Is housing a powerful economic driver of the economy? With businesses starting to slowly open back up again in some parts of the country, it’s important to understand how housing can have a major impact on the recovery of the U.S. economy. As we’ve mentioned before, buying a home is a driving financial force in this process. Today, many analysts believe one of the first things we’ll be able to safely bring back is the home building sector, creating more jobs and impacting local neighborhoods in a big way. According to Robert Dietz in The Eye on Housing:

 “The pace of new home sales will post significant declines during the second quarter due to the impacts of higher unemployment and shutdown effects of much of the U.S. economy, including elements of the real estate sector in certain markets. However, given the momentum housing construction held at the start of 2020, the housing industry will help lead the economy in the eventual recovery.”

The National Association of Home Builders (NAHB) notes the impact new construction can have on the job market:

“Building 1,000 average single-family homes creates 2,900 full-time jobs and generates $110.96 million in taxes and fees for all levels of government to support police, firefighters and schools, according to NAHB’s National Impact of Home Building and Remodeling report.”

These employment opportunities, along with the home purchase, drive the economy in a major way. The National Association of Realtors (NAR) recently shared a report that notes the full economic impact of home sales. This report summarizes:

“The total economic impact of real estate related industries on the state economy, as well as the expenditures that result from a single home sale, including aspects like home construction costs, real estate brokerage, mortgage lending and title insurance.”

Here’s the breakdown of how the average home sale boosts the economy:

As noted above in the circle on the right, the impact is almost double when you purchase new construction, given the sheer number of workers it requires to design, build, equip, and finalize the sale of the home. The NAHB paints a clear picture of these roles:

“The NAHB model shows that job creation through housing is broad-based. Building new homes and apartments generates jobs in industries that produce lumber, concrete, lighting fixtures, heating equipment and other products that go into a home remodeling project. Other jobs are generated in the process of transporting, storing and selling these products.
Additional jobs are generated for professionals such as architects, engineers, real estate agents, lawyers and accountants who provide services to home builders, home buyers and remodelers.”

The same NAR report also breaks down the average economic impact by state:

On an emotional level, what’s most important for today’s consumers to feel confident about is the safety component that goes into the process. Mitigating the risk of essential personnel at this moment in time is more crucial than ever as we all aim to reduce the spread of the coronavirus. Fortunately, the NAHB has put immense effort into a plan that prioritizes the health and safety of home builders and contractors:

“This is why NAHB and construction industry partners have developed a Coronavirus Preparedness and Response Plan specifically tailored to construction job sites. The plan is customizable and covers areas that include manager and worker responsibilities, job site protective measures, cleaning and disinfecting, responding to exposure incidents, and OSHA record-keeping requirements.”

Bottom Line

Buying a home is a substantial economic driver today, and when new construction picks back up again, it will be an even stronger recovery force throughout the country. March 2020 Lee County Market Trends

What are the latest Lee County Market Trends? According to the latest real estate reports from the Florida Association of Realtors March finished the month with an increase of 15.6 percent in closed sales. However, significant changes to inventory combined with the time of year in Southwest Florida, will impact future sales activity for the next couple of months.

Lee County Market Trends – Single Family Homes

March 2020 Lee County Real Estate Trends - Single Family Homes

March 2020 versus March 2019 Single Family Home Highlights:

  • Home sales increased 15.6 percent going from 1,224 Lee County real estate transactions up to 1,415 sales
  • Pending sales decreased 21.8 percent down from 1,610 last March versus 1,259 this March
  • Inventory fell 22.6 percent down to 5,416 properties for sale compared to this same time last year when there were 6,994 homes for sale
  • New listings dropped from 1,651 down to 1,501 which is a 9.1 percent decrease
  • Days on market decreased to 104 days which is a 5.5 percent decrease versus March 2019
  • Available inventory of single family homes ended March with a 4.5 months supply of homes available for sale which is a 29.7 percent decrease

So Lee County finished the month of march well above March of last year for closed sales of single family homes. However, based on the decrease in inventory and new listings to the market there has been a shift from a healthy market to a sellers market. Typically, a healthy level of inventory is considered to be 6 to 7 months of supply of homes for sale.  With only a 4.5 month’s supply of Lee County homes for sale, Southwest Florida’s inventory levels make it a sellers market.

March 2020 versus March 2019 Condo Highlights:

  • Condo sales increased 16.4 percent going from 648 Lee County real estate transactions up to 754 sales
  • Pending sales decreased 32.9 percent down from 918 last March versus 616 this March
  • Inventory fell 23.4 percent down to 3,042 condos for sale compared to this same time last year when there were 3,969 units for sale
  • New listings dropped from 8380 down to 759 which is a 9.4 percent decrease
  • Days on market increased to 102 days which is an 6.3 percent increase versus March 2019
  • Available inventory of condos ended March with a 5.1 months supply of properties available for sale which is a 31.1 percent decrease

Similar to single family home sales, condo sales activity showed virtually the same results. While closed sales finished the month strong, pending sales, inventory and new listings all decreased by double digits. Unlike this time last year, the available inventory has shifted Southwest Florida into a sellers market with a 5.1 months supply of inventory.

According to ShowingTime, the real estate industry’s leading showing management technology provider, buyers have started to reappear over the last several weeks. In the latest report, they revealed:

“The March ShowingTime Showing Index® recorded the first nationwide drop in showing traffic in eight months as communities responded to COVID-19. Early April data show signs of an upswing, however.”

According to the most recent data, 74% of real estate agents noted that sellers are not dropping listing prices to attract more buyers.

Lawrence Yun, Chief Economist at NAR, noted: 

“The housing market faced an inventory shortage before the pandemic. Given that there are even fewer new listings during the pandemic, home sellers are taking a calm approach and appear unwilling to lower prices to attract buyers during the temporary disruptions to the economy.”

This inventory shortage, which spread widely throughout the housing market going into today’s economic slowdown, created an environment where there were not enough homes for sale for those who wanted to buy them. With that backdrop setting the stage, Yun also notes:

“With the current quarantine recommendations in place, fewer sellers are listing homes, which will limit buyer choices.”

Naples March Market Report

The Naples March Market Report will definitely be one for the history books. Like all industries, the Naples area housing market was impacted by the current pandemic. The good news is we were off to such a great start for the month, Naples home sales increased 16 percent over last year during the same time despite the stay-at-home order that went into effect mid-month.

So, unlike other areas of the country, activity remained steady in our area. Ultimately, the consensus among local experts is the the need for housing in the Naples area – whether it be a rental, new home construction, or homes in the resale market – is essential and still in demand.

March 2020 Versus March 2019 Real Estate Activity Highlights

  • Single family home sales increased by 16 percent with 563 Naples real estate transactions
  • Condo sales increased to 585 sales which was also a 16 percent increase compared to last March
  • Overall pending sales decreased to 977 representing a 38 percent decrease
  • Overall inventory fell 28 percent down to 5,772 properties for sale compared to this same time last year
  • Days on market decreased slightly to 98 days which is an 8 percent decrease versus March 2019

March 2020 Market Report - Naples Closed SalesDuring March, homes in all price categories showed an increase in sales with Naples Luxury homes between $1 million and $2 million leading the way with a double digit increase. Luxury home sales in the above category were up 22.8 percent over the same time period last year.

Equally notable was the uptick in ultra luxury homes sold above $2 million dollars which saw a 15.7 percent increase.

Additionally, the number of homes sold for less than $1,000,000 in all price categories showed double digit increases.

In looking at the property type, the largest increase in closed sales activity were ultra luxury condos priced above $2 million which saw a 36.8 percent increase versus last year. Single family homes priced between $1 million and $2 million dollars also saw a substantial increase in the percentage of closed sales up 26.6 percent.

Overall closed sales in March increased for both single family homes and condos in the Naples area. Even with the slower activity during the second half of the month, the first quarter of the year showed a 22.5 percent increase in closed sales or 2,689 total real estate transactions compared to the first quarter of 2019 when there were 2,195 total closed sales.

So what should we expect for April? Based on the decrease in pending sales activity we expect closed sales to be slower than normal.  However, consensus among the experts is we’ll bounce back quickly.

Naples Inventory of Homes for Sale

While closed sales increased significantly during March, pending sales fell 38 percent from 7,965 down to 5,772 properties compared to last year. Further, inventory of single family homes fell 29.4 percent and condo inventory was similar with a 25.6 percent reduction.

Ultimately, Collier County still has a 6.4 month supply of homes for sale, which is much higher than many other hot markets in Florida. A healthy level of inventory is considered to be 6 to 7 months of supply of homes for sale. Therefore, the Naples area inventory is in great shape which is good news for both buyers and sellers.

However, it is important to connect with a knowledgeable Realtor®. Inventory varies from community to community. For example, from a geographical perspective, the Naples Beach area (34102, 34103, 34108) had the most inventory in the Naples area available in March, with 8.6 months of supply. This makes homes located along the beach area a buyers market.

Many are wondering about the current level of activity. Due to the current circumstances, although many buyers have postponed or re-scheduled trips to Southwest Florida, we are still proactively working with clients virtually. From sharing video tours, to live video chats, buyers have the opportunity to learn about homes and communities from the safety of their home.
