage of the influx of home buyers.

November Real Estate Transactions end Month Strong

November Real Estate Transactions for Bonita Springs Homes for SaleThe November real estate transactions report for the week of the 30th for Southern Lee County showed there were 216 properties sold for the week in the Southern Ft. Myers, Estero and Bonita Springs area.

Southern Fort Myers remained in the top position with 96 real estate transactions. Of the 96 properties sold, 5 percent were commercial units, 24 percent were vacant lots, 26 percent were condos and 43 percent were single family homes. The other properties sold were multi-family units.

Bonita Springs was in the second position 68 homes sold. Of the 68 real estate sales, 9 percent were commercial units, 15 percent were vacant lots, 41 percent were condos and 26 percent were single family homes. The other properties sold were multi-family units and mobile homes.

Finally, Estero finished the week in the third position with 52 property sales. Home sales consisted of: 27 percent vacant lots, 19 percent condos and 46 percent were single family homes. The remaining properties sold in Estero were mobile homes.

In review, based on the November real estate transactions report for the end of the month, property sales were broken down by the following types in Southwest Florida:  63 condos, 83 single family homes, 47 vacant lots, 12 commercial units, 6 mobile homes and 5 multi-family units.

2020 Forecast Shows Continued Home Price Appreciation
