February Sales Finish Strong

February Sales Finish Strong for Naples During the Week of Feb. 24th

Naples Luxury home February Sales Finish StrongFebruary sales finish strong according to the latest Naples Home Sales report which showed there were 425 Naples Properties Sold during the week of February 24th versus 283 homes sold the previous week.

Both North Naples and East Naples finished the last week of the month with 82 real estate transactions.

East Naples had 82 real estate transactions versus 72 property sales during the previous week.  East Naples home sales consisted of 10 percent vacant lots, 34 percent single family homes and 55 percent were condos. The remaining property sold was a mobile home.

North Naples also ended the week with 82 properties sold compared to 65 properties during the prior week. Of the 82 sales, 5 percent were vacant lots, 38 percent were single family homes and 57 percent were condos.

Once again, the Corkscrew area had high than normal activity for the third week in a row with 56 real estate transactions up from 41 sales during the week of the 17th. Sales were split four ways – mobile homes (2 percent, vacant lots (62.5 percent), single family homes (23 percent) and condos (12.5 percent).

And finally, the City of Naples finished the week with 53 homes sold up from 30 during the previous week. Real estate sales were made up of 32 percent single family homes and 66 percent condos. The remaining property sold in downtown Naples was a vacation lot.

In summary, the latest Naples real estate transactions for the week of February 24th show properties sold were broken down as follows: 201 condos, 140 single family homes, 80 vacant lots and 4 mobile homes sold throughout Collier County.

Southwest Florida Homes Sold Report – Week of April 4th

Southwest Florida Homes Sold ReportThe latest Southwest Florida Homes Sold Report for the week of April 4th showed there were only 170 properties sold, which was a significant decrease from 470 property sales during the prior week in the Southern Ft. Myers, Estero and Bonita Springs area.

Southern Fort Myers remained in the top spot with 66 property sales compared to 187 sales the prior week. Transactions were as follows: 21 percent vacant lots, 30 percent were condos and 47 percent were single family homes. The remaining property sold in S. Ft. Myers was a multi-family unit.

Bonita Springs remained in the second position with 53 real estate transactions down from 156 transactions the week before. Of the 53 real estate sales, 8 percent were mobile homes, 11 percent vacant lots,  43 percent were condos and 36 percent were single family homes. The remaining property sold in Bonita was a coop.

Finally, Estero once again landed in the third position with 46 home sales versus 121 real estate transactions during the week of the 28th. Real Estate sales were split between multiple property types. Of the 46 sales, 17 percent were vacant lots, 35 percent were condos and 41 percent were single family homes. The other Estero real estate transaction was a mobile home.

In review, based on the real estate transactions report for the week of the 4th, property sales were broken down by the following types in Southwest Florida: 60 condos, 70 single family homes, 31 vacant lots, 7 mobile homes, 1 multi-family unit and 1 coop.

Economic Recovery Predictions

What Will Economic Recovery Look Like?

Economic RecoveryMany experts are weighing in on the type of Economic Recovery we will have as the states are deciding on the best strategy to slowly and safely reopen the country. The big question is: how long will it take the economy to fully recover?

Let’s look at the possibilities. Here are the three types of recoveries that follow most economic slowdowns (the definitions are from the financial glossary at Market Business News):

  • V-shaped recovery: an economic period in which the economy experiences a sharp decline. However, it is also a brief period of decline. There is a clear bottom (called a trough by economists) which does not last long. Then there is a strong recovery.
  • U-shaped recovery: when the decline is more gradual, i.e., less severe. The recovery that follows starts off moderately and then picks up speed. The recovery could last 12-24 months.
  • L-shaped recovery: a steep economic decline followed by a long period with no growth. When an economy is in an L-shaped recovery, getting back to where it was before the decline will take years.

What type of economic recovery will we see this time?

No one can answer this question with one hundred percent certainty. However, most top financial services firms are calling for a V-shaped recovery. Goldman Sachs, Morgan Stanley, Wells Fargo Securities, and JP Morgan have all recently come out with projections that call for GDP to take a deep dive in the first half of the year but have a strong comeback in the second half.

Is there any research on recovery following a pandemic?

There have been two extensive studies done that look at how an economy has recovered from a pandemic in the past. Here are the conclusions they reached:

1. John Burns Consulting:

“Historical analysis showed us that pandemics are usually V-shaped (sharp recessions that recover quickly enough to provide little damage to home prices), and some very cutting-edge search engine analysis by our Information Management team showed the current slowdown is playing out similarly thus far.”

2. Harvard Business Review:

“It’s worth looking back at history to place the potential impact path of Covid-19 empirically. In fact, V-shapes monopolize the empirical landscape of prior shocks, including epidemics such as SARS, the 1968 H3N2 (“Hong Kong”) flu, 1958 H2N2 (“Asian”) flu, and 1918 Spanish flu.”

The research says we should experience a V-shaped recovery.

Does everyone agree it will be a ‘V’?

No. Some are concerned that, even when businesses are fully operational, the American public may be reluctant to jump right back in.

As Market Business News explains:

“In a typical V-shaped recovery, there is a huge shift in economic activity after the downturn and the trough. Growing consumer demand and spending drive the massive shift in economic activity.”

If consumer demand and spending do not come back as quickly as most expect it will, we may be heading for a U-shaped recovery.

In a message last Thursday, Chris Hyzy, Chief Investment Officer for Merrill and Bank of America Private Bank, agrees with other analysts who are expecting a resurgence in the economy later this year:

“We’re forecasting real economic growth of 30% for the U.S. in the 4th quarter of this year and 6.1% in 2021.”

His projection, however, calls for a U-shaped recovery based on concerns that consumers may not rush back in:

“After the steep plunge and bottoming out, a ‘U-shaped’ recovery should begin as consumer confidence slowly returns.”

So, the research indicates the recovery will be V-shaped, and most analysts agree. However, no one knows for sure how quickly Americans will get back to “normal” life. We will have to wait and see as the situation unfolds.

What to do while we wait for the recovery?

While we wait, many people have extra time on their hands and they are planning for the future. For those of you who’ve been considering buying your dream home or vacation home in Southwest Florida, it is a good opportunity to start doing research on communities in our area all from the safety of your home. The good news is the real estate industry has adapted to the current environment.

Not only has home research changed, so has the purchasing process. In a recent survey, approximately 25 percent of real estate contracts were done without the buyer seeing the home in person. Latest Real Estate Sales – Week of March 28th

Latest Real Estate Sales in Southwest FloridaThe latest real estate sales report for the week of March 21st showed there were 470 properties sold, a significant increase over the 307 property sales during the prior week in the Southern Ft. Myers, Estero and Bonita Springs area.

Southern Fort Myers remained in the top spot with 187 property sales compared to 133 sales the prior week. Transactions consisted of 21 percent vacant lots, 25 percent were condos and 51 percent were single family homes. The remaining properties sold in S. Ft. Myers were a multi-family unit and a commercial unit.

Bonita Springs remained in the second position with 156 real estate transactions up from 101 transactions the week before. Of the 156 real estate sales, 24 percent vacant lots,  28 percent were condos and 37 percent were single family homes. The remaining properties sold in Bonita were multi-family units, mobile homes, commercial units, and a coop.

Finally, Estero once again landed in the third position with 121 home sales versus 71 real estate transactions during the week of the 21st. Real Estate sales were split between multiple property types. Of the 121 sales, 27 percent were vacant lots, 40 percent were condos and 28 percent were single family homes. The other Estero real estate transactions were mobile homes and commercial units.

In review, based on the real estate transactions report for the week of the 28th, property sales were broken down by the following types in Southwest Florida:  144 condos, 188 single family homes, 111 vacant lots, 15 mobile homes, 6 commercial units, 5 multi-family units and 1 coop.

Buyers Want Lower Prices

Today’s Homebuyers Want Lower Prices. Sellers Disagree.

During this time of uncertainty both homebuyers and home sellers have different expectations about home prices. Many buyers expect lower prices especially since we’re headed into our traditional off season in Southwest Florida. Sellers, however, are holding off on price reductions.

According to the most recent NAR Flash Survey (a survey of real estate agents from across the country), agents were asked the following two questions:

1. “Have any of your sellers recently reduced their price to attract buyers?”

Their answer: 72% said their sellers have not lowered prices to attract buyers during this health crisis. 

2. “Are home buyers expecting lower prices now?”

Their answer: 63% of agents said their buyers were looking for a price reduction of at least 5%.

In today’s market, with everything changing and ongoing questions around when the economy will bounce back, it’s interesting to note that some buyers see this time as an opportunity to win big in the housing market. On the other hand, sellers are much more confident that they will not need to reduce their prices in order to sell their homes. Clearly, there are two different perspectives at play.
