Bonita and Estero Home Sales Report

Fort Myers, Bonita and Estero Home Sales Report For The Week of May 9th

Bonita Springs and Estero Real EstateThe latest Fort Myers, Bonita and Estero Home Sales Report for the week of May 9th showed there were 135 properties sold in Southwest Florida, which was down from 195 property sales during the prior week.

Southern Fort Myers remained in the top spot with 50 property sales which was down from 73 during the prior week. Transactions were as follows: 12 percent were agricultural lots, 24 percent vacant lots, 18 percent were condos and 46 percent were single family homes.

Bonita Springs moved into the second position with 49 real estate transactions down from 55 transactions the week before. Of the 49 real estate sales, 6 percent were mobile homes, 8 percent vacant lots, 51 percent were condos and 33 percent were single family homes. The remaining Bonita property sold was a coop.

Estero moved into the third position with 36 home sales versus 67 real estate transactions during the week of May 2nd. Real Estate sales were split between multiple property types. Of the 36 home sales, 8 percent were mobile homes, 28 percent were vacant lots, 33 percent were condos and 31 percent were single family homes.

In review, based on the real estate transactions report for the week of the 9th, property sales were broken down by the following types in Southwest Florida: 46 condos, 50 single family homes, 26 vacant lots, 6 mobile homes, 6 agricultural lots and 1 coop. unit.

Naples Month End Sales

Naples March Home Sales End The Month Strong

The Naples Month End Sales Report shows for the week of the 30th we finished strong despite the environment. In all, there were 300 Naples Homes Sold versus 420 real estate transactions during the previous week.

North Naples remained in the top position with 71 properties sold compared to 88 properties during the prior week. Of the 71 sales, 3 percent were vacant lots, 51 percent were single family homes and 46 percent were condos.

East Naples also stayed in the second position with 69 real estate transactions versus 83 property sales during the previous week.  East Naples home sales consisted of 4 percent vacant lots, 36 percent single family homes and 40 percent were condos. The reaming property sold was a mobile home.

And finally, the City of Naples finished the week with 36 homes sold down from 64 sales during the week of the 23rd. Real estate sales were made up of 28 percent single family homes and 69 percent condos. The remaining Naples property sold was a vacant lot.

In summary, the latest Naples real estate transactions for the week of March 30th show properties sold were broken down as follows: 140 condos, 116 single family homes, 41 vacant lots and 3 mobile homes sold throughout Collier County.

Economists Forecast Recovery

Economists Forecast Recovery to Begin in the Second Half of 2020

When do the experts forecast recovery of our economy to begin? With the U.S. economy on everyone’s minds right now, questions about the country’s financial outlook continue to come up daily. While no one knows exactly how a rebound will play out, expert economists around the country are becoming more aligned on when the recovery will begin.

According to the latest Wall Street Journal Economic Forecasting Survey, which polls more than 60 economists on a monthly basis, 85.3% believe a recovery will begin in the second half of 2020 (see graph below):

There seems to be a growing consensus among these experts that the second half of this year will be the start of a turnaround in this country.

Chris Hyzy, Chief Investment Officer for Merrill notes:

“We fully expect the economy could begin to pick up in late June and July with a strong recovery in the fourth quarter.” 

In addition, five of the major financial institutions are also forecasting positive GDP in the second half of the year. Today, four of the five expect a recovery to begin in the third quarter of 2020, and all five agree a recovery should start by the fourth quarter (see graph below):

So, the vast majority of economists, analysts, and financial institutions are in unison, indicating an economic recovery should begin in the second half of 2020. Agreement among these leading experts is stronger than ever.

“Applications for home purchases continue to recover from April’s sizable drop and have now increased for five consecutive weeks…Government purchase applications, which include FHA, VA, and USDA loans, are now 5 percent higher than a year ago, which is an encouraging turnaround after the weakness seen over the past two months.”

Additionally, according to Google Trends, which scores search terms online, searches for real estate increased from 68 points the week of March 15th to 92 points last week. As we can see, more potential homebuyers are looking for homes virtually.

“For the fourth consecutive week, the 30-year fixed-rate mortgage has been below 3.30 percent, giving potential buyers a good reason to continue shopping even amid the pandemic…As states reopen, we’re seeing purchase demand improve remarkably fast, now essentially flat relative to a year ago.”

With mortgage rates at such low levels and states gradually beginning to reopen, there’s more incentive than ever to buy a home this summer.

Total Listings dropped 20% YoY, a faster rate than in prior weeks, leaving very few homes available for sale. As Time on Market was 15 days slower YoY, asking prices moved up 1.5% YoY.”

April 2020 Lee County Real Estate Report

As expected, the latest Lee County real estate report from the Florida Association of Realtors show April home sales, pending sales and inventory decreased double-digits compared to the same time last year. However, prices remained steady with both the median sales price and the average sales price both increasing during the month. The good news is, as states reopen, we are starting to see increased activity in showings throughout Southwest Florida.

Lee County Market Trends – Single Family Homes

April 2020 Lee County Real Estate Stats for Single Family Homes

 

April 2020 versus April 2019 Single Family Home Highlights:

  • Home sales decreased 14.1 percent going from 1,362 Lee County real estate transactions down to 1,170 sales
  • Pending sales decreased 36.9 percent down from 1,657 last April versus 1,046 this April
  • Inventory fell 22.9 percent down to 5,112 properties for sale compared to this same time last year when there were 6,633 homes for sale
  • New listings dropped from 1,518 down to 1,007 which is a 33.7 percent decrease
  • Days on market decreased to 92 days which is a 15.6 percent decrease versus April 2019
  • Available inventory of single family homes ended April with a 4.3 months supply of homes available for sale which is a 29.5 percent decrease

Similar to the rest of the country, Lee County finished the month of April well below last year for closed sales of single family homes. However, the number of days on market also decreased which is good news for sellers. As was the case in March, inventory and new listings remain low. Typically, a healthy level of inventory is considered to be 6 to 7 months of supply of homes for sale.  With only a 4.3 month’s supply of Lee County homes for sale, Southwest Florida’s inventory levels make it a sellers market.

April 2020 Lee County Real Estate Stats for Condos

 

April 2020 versus April 2019 Condo Highlights:

  • Condo sales decreased 31.2 percent going from 823 Lee County real estate transactions down to 566 sales
  • Pending sales decreased 56.2 percent down from 812 last April versus 356 this April
  • Inventory fell 21.1 percent down to 2,970 condos for sale compared to this same time last year when there were 3,763 units for sale
  • New listings dropped from 988 down to 520 which is a 44.9 percent decrease
  • Days on market decreased to 85 days which is an 22 percent decrease versus April 2019
  • Available inventory of condos ended April with a 5.1 months supply of properties available for sale which is a 26.1 percent decrease

Similar to single family home sales, condo sales activity showed similar results. With inventory at low levels the Southwest Florida condo market is also a sellers market with a 5.1 months supply of inventory.
