How Much “Housing Wealth” Can You Build in a Decade?

Housing WealthHow do you build housing wealth through homeownership? Earlier this month, the National Association of Realtors (NAR) released a special study titled Single-Family Home Price Gains by Years of Tenure. The study estimates median home price appreciation over the last 30 years based on the length of homeownership.

Below are three graphs depicting the most important data revealed in the study.

How much have home prices increased?

One of the first measures of the financial benefits of homeownership is the net worth (in the form of equity) an owner can build over time. The study showed the average increase in home values based on how long homeowners stayed in a home.

Another way to look at this is by the percentage increase in value over time, called appreciation:

Was this appreciation consistent throughout the country?

Today, when we think of markets that have done well over the last decade, we have a tendency to think about San Francisco, San Diego, Seattle, and other West Coast cities. Though it is true the West Region showed the highest price growth over the last three decades, we can see how every region of the country did quite well in ten-year increments:

This data validates the claim that homeownership is great for building wealth. The importance of this information was highlighted in the study’s first sentence:

“Homeownership is an important source of wealth creation, enabling current homeowners and succeeding generations to move up the economic ladder.”

So, homeownership has many financial and non-financial benefits. The accumulation of “housing wealth” through increased equity is a major one. If you’re thinking of buying a home for the first time or moving up to your dream home, the sooner you make the move, the sooner your net worth will begin to grow.

Swfl luxury real estateThe January 2020 Real Estate Update for Bonita Springs and Estero shows sales of both single family homes and condos rose significantly in January compared to the same time last year. Similar to last month, homebuyers are purchasing properties in Southwest Florida earlier in the season than last year.  Single family home sales were up 28 percent and condo sales were up a 24% percent. Additionally, pending sales saw similar activity with single family home pending sales up 27.4 percent and condos up 35.4 percent.

While there’s been a very strong start to the year in closed and pending sales, the downside is it put a dent in inventory. A healthy level of inventory of homes for sale ranges from 6-7 months supply. At this point, the Bonita Springs and Estero area only has a 5.5 months supply of condos for sale which makes it a buyers market. However, if you are in the market for a single family home, there is a 6.2 months supply of homes for sale which makes it a healthy market for both buyers and sellers.

January 2020 Real Estate Highlights for Single Family Homes

  • Closed sales increased 28.6 percent from 63 up to 81 homes sold
  • Inventory decreased 17.1 percent down to 603 compared to January of last year when 727 homes were for sale
  • Median days to sale fell to 111 days which represented a 7.5 percent decrease versus last year
  • Median days to contract went down to 72 days from 80 days which was a 10 percent decline
  • Median sales price decreased slightly from $394,000 down to $375,000 or a 4.8 percent decrease
  • Total months’ supply of inventory fell to 6.2 months supply of inventory compared to 7.4 months in Jan. of 2019

  • Closed sales increased 24.6 percent up from 65 to 81 condos sold
  • Inventory decreased 31.8 percent down to 452 compared to January of last year when 663 condos were for sale
  • Median days to sale increased to 116 days during January which was an 18.4 percent increase
  • Median days to contract increased to 74 days up from 60 days which represents a 23.3 percent increase
  • Median sales price increased from $238,000 down to $289,o00 or a 21.4 percent increase
  • Total months’ supply of inventory fell from 7.7 down to 5.0 months supply of condos currently for sale

Overall, sales and pending sales were strong for the month of January. Prices continue to increase and inventory continues to decline. Mortgage rates remain at historic lows. While almost 50 percent of the closings were cash transactions, for those using a mortgage, rates remain near historic lows.

Thinking of Selling? Now May Be the Time

Are you thinking of selling your house? The housing market has started off much stronger this year than it did last year. Lower mortgage interest rates have been a driving factor in that change. The average 30-year rate in 2019, according to Freddie Mac, was 3.94%. Today that rate is closer to 3.5%.

The Census Bureau also just reported the highest homeownership rate since 2014 for people under 35. This is evidence that owning their own home is becoming more important to Millennials as they reach the age where marriage and children are part of their lives.

According to the latest Realtors Confidence Index Survey from the National Association of Realtors (NAR), buyer demand across the country is strong. That’s not the case, however, with seller demand, which remains weak throughout most of the nation. Here’s a breakdown by state:

Thinking of Selling

Demand for housing is high, but supply is extremely low. NAR also just reported that the actual number of homes currently for sale stands at 1.42 million, which is one of the lowest totals in almost three decades. Additionally, the ratio of homes for sale to the number purchased currently stands at 3.1 months of inventory. In a normal market, that number would be nearly double that at 6.0 months of inventory.

What does this mean for buyers and sellers?

Buyers need to remain patient in the search process. At the same time, buyers must be ready to act immediately once they find the right home.

Sellers may not want to wait until spring to put their houses on the market. With demand so high and supply so low, now is the perfect time to sell your house for the greatest dollar value and the least hassle.

The real estate market is entering the year like a lion. There’s no indication it will lose that roar, assuming inventory continues to come to market.

Luxury Home Buyers Active

Luxury Home Buyers are Back and Active

January Home Sales are off to a strong start with Luxury Home Buyers leading the way. Inventory dropped 26 percent down to 5,761 properties in January 2020 compared to 7,773 properties in January 2019. However, overall closed sales in Collier County increased during the same time period. Especially in the luxury real estate market.

  • Single family home sales increased by 14 percent with 722 Naples area real estate transactions
  • Condo sales increased to 361 sales which is a 31 percent increase compared to last January
  • Overall pending sales increased to 1,359 representing a 33 percent increase
  • Overall inventory fell 26 percent down to 5,761 properties for sale compared to this same time last year
  • Days on market increased to 107 days which is a 12 percent increase over January 2019

A 22 percent increase in January’s overall closed sales has many broker analysts optimistic that continued strong sales activity can be expected through the first quarter. According to Mike Hughes, Vice President and General Manager for Downing-Frye Realty, Inc., “Unlike the first quarter of 2019, homebuyers should move quickly, as time is not your friend this quarter,” said
“especially those in the high-end home market”. As evidence, there was a 20 percent increase in closed sales year-over-year ending January 31st for single family homes between $1 million to $2 million.

Additionally, according to the latest Showing Time report, the number of showings of single-family homes in the $1 million to $2 million price category increased by 109 percent in January 2020 compared to January 2019.

Overall, if you look at both single family home and condo sales, the $1,000,000 to $2,000,000 price category showed the most activity with a 13.4 percent increase.  In fact, all price categories were up between 5.7 percent and 13.4 percent. The one exception was the ultra-luxury real estate market which saw a slight decrease of 1.1. percent (homes priced above $2 million).

In all, a total of 10,414 properties sold in January 2020 compared to 9,562 sales in January 2019 which is an 8.6 percent increase. Homebuyers are clearly active to start the year, especially luxury home buyers.

 

Inventory:

The good news is we actually gained 360 more listings in January than what was available to buyers in December. Ultimately, Collier County has a 6.6-month supply of homes, which is much higher than many other hot markets in Florida. A healthy level of inventory is considered to be 6 to 7 months of supply of homes for sale. Therefore, the Naples area inventory is in great shape which is good news for both buyers and sellers.

Opportunity in the Luxury Real Estate Market This Year

Luxury Real Estate MarketWhat’s in store for the luxury real estate market this year? Homes priced in the top 25% of a price range for a particular area of the country are considered “premium homes.” At the start of last year, many of the more expensive homes listed for sale hadn’t seen as much interest, since much of the demand for housing over the past few years has come from first-time buyers looking for starter homes. It looks like buyer activity, however, is starting to show a shift in this segment.

According to the January Luxury Report from the Institute for Luxury Home Marketing (ILHM):

“In a snapshot of 2019, despite pessimism at the start of the year, the last quarter showcased a strengthening, with an upswing in the luxury market for sales in both the single family and condo markets.”

Momentum is growing, and those looking to enter the luxury market are poised for success in 2020 as well. With more inventory available at the upper-end, historically low interest rates, and increasing average wages, the stage is set for buyers with an interest in this tier to embrace the perfect move-up opportunity.

Luxury homes for saleThe report highlights the increase in buyer activity in this segment, resulting in growing sales toward the end of 2019:

“According to reports from many luxury real estate professionals, the significant increase in number of properties bought at the end of 2019 versus 2018 is reflective of an early 2019 holding pattern.

Many of early 2019’s prospective luxury buyers held off while waiting to see how prices would react to new tax regulations and other policy changes. Buyer confidence returned in late spring and compared to 2018, above average sales were reported in the final quarter of 2019.”

With evidence of strong buyer confidence, this is great news, as more homeowners are building equity and growing their net worth throughout the country:

“Many homeowners are now diversifying their wealth, owning several properties rather than a single mega mansion. In addition, there have been an increase number of home purchases taking place in smaller cities, reflecting the rising number of people relocating from major metropolises. Their property equity wealth or ability to pay high rental costs have afforded them the opportunity to purchase luxury properties in…secondary cities throughout North America.”

With a strong economy and a backdrop set for moving up this year, it’s a great time to explore the luxury market. Keep in mind, luxury can mean different things to different people, too.
