February 2020 Naples Real Estate Trends

Like most real estate professionals throughout the country, we’re working remotely. While physical offices are closed real estate transactions are still in full swing. Existing sales in process are working their way towards their close dates as scheduled. In the meantime, for those sitting on the sidelines gathering information, the following is a February 2020 market update.

According to the latest reports released by NABOR, overall closed sales increased 29 percent to 789 properties closed in February of this year compared to 610 closed sales in February of 2019.

Additionally, overall pending sales in February increased 43 percent to 1,526 pending sales compared to 1,068 pending sales in February of last year! There were also 32,712 showings by agents in Collier Collier during February, which is roughly 11,000 more showings than reported in February 2019.

February 2020 versus February 2019 Highlights

  • Single family home sales increased by 25 percent with 376 Naples real estate transactions
  • Condo sales increased to 413 sales which is a 33 percent increase compared to last February
  • Overall pending sales increased to 1,526 representing a 43 percent increase
  • Overall inventory fell 29 percent down to 5,825 properties for sale compared to this same time last year
  • Days on market decreased to 95 days which is a 6 percent decrease versus February 2019

Ultimately, February was a very active month for closed sales and pending sales. There’s still a shortage of properties available depending on the community. If you want to ensure you are purchasing a home in a community which will appreciate over time, it’s important to connect with a knowledgeable agent who will provide specific real estate activity within the communities you are evaluating.

Naples Closed Sales:

February 2020 Total Home Sales by Price RangeYear to date, overall closed sales increased 27 percent. Single family home sales led the way up 32.9 percent and condos were up 20.9 percent.

Also, during February, homes in all price categories increased with Naples Luxury homes between $1 million and $2 million leading the way with a 20.8 percent increase.  Equally notable was the uptick in ultra luxury homes sold above $2 million dollars which saw a 5.6 percent increase.  Finally, properties priced between $300,000 and $500,000 saw a double digit increase in sales which were up 14.6 percent.

In looking at the property type, the largest increase in closed sales active were single family homes priced between $1 million and $2 million dollars. Close behind were sales of condos priced above $2 million which saw a 19.7 percent increase.

From a geographical perspective, closed sales were strong throughout the entire county. The Naples Beach area (34102, 24103 and 34108) saw a 48 percent increase in closed sales and central Naples (24104, 34105 and 34116) wasn’t far behind with 43 percent in closed sales. North Naples (34109, 34110 and 34119) also exhibited strong sales activity with a 24.7 percent increase in real estate transactions.

To sum it up, activity for the first two months of the year was very strong.

Naples Inventory of Homes for Sale

Due to the significant increases in closed sales and pending sales during February, it has further reduced the total number of homes available for sale. Overall inventory fell 29 percent. Inventory of single family homes fell 30.6 percent and condo inventory was similar with a 26.6 percent reduction.

Ultimately, Collier County still has a 6.7 month supply of homes for sale, which is much higher than many other hot markets in Florida. A healthy level of inventory is considered to be 6 to 7 months of supply of homes for sale. Therefore, the Naples area inventory is in great shape which is good news for both buyers and sellers.

As you can probably imagine, due to the current circumstances scheduled trips to Southwest Florida have been postponed so we anticipate activity will drop for the next couple of months.

However, we are very resilient community. Just like Hurricane Irma, this situation too will pass and we will rebound even stronger than before.  In the meantime, home buyers who are in town are still looking at houses on-line and gathering knowledge about various communities so when the coast is clear they can hit the ground running. Naples Home Sales in January Ends Positive – Week of Jan. 27th

Luxury Naples Real Estate for SaleNaples Home Sales in January Ends Month Positive based on the latest real estate transactions report. During the week of January 27th, there were 322 Naples Properties Sold versus 218 homes sold the previous week.

North Naples remained in the top position with 61 properties sold compared to 47 properties during the previous week. Of the 61 sales, 44 percent were single family homes and 52 percent were condos. The remaining properties sold in North Naples were vacant lots.

Once again, East Naples finished the week in the second spot with 58 real estate transactions versus 52 property sales during the week of the 20th.  East Naples home sales consisted of 7 percent vacant lots, 38 percent single family homes and 53 percent were condos. The other property sold in East Naples was a mobile home.

And finally, the City of Naples had 41 homes sold up from 23 during the previous week. Real estate transactions were made up of 39 percent single family home sales and 59 percent condos. The remaining property sold was a vacant lot.

In summary, the latest Naples real estate transactions for the week of the 27th show properties sold were broken down as follows: 125 condos, 116 single family homes, 77 vacant lots and 4 mobile homes sold throughout Collier County.

Is Now a Good Time to Refinance My Home?

Is it a Good time to refinanceIn recent months I’ve been asked if now is a good time to refinance. With interest rates hitting all-time lows over the past few weeks, many homeowners are opting to refinance. To decide if refinancing your home is the best option for you and your family, start by asking yourself these questions:

Why do you want to refinance?

There are many reasons to refinance, but here are three of the most common ones:

1. Lower Your Interest Rate and Payment: This is the most popular reason. Is your current interest rate higher than what’s available today? If so, it might be worth seeing if you can take advantage of the current lower rates.

2. Shorten the Term of Your Loan: If you have a 30-year loan, it may be advantageous to change it to a 15 or 20-year loan to pay off your mortgage sooner rather than later.

3. Cash-Out Refinance: You might have enough equity to cash out and invest in something else, like your children’s education, a business venture, an investment property, or simply to increase your cash reserve.

Once you know why you might want to refinance, ask yourself the next question:

It is a good time to refinance due to low interest ratesHow much is it going to cost?

There are fees and closing costs involved in refinancing, and The Lenders Network explains:

As an example, let’s say your mortgage has a balance of $200,000. If you were to refinance that loan into a new loan, total closing costs would run between 2%-4% of the loan amount. You can expect to pay between $4,000 to $8,000 to refinance this loan.”

They also explain that there are options for no-cost refinance loans, but be on the lookout:

“A no-cost refinance loan is when the lender pays the closing costs for the borrower. However, you should be aware that the lender makes up this money from other aspects of the mortgage. Usually charging a slightly higher interest rate so they can make the money back.”

Keep in mind that, given the current market conditions and how favorable they are for refinancing, it can take a little longer to execute the process today. This is because many other homeowners are going this route as well. As Todd Teta, Chief Officer at ATTOM Data Solutions notes about recent mortgage activity 

“Refinancing largely drove the trend, with more than twice as many homeowners trading in higher-interest mortgages for cheaper ones than in the same period of 2018.”

Clearly, refinancing has been on the rise lately. If you’re comfortable with the up-front cost and a potential waiting period due to the high volume of requests, then ask yourself one more question:

To answer this one, do the math. Will it help you save money? How much longer do you need to own your home to break even? Will your current home meet your needs down the road? If you plan to stay for a few years, then maybe refinancing is your best move.

If, however, your current home doesn’t fulfill your needs for the next few years, you might want to consider using your equity for a down payment on a new home instead. You’ll still get a lower interest rate than the one you have on your current house, and with the equity you’ve already built, you can finally purchase the home you’ve been waiting for.

Why the Stock Market Correction Probably Won’t Impact Home Values

Home Values in Southwest FloridaYou may be wondering how the stock market will impact home values. Unlike the downturn from 2006-2008, the stock market correction is being caused by an outside event with no connection to the housing industry. Many experts are saying the current situation is much more reminiscent of the challenges we had when the dot.com crash was immediately followed by 9/11. As an example, David Rosenberg, Chief Economist with Gluskin Sheff + Associates Inc., recently explained:

“What 9/11 has in common with what is happening today is that this shock has also generated fear, angst and anxiety among the general public. People avoided crowds then as they believed another terrorist attack was coming and are acting the same today to avoid getting sick. The same parts of the economy are under pressure ─ airlines, leisure, hospitality, restaurants, entertainment ─ consumer discretionary services in general.”

Since the current situation resembles the stock market correction in the early 2000s, let’s review what happened to home values during that time.

Stock Market Crash and Home Values

The S&P dropped 45% between September 2000 and October 2002. Home prices, on the other hand, appreciated nicely at the same time. That stock market correction proved not to have any negative impact on home values.

So, if the current situation is more like the markets in the early 2000s versus the markets during the Great Recession, home values should be minimally affected, if at all.
