March Real Estate Transactions

March Real Estate Transactions in Southwest FloridaThis month is off to a great start with March Real Estate Transactions surpassing 200 sales during the first week of the month in Southwest Florida. There were 216 properties sold during the week of March 7th in the Southern Ft. Myers, Estero and Bonita Springs area.

Estero jumped from the third position to the first position with 76 real estate transactions sold during the week of the 7th. Real Estate sales were split between multiple property types. Of the 76 sales, 5 percent were mobile homes, 21 percent were vacant lots, 33 percent were condos and 39 percent were single family homes. The other property sold was a commercial unit.

Bonita Springs moved into the second position with 75 real estate transactions. Of the 75 real estate sales, 5 percent were mobile homes, 37 percent were condos and 39 percent were single family homes. The other properties sold in Bonita were agricultural lots, multi-family units and commercial units.

Finally, Southern Fort Myers fell to the third position with 60 property sales. Transactions consisted of 32 percent vacant lots, 28 percent were condos and 24 percent were single family homes.

In review, based on the real estate transactions report for the week of the 7th, property sales were broken down by the following types in Southwest Florida:  72 condos, 86 single family homes, 42 vacant lots, 8 mobile homes, 4 commercial units, 2 multi-family units and 2 agricultural lots.

Naples Home Sales Strong

Naples Home Sales Strong – Week of Jan. 20th

Naples Home Sales Strong in Quail WestNaples Home Sales Strong based on the latest real estate transactions report. During the week of January 20th, there were 218 Naples Properties Sold.

North Naples remained in the top position with 47 properties sold during the week. Of the 47 sales, 23 percent were vacant lots, 26 percent single family homes and 51 percent were condos.

East Naples finished the week in the second spot with 52 real estate transactions.  East Naples home sales consisted of 7 percent vacant lots, 33 percent single family homes and 60 percent were condos.

And finally, the City of Naples had 23 homes sold. Real estate transactions were made up of 39 percent single family home sales and 61 percent condos.

In summary, the latest Naples real estate transactions for the week of the 20th show properties sold were broken down as follows: 98 condos, 70 single family homes, 48 vacant lots and 2 mobile homes sold throughout Collier County.

Homebuying Process MythsThere are two homebuying process myths we’d like to clarify. Homebuerys want to know what their downpayment needs to be and what FICO score do they need?

The 2020 Millennial Home Buyer Report shows how this generation is not really any different from previous ones when it comes to homeownership goals:

“The majority of millennials not only want to own a home, but 84% of millennials in 2019 considered it a major part of the American Dream.”

Unfortunately, the myths surrounding the barriers to homeownership – especially those related to down payments and FICO® scores – might be keeping many buyers out of the arena. The piece also reveals:

“Millennials have to navigate a lot of obstacles to be able to own a home. According to our 2020 survey, saving for a down payment is the biggest barrier for 50% of millennials.”

Millennial or not, unpacking two of the biggest myths that may be standing in the way of homeownership among all generations is a great place to start the debunking process.

Myth #1: “I Need a 20% Down Payment”

Many buyers often overestimate what they need to qualify for a home loan. According to the same article:

“A down payment of 20% for a home of that price [$210,000] would be about $42,000; only about 30% of the millennials in our survey have enough in savings to cover that, not to mention the additional closing costs.”

While many potential buyers still think they need to put at least 20% down for the home of their dreams, they often don’t realize how many assistance programs are available with as little as 3% down. With a bit of research, many renters may be able to enter the housing market sooner than they ever imagined.

Myth #2: “I Need a 780 FICO® Score or Higher”

In addition to down payments, buyers are also often confused about the FICO® score it takes to qualify for a mortgage, believing they need a credit score of 780 or higher.

Ellie Mae’s latest Origination Insight Report, which focuses on recently closed (approved) loans, shows the truth is, over 50% of approved loans were granted with a FICO® score below 750 (see graph below):

Even today, many of the myths of the homebuying process are unfortunately keeping plenty of motivated buyers on the sidelines. In reality, it really doesn’t have to be that way.

What Is The Impact of The Coronavirus on Real Estate?

Impact of Coronavirus on Real Estate

While time will tell the total Impact of the Coronavirus on Real Estate, here are five simple graphs showing this is NOT like the past. In fact, with interest rates at historic lows, many are taking advantage of the opportunity to diversify their portfolio and invest in real estate.

With all of the volatility in the stock market and uncertainty about the Coronavirus (COVID-19), some are concerned we may be headed for another housing crash like the one we experienced from 2006-2008. The feeling is understandable. Ali Wolf, Director of Economic Research at the real estate consulting firm Meyers Research, addressed this point in a recent interview:

“With people having PTSD from the last time, they’re still afraid of buying at the wrong time.”

There are many reasons, however, indicating this real estate market is nothing like 2008. Here are five visuals to show the dramatic differences.

1. Mortgage standards are nothing like they were back then.

During the housing bubble, it was difficult NOT to get a mortgage. Today, it is tough to qualify. The Mortgage Bankers’ Association releases a Mortgage Credit Availability Index which is “a summary measure which indicates the availability of mortgage credit at a point in time.” The higher the index, the easier it is to get a mortgage. As shown below, during the housing bubble, the index skyrocketed. Currently, the index shows how getting a mortgage is even more difficult than it was before the bubble.

2. Prices are not soaring out of control.

Below is a graph showing annual house appreciation over the past six years, compared to the six years leading up to the height of the housing bubble. Though price appreciation has been quite strong recently, it is nowhere near the rise in prices that preceded the crash.

There’s a stark difference between these two periods of time. Normal appreciation is 3.6%, so while current appreciation is higher than the historic norm, it’s certainly not accelerating beyond control as it did in the early 2000s.

3. We don’t have a surplus of homes on the market. We have a shortage.

The months’ supply of inventory needed to sustain a normal real estate market is approximately six months. Anything more than that is an overabundance and will causes prices to depreciate. Anything less than that is a shortage and will lead to continued appreciation. As the next graph shows, there were too many homes for sale in 2007, and that caused prices to tumble. Today, there’s a shortage of inventory which is causing an acceleration in home values.

4. Houses became too expensive to buy.

The affordability formula has three components: the price of the home, the wages earned by the purchaser, and the mortgage rate available at the time. Fourteen years ago, prices were high, wages were low, and mortgage rates were over 6%. Today, prices are still high. Wages, however, have increased and the mortgage rate is about 3.5%. That means the average family pays less of their monthly income toward their mortgage payment than they did back then. Here’s a graph showing that difference:

5. People are equity rich, not tapped out.

In the run-up to the housing bubble, homeowners were using their homes as a personal ATM machine. Many immediately withdrew their equity once it built up, and they learned their lesson in the process. Prices have risen nicely over the last few years, leading to over fifty percent of homes in the country having greater than 50% equity. But owners have not been tapping into it like the last time. Here is a table comparing the equity withdrawal over the last three years compared to 2005, 2006, and 2007. Homeowners have cashed out over $500 billion dollars less than before:

During the crash, home values began to fall, and sellers found themselves in a negative equity situation (where the amount of the mortgage they owned was greater than the value of their home). Some decided to walk away from their homes, and that led to a rash of distressed property listings (foreclosures and short sales), which sold at huge discounts, thus lowering the value of other homes in the area. That can’t happen today.

So, whether you are looking at buying a home now or your planning for the future, take a look at the charts and graphs above to help alleviate any concerns about today’s housing market.

February Sales in West BayFebruary sales finish strong in Southwest Florida. There were 192 properties sold during the week of February 29th in the Southern Ft. Myers, Estero and Bonita Springs area.

Bonita Springs moved into the first position with 82 real estate transactions. Of the 82 real estate sales, 21 percent were vacant lots, 39 percent were condos and 30 percent were single family homes. The other properties sold in Bonita were mobile homes, multi-family units and coops.

Southern Fort Myers fell to the second position with 66 property sales. Transactions consisted of 21 percent vacant lots, 17 percent were condos and 59 percent were single family homes. The remaining properties sold were multi-family units and mobile homes.

Finally, Estero remained in the third position with 43 real estate transactions sold during the week of the 29th. Real Estate sales were split between multiple property types. Of the 43 sales, 8 percent were vacant lots, 37 percent were condos and 40 percent were single family homes. The other property sold was a mobile home.

In review, based on the real estate transactions report for the week of the 29th, property sales were broken down by the following types in Southwest Florida:  59 condos, 81 single family homes, 40 vacant lots, 6 mobile homes, 4 multi-family units and 2 coops.

Year End Wrap Up

Naples Year End Wrap Up – Week of Dec. 30th

Year End Wrap Up for Private Golf Clubs in NaplesNaples Year End Wrap Up – Similar to the second to last week of the year, home sales were slower than most weeks due to the shortened holiday weekend. Based on the latest Naples Real Estate Transactions report,there were 192 Naples Properties Sold during the week of December 30th compared to 188 the prior week.

North Naples returned to the top position with 40 properties sold compared to 33 transactions during the previous week. Of the 40 sales, 48 percent single family homes and 50 percent were condos. The remaining property sold was a vacant lot.

East Naples finished the week in the second spot with 34 real estate transactions compared to 47 property sales the week of the 23rd.  East Naples home sales consisted of 6 percent vacant lots, 24 percent single family homes and 68 percent were condos. The remaining property sold was a mobile home.

And finally, the City of Naples had 29 homes sold, versus 22 the prior week. Real estate transactions were made up of 7 percent vacation lots, 21 percent single family home sales and 72 percent condos.

In summary, the latest Naples real estate transactions for the week of the 30th show properties sold were broken down as follows: 94 condos, 63 single family homes, 33 vacant lots and 2 mobile homes sold throughout Collier County.
