February Home Sales Update

February Home Sales Update – Week of Feb. 10th

The latest Naples February Home Sales Update showed there were 333 Naples Properties Sold during the week of February 10th versus 200 homes sold the previous week.

East Naples remained in the top position for the week with 68 real estate transactions versus 38 property sales during the week of February 2nd.  East Naples home sales consisted of 5 percent vacant lots, 6 percent mobile homes, 35 percent single family homes and 54 percent were condos.

North Naples moved up to the second position with 67 properties sold compared to 30 properties during the previous week. Of the 67 sales, 11 percent were vacant lots, 46 percent were single family homes and 43 percent were condos.

The Corkscrew area had an unusually high activity for the week with 47 real estate transactions. Sales were split between vacant lots (53 percent) and Single family homes sales (45 percent). The remaining Corkscrew property sold was a condo.

And finally, the City of Naples finished the week with 41 homes sold up from 23 during the previous week. Real estate sales were made up of 46 percent single family home sales and 54 percent condos.

In summary, the latest Naples real estate transactions for the week of February 10th show properties sold were broken down as follows: 128 condos, 144 single family homes, 56 vacant lots and 5 mobile homes sold throughout Collier County.

February Home Sales

February Home Sales – Week of Feb. 2nd

Naples Homes for SaleNaples February Home Sales showed there were 200 Naples Properties Sold during the week of February 2nd versus 322 homes sold the previous week.

East Naples moved into the first position for the week 38 real estate transactions versus 58 property sales during the week of January 27th.  East Naples home sales consisted of 13 percent vacant lots, 24 percent single family homes and 63 percent were condos.

The City of Naples moved into the second position with 23 homes sold down from 41 during the previous week. Real estate transactions were made up of 27 percent single family home sales and 70 percent condos. The remaining property sold was a vacant lot.

And finally, North Naples fell to the third position with 30 properties sold compared to 61 properties during the previous week. Of the 30 sales, 13 percent were vacant lots, 47 percent were single family homes and 40 percent were condos.

In summary, the latest Naples real estate transactions for the week of February 2nd show properties sold were broken down as follows: 95 condos, 71 single family homes, 33 vacant lots and 1 mobile home sold throughout Collier County.

Weekly Real Estate Transactions

March 14th Weekly Real Estate Transactions Report

Weekly Real Estate TransactionsThe weekly real estate transactions for the week of March 14th showed there were 184 properties sold compared to 216 during the prior week in the Southern Ft. Myers, Estero and Bonita Springs area.

Southern Fort Myers returned to the top spot with 73 property sales compared to 60 sales the prior week. Transactions consisted of 25 percent vacant lots, 26 percent were condos and 47 percent were single family homes. The remaining properties sold in S. Ft. Myers were a multi-family unit and a commercial unit.

Bonita Springs remained in the second position with 63 real estate transactions down from 75 transactions the week before. Of the 63 real estate sales, 5 percent coops, 5 percent mobile homes, 17 percent vacant lots, 33 percent were condos and 37 percent were single family homes. The remaining properties sold in Bonita were a multi-family unit and a commercial unit.

Finally, Estero slid back to the third position with 44 home sales versus 76 real estate transactions during the week of the 7th. Real Estate sales were split between multiple property types. Of the 44 sales, 9 percent were mobile homes, 7 percent were vacant lots, 39 percent were condos and 45 percent were single family homes.

In review, based on the real estate transactions report for the week of the 14th, property sales were broken down by the following types in Southwest Florida:  59 condos, 79 single family homes, 32 vacant lots, 7 mobile homes, 3 commercial units, 3 coops and 1 multi-family unit.

What You Can Do Now to Position Yourself to Buy a Home This Year

Position Yourself to Buy a HomeEveryone is adjusting to our new normal which in many cases means more time at home. Whether you are considering buying a home now or perhaps when this health crisis has come and gone, there are a couple of ways to position yourself to buy a home when you are ready.

Even thought there has been a pause in the U.S. economy, one thing the experts are saying is that while we’ll see a swift decline in economic activity in the second quarter, we’ll begin a sharp rebound in the second half of this year. According to John Burns Consulting:

“Historical analysis showed us that pandemics are usually V-shaped (sharp recessions that recover quickly enough to provide little damage to home prices), and some very cutting-edge search engine analysis by our Information Management team showed the current slowdown is playing out similarly thus far.”

Southwest Florida Home Sales February 2020 Review

The official Southwest Florida Home Sales reports have yet to be released, however, preliminary numbers indicate sales were positive for February.

Bonita Springs and Estero Southwest Florida Homes Sales Review

Southwest Florida Home Sales for Bonita Springs Estero and Fort MyersFor the Bonita Springs and Estero area, there were 3,242 properties sold which was up 5.4 percent over the previous 12 month period when 3,076 properties were sold. During the same time period, the average sales price increased slightly up by a half a percent to $410, 379.

While home sales increase, inventory and new listings continue to decline. New listings fell by 12.35 percent down from 4,900 to 4,295. As a result, we only have a 5.47 month supply of inventory. A healthy level of inventory is considered to be 6 to 7 months of supply of homes for sale. Therefore, the Bonita Springs and Estero area inventory levels make it a sellers market.

Fort Myers Southwest Florida Homes Sales Review

2019 Lee County March Real EstateThe Fort Myers area saw similar activity as Bonita Springs and Estero. In all, there were 6,114 properties sold, which represented an 8.2 percent increase over the preceding 12 month period when 5,652 properties were sold.  The average sales price rose slightly by 1.59 percent up to $278,887 from $274,530 during the same period last year.

Like Bonita and Estero, inventory in Ft. Myers also fell double digits, down 11.57 percent to 10,039 homes available for sale. Also, inventory continues to be a challenge. As of March 1st, there were 2,137 properties on the market which is a 4.19 months supply of properties for sale. Again, this is considered a sellers market.
