April Real Estate Trends For Naples Florida

The April Real Estate Trends Report shows both inventory and Naples Home Sales dropped 29 percent compared to the same time last year. Clearly the significant decrease is due to the countrywide lock down. However, the good news is home values are being maintained. In fact, April’s overall percent of list price increased .5 percent compared to this same time last year. Additionally, the median closed price increased .3 percent in April from $339,000 in April of 2019 up to $340,000 this year.

April 2020 Versus April 2019 Real Estate Activity Highlights

  • Single family home sales decreased by 20 percent with 409 Naples real estate transactions
  • Condo sales decreased to 429 sales which was a 35 percent increase compared to last April
  • Overall pending sales decreased to 613 representing a 54 percent decrease
  • Overall inventory fell 29 percent down to 5,394 properties for sale compared to this same time last year
  • Days on market decreased slightly to 87 days which is a 11 percent decrease versus April 2019

Naples Closed Sales

April Real Estate Trends show a drop in closed home sale in Naples FLDue to the unique situation we are in at the moment, looking at April real estate trends for overall closed sales by price range for a rolling 12 months shows home sales increased in all price categories. Most notably, Naples Luxury homes between $1 million and $2 million lead the way with a double digit increase. Luxury home sales in the above category were up 16.5 percent over the same time period last year.

Additionally, we saw a slight increase in ultra luxury homes sold above $2 million dollars which had just under a 1 percent increase.

Also, the number of homes sold between the $301,000 to $500,000 and the $500,001 to 1,000,000 price categories showed double digit increases.

In looking at the property type, the largest increase in closed sales activity were single family homes between $301,000 and $500,000 which were up from 17,39 homes to 2,097 which represents a 20.6 percent increase. A close second was luxury single family home sales from $1,000,001 to $2,000,000 price category which saw a 19.7 percent increase versus last year.

We’re starting to see a shift in buyers looking for single family homes with more space and privacy. Single family home sales increased 12.1 percent compared to condos which only increased 5.3 percent. Homes with at least three bedrooms saw double digit increases in closed sales.

Days on Market for Naples Home Sales

A bright spot for the month was the decrease in the number of days a property was on the market before it sold. The median days on market fell 9.3 percent for single family homes and 12.2 percent for condos in Naples.

Naples Inventory of Homes for Sale

So the biggest impact to the market for April was the decrease in pending inventory. As people were encouraged to stay home in March and April, the number of showings decreased from 22,862 in April of 2019 down to 9,420 this year. Although, these numbers to not take into account virtual showings which have seen a significant increase over the past couple of months.

April Real Estate Trends show low inventory in Naples FLOverall, inventory fell from 7,605 properties for sale down to 5,394 properties for sale which was a 29.1 percent decrease compared to April of last year. As evident in the chart to the left, all price ranges saw major impacts.

The decrease in inventory is due to homeowners either waiting to list their property until the fall or existing home sellers removed their property from the market. If you are seller who took your home off the market in April, consider relisting in May. Traffic has increased considerably over the past couple of weeks. There are many buyers looking for homes in less populated areas and with more space.

SWFL May Real Estate Transactions For The Week of May 2nd

May Real Estate TransactionsMay real estate transactions for the week of the 2nd showed there were 195 properties sold in Southwest Florida, which was a significant increase from 160 property sales during the prior week in the Southern Ft. Myers, Estero and Bonita Springs area.

Southern Fort Myers remained in the top spot with 73 property sales which was up from 68 during the prior week. Transactions were as follows: 34 percent vacant lots, 21 percent were condos and 44 percent were single family homes. The remaining Ft. Myers property sold was mobile home.

Estero moved into the second position with 67 home sales versus 47 real estate transactions during the week of April 25th. Real Estate sales were split between multiple property types. Of the 67 home sales, 4 percent were mobile homes, 42 percent were vacant lots, 22 percent were condos and 30 percent were single family homes.

Bonita Springs moved into the third position with 55 real estate transactions up from 53 transactions the week before. Of the 55 real estate sales, 16 percent vacant lots, 45 percent were condos and 29 percent were single family homes. The remaining properties sold in Bonita were mobile homes,  commercial unit and multi-family unit.

In review, based on the real estate transactions report for the week of the 2nd, property sales were broken down by the following types in Southwest Florida: 55 condos, 68 single family homes, 62 vacant lots, 8 mobile homes, 1 commercial unit and 1 multi-family unit.

Naples March Home Sales

Naples March Home Sales End The Month Strong

Naples March Home Sales for the week of the 23rd end the month strong despite the environment. In all, there were 420 Naples Homes Sold up from 387 real estate transactions during the previous week.

North Naples moved into the top position with 88 properties sold compared to 72 properties during the prior week. Of the 88 sales, 11 percent were vacant lots, 47 percent were single family homes and 42 percent were condos.

East Naples moved into the second position with 83 real estate transactions versus 82 property sales during the previous week.  East Naples home sales consisted of 8 percent vacant lots, 16 percent single family homes and 75 percent were condos.

And finally, the City of Naples finished the week with 64 homes sold up significantly from 46 during the previous week. Real estate sales were made up of 38 percent single family homes and 61 percent condos. The remaining Naples property sold was a vacant lot.

In summary, the latest Naples real estate transactions for the week of March 23rd show properties sold were broken down as follows: 206 condos, 161 single family homes and 53 vacant lots sold throughout Collier County.

Experts Predict Economic Recovery Should Begin in the Second Half of the Year

Experts Predict Economic RecoveryExperts predict economic recovery by year end. One of the biggest questions we all seem to be asking these days is: When are we going to start to see an economic recovery? As the country begins to slowly reopen, moving forward in strategic phases, business activity will help bring our nation back to life. Many economists indicate a recovery should begin to happen in the second half of this year. Here’s a look at what some of the experts have to say.

Jerome Powell, Federal Reserve Chairman

“I think there’s a good chance that there’ll be positive growth in the third quarter. And I think it’s a reasonable expectation that there’ll be growth in the second half of the year…

So, in the long run, I would say the U.S. economy will recover. We’ll get back to the place we were in February; we’ll get to an even better place than that. I’m highly confident of that. And it won’t take that long to get there.”

We’re certainly not out of the woods yet, but clearly many experts anticipate we’ll see a recovery starting this year. It may be a bumpy ride for the next few months, but most agree that a turnaround will begin sooner rather than later.

Housing Market Positioned to Bring Back the United States Economy

All eyes are on the United States economy. As it goes, so does the world economy. With states beginning to reopen, the question becomes: which sectors of the economy will drive its recovery? There seems to be a growing consensus that the housing market is positioned to be that driving force, the tailwind that is necessary.

But even then, the overall economy did not begin to recover until the real estate market started to regain its strength. This time, the housing market was in great shape when the virus hit.

As Mark Fleming, Chief Economist of First Americanrecently explained:

“Many still bear scars from the Great Recession and may expect the housing market to follow a similar trajectory in response to the coronavirus outbreak. But, there are distinct differences that indicate the housing market may follow a much different path. While housing led the recession in 2008-2009, this time it may be poised to bring us out of it.”

Fleming is not the only economist who believes this. Last week, Dr. Frank Nothaft, Chief Economist for CoreLogic, (@DrFrankNothaft) tweeted:

“For the first 6 decades after WWII, the housing sector led the rest of the economy out of each recession. Expect it to do so this time as well.”

And, Robert Dietz, Chief Economist for the National Association of Home Builders, in an economic update last week explained:

“As the economy begins a recovery later in 2020, we expect housing to play a leading role. Housing enters this recession underbuilt, not overbuilt…Based on demographics and current vacancy rates, the U.S. may have a housing deficit of up to one million units.”

So, every time a home is sold it has a tremendous financial impact on local economies. As the real estate market continues its recovery, it will act as a strong tailwind to the overall United States economy.

While growing up, we were taught by our parents and grandparents that owning a home is a financially savvy move. They explained how a mortgage is like a “forced savings plan.” When you pay rent, that money is lost forever. When you make a mortgage payment, much of that money accumulates as equity in the home. The equity in your home is the amount of money you can sell it for minus what you still owe on the mortgage. Every month you make a mortgage payment, and every month a portion of what you pay reduces the amount you owe. That reduction of your mortgage every month increases your equity.

A recent study by CoreLogic explained that homeowners gained substantial equity over the last twelve months, and are essentially sitting on large sums of cash in their homes. In the study, Frank Nothaft, Chief Economist for CoreLogic explained:

“The CoreLogic Home Price Index recorded a quickening of home price gains during the fourth quarter of 2019, helping to boost home equity wealth. The average family with a mortgage had a $7,300 gain in home equity during the past year, and a total of $177,000 in home equity wealth.”

For most families, their home is their largest financial asset. This increase in equity drives the net worth, or family wealth, of the homeowner. Renters are not earning that benefit. Instead, they’re building the net worth of their landlord.

So, home prices in Florida are expected to remain steady for the foreseeable future and most experts agree that home values will again begin to appreciate at levels similar to what we’ve seen over the last several years. In the long run, our family elders will be proven correct: owning a home is a savvy financial move.
