Southwest Florida Latest Real Estate Transactions – Week of April 18th

golf communitiesThe latest real estate transactions report for the week of April 18th shows there were 171 properties sold in Southwest Florida, which was an increase from 126 property sales during the prior week in the Southern Ft. Myers, Estero and Bonita Springs area.

Bonita Springs moved into the top spot with 64 real estate transactions down from 35 transactions the week before. Of the 64 real estate sales, 9 percent vacant lots,  11 percent were mobile homes, 28 percent were condos and 45 percent were single family homes. The remaining properties sold in Bonita were commercial units and coops.

Estero moved into the second position with 60 home sales versus 47 real estate transactions during the week of the 11th. Real Estate sales were split between multiple property types. Of the 60 sales, 8 percent were mobile homes, 15 percent were vacant lots, 35 percent were condos and 42 percent were single family homes.

Southern Fort Myers moved into third place with 44 property which was the same number of sales during the prior week. Transactions were as follows: 18 percent vacant lots, 27 percent were condos and 55 percent were single family homes.

In review, based on the real estate transactions report for the week of the 18th, property sales were broken down by the following types in Southwest Florida: 54 condos, 78 single family homes, 23 vacant lots, 12 mobile homes, 2 coops and 2 commercial units.

Housing Market Bright Spot

Why Home Equity Is a Housing Market Bright Spot

Despite the recent unemployment claims home equity remains a housing market bright spot. One of the biggest questions right now is whether this historic unemployment rate will initiate a new surge of foreclosures in the market.  There are actually many reasons why we won’t see a significant number of foreclosures like we did during the housing crash twelve years ago. The amount of equity homeowners have today is a leading differentiator in the current market.

Today, according to John Burns Consulting58.7% of homes in the U.S. have at least 60% equity. That number is drastically different than it was in 2008 when the housing bubble burst. The last recession was painful, and when prices dipped, many found themselves owing more on their mortgage than what their homes were worth. Homeowners simply walked away at that point. Now, 42.1% of all homes in this country are mortgage-free, meaning they’re owned free and clear. Those homes are not at risk for foreclosure (see graph below):

Home Equity is a housing market bright spot

In addition, CoreLogic notes the average equity mortgaged homes have today is $177,000. That’s a significant amount that homeowners won’t be stepping away from, even in today’s economy (see chart below):

In essence, the amount of equity homeowners have today positions them to be in a much better place than they were in 2008. Therefore, we can see strength in our current market through homeowner equity that was not been there in the past. That is a housing market bright spot for homeowners.

March Properties Sold

March Properties Sold in Naples For The Week of Mar. 9th

Naples Golf Community Homes for saleThe March properties sold report for the week of March 9th show there were 346 Naples Homes Sold versus 333 real estate transactions during the previous week.

East Naples moved into the top spot with the most real estate transactions. There were 75 real estate transactions versus 67 property sales during the previous week.  East Naples home sales consisted of 5 percent vacant lots, 43 percent single family homes and 55 percent were condos. The remaining property sold was a mobile home.

North Naples finished the week in second position with 60 properties sold compared to 86 properties during the prior week. Of the 60 sales, 5 percent were vacant lots, 37 percent were single family homes and 58 percent were condos.

And finally, the City of Naples finished the week with 45 homes sold down slightly from 46 during the previous week. Real estate sales were made up of 44 percent single family homes and 53 percent condos. The other Naples property sold was a vacant lot.

In summary, the latest Naples real estate transactions for the week of March 9th show properties sold were broken down as follows: 148 condos, 143 single family homes, 50 vacant lots and 5 mobile homes sold throughout Collier County.

Southwest Florida Recent Real Estate Transactions – Week of April 11th

Bonita Springs FLThe most recent real estate transactions report for the week of April 11th showed there were only 126 properties sold in Southwest Florida, which was a decrease from 170 property sales during the prior week in the Southern Ft. Myers, Estero and Bonita Springs area.

Estero moved into the top spot with the most real estate transactions for the week. There were 47 home sales versus 46 real estate transactions during the week of the 4th. Real Estate sales were split between multiple property types. Of the 47 sales, 30 percent were vacant lots, 38 percent were condos and 30 percent were single family homes. The other Estero real estate transaction was a mobile home.

Southern Fort Myers moved into the second spot with 44 property sales compared to 66 sales the prior week. Transactions were as follows: 16 percent vacant lots, 39 percent were condos and 50 percent were single family homes. The remaining properties sold in S. Ft. Myers were a multi-family unit and commercial unit.

Bonita Springs slid into the third position with 35 real estate transactions down from 53 transactions the week before. Of the 35 real estate sales, 14 percent vacant lots,  40 percent were condos and 37 percent were single family homes. The remaining properties sold in Bonita were commercial units, a mobile home and a multi-family unit.

In review, based on the real estate transactions report for the week of the 11th, property sales were broken down by the following types in Southwest Florida: 39 condos, 53 single family homes, 26 vacant lots, 2 mobile homes, 2 multi-family units and 4 commercial units.

Homeownership rates rise to their highest levels in 8 years, up to 65.3 percent for the first quarter of 2020. Additionally, the latest results of the Housing Vacancy Survey (HVS) provided by the U.S. Census Bureau shows how Americans place immense value in homeownership, and it is continuing to grow in the United States.

Why Are Homeownership Rates Increasing?

The National Association of Home Builders (NAHB) explained:

“Strong owner household formation with around 2.7 million homeowners added in the first quarter has driven up the homeownership rate, especially under the decreasing mortgage interest rates and strong new home sales and existing home sales in the first two months before the COVID-19 pandemic hit the economy.”

The NAHB also emphasizes the year-over-year increase in each generational group:

“The homeownership rates among all age groups increased in the first quarter 2020. Households under 35, mostly first-time homebuyers, registered the largest gains, with the homeownership rate up 1.9 percentage points from a year ago. Households ages 35-44 experienced a 1.2 percentage points gain, followed by the 55-64 age group (a 0.9 percentage point increase), the 45-54 age group (a 0.8 percentage point gain), and the 65+ group age (up by 0.2 percentage point).” (See chart below):

March Naples Home Sales

March Naples Home Sales for Week of Mar. 2nd

March Naples Home SalesMarch Naples home sales started the month strong according to the latest real estate transactions report for Collier County. There were 333 Naples Properties Sold during the week of March 2nd versus 425 homes sold the previous week.

North Naples finished the week in the top spot with the most real estate transactions. There were 86 properties sold compared to 82 properties during the prior week. Of the 86 sales, 9 percent were vacant lots, 36 percent were single family homes and 55 percent were condos.

East Naples ended the week with 67 real estate transactions versus 82 property sales during the previous week.  East Naples home sales consisted of 6 percent vacant lots, 37 percent single family homes and 57 percent were condos.

And finally, the City of Naples finished the week with 46 homes sold down from 53 during the previous week. Real estate sales were made up of 13 percent vacant lots, 35 percent single family homes and 52 percent condos.

In summary, the latest Naples real estate transactions for the week of March 2nd show properties sold were broken down as follows: 154 condos, 133 single family homes, 45 vacant lots and 1 mobile home sold throughout Collier County.
