December 2019 Real Estate Update, Year Ends With a Big Bang

December 2019 Real Estate SalesThe December 2019 Real Estate Update for Bonita Springs and Estero show sales of both single family homes and condos rose significantly in December compared to the same time last year. Single family home sales were up 20 percent over last year and condo sales were up a whopping 56.6 percent! Additionally, pending sales saw similar activity with single family pending sales up 48.3 percent and condos up 25.4 percent.

While the year-end with a big bang in sales and pending sales, the downside is it put a dent in inventory.  Most notable was the significant decrease in inventory of condos for sale which was down  30.6 percent compared to last December. Also, single family inventory showed an 11.6 percent decrease during the same time period. The large increase in closed and pending sales is an indication buyers are starting their home purchase process earlier than past years. And, season has yet to start.

Despite the decrease in inventory of single family homes, there is still a 6 month supply of homes for sale in Bonita Springs and Estero. Since inventory remains in the healthy range (6-7 months supply) both buyers should be able to find plenty to chose from while sellers should anticipate a normal selling cycle. However, condo inventory is tight with only a 4.9 month supply of condos for sale. So if you are considering selling a condo in Bonita Springs or Estero, now is the time to since it’s a seller’s market and if you price the property correctly you will maximize the value of your home sale.

December 2019 Real Estate Highlights for Single Family Homes

  • Closed sales increased 20 percent from 80 up to 96 homes sold
  • Inventory decreased 11.6 percent down to 578 compared to December of last year when 654 homes were for sale
  • Median days to sale fell to 102 days which represented a 33.3 percent decrease versus last year
  • Median days to contract went down to 61 days from 88 days which was a 33.3 percent decline
  • Median sales price decreased slightly from $397,500 down to $387,250 or a 2.6 percent decrease
  • Total months’ supply of inventory fell to 6 months supply of inventory compared to 6.6 months in Dec. of 2018

December 2019 Real Estate Sales Highlights for Condos

  • Closed sales increased 56.5 percent up from 62 to 97 condos sold
  • Inventory decreased 30.6 percent down to 442 compared to December of last year when 637 condos were for sale
  • Median days to sale was unchanged at 92 days during both December 2019 and 2018
  • Median days to contract decreased to 61 days down from 67 days which represents a 9 percent decrease
  • Median sales price decreased slightly from $270,450 down to $252,800 or a 6.5 percent decrease
  • Total months’ supply of inventory fell from 7.2 down to 4.9 months supply of condos currently for sale

Overall, sales and pending sales were strong for the month of December. Unlike the single family home market, pending inventory rose 38.8 percent which is good news for buyers. The good news is all indications including showings, pending new inventory and the number of people in town lead us to believe it will be a very busy first quarter this year. Decade Ends with Strongest Year in Home Sales According to the Year End Market Report

According to the 2019 Year End Market Report released by the Naples Area Board of REALTORS® (NABOR®), existing home sales through December 2019 were the highest in a decade. Overall closed sales in 2019 increased 5.6 percent to 10,244 closed sales compared to 9,704 closed sales in 2018. Additionally, overall pending sales in 2019 also broke a record over the last decade with a total of 12,604 total pending sales or a 9.4 percent increase over 2018 when there were 11,520 pending sales.

  • 2019 housing inventory in Naples FLCondominium closed sales held steady with a 1.9 percent increase in 2019 to 5,085 compared to 4,990 in 2018, but broker analysts reviewing the year-end report anticipate closed sales of condominiums in January will be much higher, especially since pending sales for condominiums increased 28.8 percent in December.
  • A breakdown of December’s closed sales by area showed Naples Beach reported the highest increase in closed sales during December with a 59.1 percent increase to 140 closed sales compared to 88 closed sales in December 2018. Closed sales by zip code revealed 34113 and 34108 commanded impressive increases, 62.3 percent and 61.5 percent, respectively, in December 2019 compared to December 2018.
  • While inventory fell 21 percent in 2019 to 5,401 properties compared to 6,801 properties in 2018, the Collier County market is still commanding a much higher supply than the state’s average levels (as reported by Florida Realtors®). As such, the Market Report showed Collier County enjoyed 6.2 months of supply in the single family home market during December, while the state reported 3.6 months of supply for the month. Likewise, the report showed 6.4 months of supply in the condominium market for December compared to 5.5 months of supply statewide.
  • Additionally, there were 1,550 price reductions in December, which represents 26 percent of the available inventory.
  • Median closed prices in 2019 decreased 1.6 percent to $332,514 from $338,000 in 2018.  But, on a month to month comparison, median closed prices in December 2019 increased 6.7 percent to $348,000 compared to $326,000 in December 2018. However, the overall average closed price in Collier County during 2019 increased 19.3 percent to $772,380.
  • Showings remain on the rise as well. There were 10 showings for each listing reported in December 2019 compared to just 7 in December 2018.

Naples Luxury Real Estate Market

The 2019 Year End Market Report showed closed sales in 2019 increased in almost all price categories. The exception was the Naples Luxury Real Estate Market, properties priced in the $2 million and above price category, which had a 4 percent decrease to 523 closed sales compared to 544 closed sales in 2018. Of those in this price category, 376 were for single-family homes.

However, there are signs the luxury market is picking up steam. In December, there were a total of 14 single-family homes priced above $4 million which closed compared to just 7 in 2018. Interestingly, inventory levels dropped in all price categories except in the $2 million and above condominium market, which reported a 16.3 percent increase in inventory during December.

Finally, only the $2 million and above price category had a significant increase of 6.7 percent during the year.

The #1 Reason It Is Difficult to Find Your Dream Home

Find your dream homeIf you want to find your dream home it may be easier than you think. The headlines in real estate today all revolve around one major point: there is a shortage of homes available for sale. Price appreciation is accelerating again because there is a shortage of homes available for sale. First-time buyers are taking longer to purchase a home because there is a shortage of homes available for sale in the lower price points. Boomers are staying in their current homes longer because there is a shortage of homes available for sale to which they would move. In certain markets, affordability is becoming more challenging because there is a shortage of homes available for sale.

What’s the major reason for this lack of housing inventory?

The issue was examined in a recent article by the National Home Builders Association (NAHB). In the article, Robert Dietz, Chief Economist for NAHB, explained:

“Home building in the 2010s was a story of the Long Recovery. After the Great Recession, the number of home builders declined significantly, and housing production was unable to meet buyer demand…Years of population and household formation growth, combined with relatively reduced levels of home building, have left the market with a critical supply shortage.”

Here are the single-family home construction starts by decade for the last six decades:

Obviously, there’s a current shortage of homes for sale because not enough houses were built over the last ten years. To add to the challenge, the U.S. population expanded by more than 20 million people during the 2010s.

Below is a graph showing the number of starts per every million in population. The last decade shows that starts per population were less than half the average of the previous five decades.

There’s good news coming!

The NAHB article explains that there is light at the end of the tunnel.

How confident home builders are in the housing market is a great indicator of how much building is about to get started. The NAHB/Wells Fargo Housing Market Index (HMI) gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair,” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average,” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as “good” than “poor.”

The 2019 confidence reading of 76 was the highest since 1999. The January 2020 index came in one point lower at 75. These readings indicate we should see an increase in new residential construction in 2020. Just last week, NAHB Chairman Greg Ugalde stated:

“Low interest rates and a healthy labor market combined with a need for additional inventory are setting the stage for further home building gains in 2020.”

The increase in housing starts has already begun. According to the January report from the U.S. Census Bureau and the U.S. Department of Housing and Urban Development, single‐family housing starts were up 11.2% and attained the highest level in thirteen years.

So, whether you’re a first-time buyer or a seller thinking of moving up or down, 2020 could be your year with more new construction homes coming to market.
