Home Equity Growing in Nearly Every State

value of my home is growingRising home prices have been in the news a lot lately, and much of the focus is on whether they’re accelerating too quickly and how sustainable the growth in prices really is. One of the often-overlooked benefits of rising prices, however, is the impact they have on a homeowner’s equity position.

Home equity is defined as the difference between a home’s fair market value and the outstanding balance of all liens on the property. While homeowners pay down their mortgages, the amount of equity they have in their homes climbs each time the value increases.

Today, the number of homeowners that currently have significant equity in their homes is growing. According to the Census Bureau, 38% of all homes in the country are mortgage-free.  In a home equity studyATTOM Data Solutions revealed that of the 54.5 million homes with a mortgage, 26.7% of them have at least 50% equity. That number has been increasing over the last eight years.

CoreLogic also notes:

“…the average homeowner gained approximately $5,300 in equity during the past year.”

The map below shows a breakdown of the increasing equity gain across the country, painting a clear picture that home equity is growing in nearly every state.

New Homes on the Rise

New Homes Coming to the Housing Market This Year

new homesThe number of building permits issued for single-family homes is the best indicator of how many new homes will begin to come to market over the next few months. According to the latest U.S. Census Bureau and U.S. Department of Housing & Urban Development Residential Construction Report, the number of building permits issued in January was 1,551,000. This is a 9.2% increase from December.

How will this impact buyers?

New inventory means more options. Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), explained how this is good news for the housing market – especially for those looking to buy:

“More construction will mean more housing inventory for consumers in the later months of this year…Spring months could still be quite tough for buyers since it takes time to convert housing starts into actual housing completions.”

How will this impact sellers?

More inventory means more competition. Yun continues to say:

“As trade-up buyers move into these newly completed homes in the near future, their existing homes will be released onto the market.”

Today, because of the tremendous lack of inventory, a seller can potentially anticipate:

  1. great sale price on their house as buyers engage in potential bidding wars.
  2. quick sale as buyers have little inventory to choose from.
  3. Fewer hassles as buyers want to smoothly secure a contract.

So, if you’re considering selling your house, you’ll want to list sooner rather than later. This way, you’ll get ahead of this new competition coming to market and ensure the most attention toward your listing and the best price for your house.

Strong February Sales

SWFL Home Sales Report Shows Strong February Sales

Strong February Sales in Pelican LandingStrong February sales to start the month based on the latest real estate transactions report for Lee County. There were 142 properties sold during the week of February 1st in the Southern Ft. Myers, Estero and Bonita Springs area compared to 157 sales the prior week.

Southern Fort Myers remained in the top slot with 71 property sales compared to 70 properties sold the previous week. Transactions consisted of 23 percent vacant lots, 25 percent were condos and 46 percent were single family homes. The remaining properties sold were commercial units.

Bonita Springs moved into the second position with 37 transactions compared to 41 property sales during the prior week. For Bonita springs, of the 37 real estate sales, 8 percent were mobile homes, 47 percent were condos and 38 percent were single family homes. The other properties sold in Bonita were vacant lots.

Finally, Estero fell to the third position with 33 real estate transactions versus 42 properties sold during the week of the 23rd. Real Estate sales were split between multiple property types. Of the 33 sales, 12 percent were mobile homes, 42 percent were condos and 36 percent were single family homes. The other properties sold were vacant lots and an agricultural lot.

In review, based on the real estate transactions report for the week of the 1st, property sales were broken down by the following types in Southwest Florida:  50 condos, 59 single family homes, 21 vacant lots, 7 mobile homes, 4 commercial units and 1 agricultural lot.

  • 33913 – 31 properties sold (9 vacant lots, 12 single family homes and 10 condos)
  • 33967 – 20 properties sold (6 vacant lots and 14 single family homes)

  • 33928 – 30 properties sold (1 agricultural lot, 4 mobile homes, 2 vacant lots, 12 single family homes and 11 condos)
