2020 Surprising Real Estate Projections

Real Estate ProjectionsThis will be an interesting year for residential real estate and industry experts are sharing their real estate projections for 2020. Taking a look at multiple factors from the most trusted entities in the industry when it comes to mortgage rateshome sales, and home prices is incredibly valuable.

Mortgage Rates

Projections from the experts at the National Association of Realtors (NAR), the Mortgage Bankers Association (MBA), Fannie Mae, and Freddie Mac all forecast mortgage rates remaining stable throughout 2020:

2020 Mortgage Rate Projections

Since rates have remained under 5% for the last decade, we may not fully realize the opportunity we have right now.

Here are the average mortgage interest rates over the last several decades:

  • 1970s: 8.86%
  • 1980s: 12.70%
  • 1990s: 8.12%
  • 2000s: 6.29%

Home Sales

Three of the four expert groups noted above also predict an increase in home sales in 2020, and the fourth sees the transaction number remaining stable:

With mortgage rates remaining near all-time lows, demand should not be a challenge. The lack of available inventory, however, may moderate the increase in sales.

Home Prices

Below are the projections from six different expert entities that look closely at home values: CoreLogicFannie Mae, Ivy Zelman’s “Z Report”, the National Association of Realtors (NAR), Freddie Mac, and the Mortgage Bankers Association (MBA).

Each group has home values continuing to improve through 2020, with four of them seeing price appreciation increasing at a greater pace than it did in 2019.

Is a Recession Possible?

In early 2019, a large percentage of economists began predicting a recession may occur in 2020. In addition, a recent survey of potential home purchasers showed that over 50% agreed it would occur this year. The economy, however, remained strong in the fourth quarter, and that has caused many to rethink the possibility.

For example, Goldman Sachs, in their 2020 U.S. Outlook, explained:

“Markets sounded the recession alarm this year, and the average forecaster now sees a 33% chance of recession over the next year. In contrast, our new recession model suggests just a 20% probability. Despite the record age of the expansion, the usual late-cycle problems—inflationary overheating and financial imbalances—do not look threatening.”

Bottom Line

Mortgage rates are projected to remain under 4%, causing sales to increase in 2020. With growing demand and a limited supply of inventory, prices will continue to appreciate, while the threat of an impending recession seems to be softening. It looks like 2020 may be a solid year for the real estate market.

November Off to Great Start

November Off to a Great Start with 200 Plus Real Estate Transactions

Lely Resort Single Family Homes for Sale off to a great startAccording to the latest real estate transactions report, November had a great start. During the week of November 4th there were 237 Naples Properties Sold.

NorthNaples led the way with the most real estate transactions with 52 sales compared to 43 property sales the previous week. North Naples home sales consisted of 11 percent vacant lots, 29 percent were single family homes and 59 percent were condos.

East Naples was a close second with 49 properties sold compared to 76 properties sold during the last week of October. Of the 49 sales, 4 percent vacant lots, 37 percent single family homes and 59 percent were condos.

And finally, the City of Naples had 37 homes sold for the week of the 28th up from 34 properties sold the prior week. Real estate transactions were made up of 5 percent vacant lots, 30 percent single family home sales and 65 percent condos.

In summary, the beginning of November continued with strong activity based on the number of property sales in the Naples area. Ultimately, real estate transactions for the week of November 4th show properties sold were broken down as follows: 101 condos, 98 single family homes and 38 vacant lots sold throughout Collier County.

Housing Market ExpertWhen closing out another year, it’s normal to wonder what’s ahead for the housing market. Though there will be future inventory issues, we expect interest rates to stay low and appreciation to continue.

Here’s what experts in the housing market expert say we’ll likely see in 2020:

Danielle Hale, Chief Economist at realtor.com

“I think the biggest surprise from the forecast is how long the market is staying in this low inventory environment, especially as Millennials are in a major home-buying phase…sellers will contend with flattening price growth and slowing activity with existing home sales down 1.8%. Nationwide you can look to flat home prices with an increase of less than 1%.”

Mike Fratantoni, Chief Economist at Mortgage Banker Association (MBA)

“Interest rates will, on average, remain lower…These lower rates will in turn support both purchase and refinance origination volume in 2020.”

Skylar Olsen, Director of Economic Research at Zillow

“If current trends hold, then slower means healthier and smaller means more affordable. Yes, we expect a slower market than we’ve become accustomed to the last few years…consumers will continue to absorb available inventory and the market will remain competitive in much of the country.”

As we can see, we’re still going to have a healthy market. It is forecasted to be a more moderate (or normal) market than the last few years, but strong enough for Americans to continue to believe in homeownership and to capitalize on the opportunities that come with low interest rates.

Should You Use a Realtor or Sell by Owner?

use a realtor or sell by ownerSeason is about to start in Southwest Florida and many people are asking if they should use a realtor or sell by owner. Before you make a decision, consider the following information.

Rising home prices coupled with the current inventory in today’s market may cause some homeowners to consider selling their homes on their own (known in the industry as a For Sale By Owner). However, a FSBO might be hard to execute well for the vast majority of sellers.

Here are the top 5 reasons not FSBO:

1. Online Strategy for Prospective Purchasers

Studies have shown that 93% of buyers search online for a home. That’s a pretty staggering number! Most real estate agents have an Internet strategy to promote the sale of your home. Do you?

2. Results Come from the Internet

According to NAR, here’s where buyers found the homes they actually purchased:

  • 55% on the Internet
  • 28% from a Real Estate Agent
  • 10% Other
  • 6% from a Yard Sign
  • 1% from Newspapers

The days of selling your house by putting up a sign in your yard or placing an ad in the paper are long gone. Having a strong Internet strategy is crucial.

3. There Are Too Many People to Negotiate With

Here’s a list of some of the people with whom you must be prepared to negotiate if you decide to FSBO:

  • The buyer, who wants the best deal possible
  • The buyer’s agent, who solely represents the best interest of the buyer
  • The buyer’s attorney (in some parts of the country)
  • The home inspection companies, which work for the buyer and will almost always find some problems with the house
  • The appraiser, if there is a question of value

4. FSBOing Has Become Increasingly Difficult

The paperwork involved in buying or selling a home has increased dramatically as industry disclosures and regulations have become mandatory. This is one of the reasons the percentage of people FSBOing has dropped from 19% to 8% over the last 20+ years.

5. You Net More Money When Using an Agent

Many homeowners believe they’ll save the real estate commission by selling on their own, but the seller and buyer can’t both save the commission.

A report by Zillow revealed that FSBOs are inclined to do so because they believe it will save money (46 percent cite this among their top three reasons), but they don’t actually save anything, and eventually end up listing with an agent.

The same report revealed that,

“While 36% of sellers that (at first) attempted to sell their homes on their own, only 11 percent of sellers—in other words, less than a third…actually sold without an agent.”

It appears working with a real estate professional is the best answer.

New Year’s Resolutions for Golfers

Top 10 New Year’s Resolutions for Golfers

Another year is coming to a close and it’s time to think about setting New Year’s Resolutions.  So this year, I recommend making yourself some GOLF resolutions. Well, they’re not really New Year’s Resolutions…  I’m going with “casual promises to myself of which I’m under no legal obligation to fulfill”.

New Years Resolutions for Golfers

Below are my top 10 golf resolutions:

  1. Set realistic goals, I have to accept the fact that winning a green jacket is not in my future.
  2. Wait until the 2nd hole to start drinking (this of course depends on and is directly related to how I got off the first two tees).
  3. Stop hitting my golf balls into hazards.  This also includes not hitting EVERY BUNKER on the course.
  4. Stop procrastinating with my short game practice, next Thursday looks promising…
  5. Exercise more, I vow to play 6 days a week instead of 4!
  6. Keep the ball in the short grass.  Specifically the course’s grass, not the neighbor’s.
  7. Score better than my age, I just hope I live until 117.
  8. Get a hole-in-one.  I already have the plaque in my office…
  9. Convince myself that riding in the cart is just as fun as driving the cart.
  10. My biggest New Year Resolution, have fun and enjoy!  Naples FL being the golf capital of the world is perfect to put this last one to the test!!!

November 2019 Real Estate Update

Bonita and Estero Home Sales Rise – November 2019 Real Estate Update

The November 2019 Real Estate Update for Bonita Springs and Estero show sales of both single family homes and condos rose in November of this year compared to the same time last year. Additionally, pending sales for all property types rose by double digits. Most notable was the significant increase in pending sales of condos which was up 32.8 percent compared to last November. Also, single family pending sales showed a 10 percent increase during the same time period. The increase in pending sales is an indication buyers are starting their home purchase process early this year as season has yet to start.

The increase in both closed sales and pending sales did have an impact on inventory which is down. While single family home inventory remains in the healthy range (6-7 months supply), condo inventory is tight. So if you are considering selling a condo in Bonita Springs or Estero, now is the time to since it’s a seller’s market and if you price the property correctly you will maximize the value of your home sale. If you are buying a condo, be prepared there will probably be less room for negotiation due to the low supply right now which puts sellers in the drivers seat.

On the other hand, if you are purchasing a single family home, you should see a pretty fair price for the home you buy or sell based on current inventory levels. As we head into season, we anticipate there will be more inventory added to the market. So if you’re a seller, the sooner you list your home the better. For buyers struggling to find the right property, you should see more options come January as inventory typically increases significantly during the wintertime period.

November 2019 Real Estate Highlights for Single Family Homes

  • Closed sales increased 10 percent from 80 down to 88 homes sold
  • Inventory decreased 6.2 percent down to 576 compared to November of last year when 614 homes were for sale
  • Median days to sale fell to 108 days which represented a 6.9 percent decrease versus last year
  • Median days to contract went down to 61 days from 73 days which was a 16.4 percent decline
  • Median sales price decreased slightly from $360,000 down to $352,000 or a 2.4 percent decrease
  • Total months’ supply of inventory remained the same at 6.1 months supply of inventory

November 2019 Real Estate Sales Highlights for Condos

  • Closed sales increased 3.3 percent up from 61 to 63 condos sold
  • Inventory decreased 23.1 percent down to 444 compared to November of last year when 577 condos were for sale
  • Median days to sale fell 16.2 percent down to 98 days compared to 117 during 2018
  • Median days to contract decreased to 54 days down from 91 days which represents a 40.7 percent decrease
  • Median sales price decreased slightly from $259,500 down to $256,000 or a 1.3 percent decrease
  • Total months’ supply of inventory fell from 6.5 down to 5.1 months supply of condos currently for sale

Overall, sales and pending sales were strong for the month of November. All indications including showings, pending new inventory and the number of people in town lead us to believe it will be a very busy first quarter next year.
