Are You Ready for the Summer Housing Market?

summer housing marketWhat should we expect for the summer housing market? Due to concerns about the health crisis many homeowners held off listing their homes for sale. As a result, inventory levels are low and low inventory means it is a seller’s market.

Mark Fleming, Chief Economist at First American notes:

“As more homeowners are reluctant to list their homes for sale amid the pandemic, the supply of homes available to potential home buyers continues to dwindle.”

With many states beginning a phased approach to reopening, virtual best practices and health and safety guidelines for the industry are in place to increase the comfort level of buyers and sellers. What we see today, though, is that sellers are still making a very calculated return to the market. In their latest Weekly Housing Trends Report, realtor.com indicates:

“New listings: On the slow path to recovery. Nationwide the size of declines held mostly steady this week, dropping 23 percent over last year, a slight increase over last week but still an improvement over the 30 percent declines in the first half of May.”

Although we’re starting to inch our way toward more homes for sale throughout the country, the number of homes on the market is still well below the demand from buyers. In the same report, Javier Vivas, Director of Economic Research for realtor.com shares:

“Sellers have yet to come back in full force, limiting the availability of homes for sale. Total active listings are declining from a year ago at a faster rate than observed in previous weeks, and this trend could worsen as buyers regain confidence and come back to the market before sellers.”

Lawrence Yun, Chief Economist at the National Association of Realtors (NAR) seems to agree:

“In the coming months, buying activity will rise as states reopen and more consumers feel comfortable about homebuying in the midst of the social distancing measures.”

What we can see today is that homebuyers are more confident than the sellers, and they’re ready to make up for lost time from the traditional spring market. Summer is gearing up to be the 2020 buying season, so including your house in the mix may be your best opportunity to sell yet. Interest in your house may be higher than you think with so few sellers on the market today. As Vivas says:

“More properties will have to enter the market in June to bring the number of options for buyers back to normal levels for this time of the year, nationwide and in all large markets.”

Luxury Real Estate Will Lead the Economic RecoveryWill Real Estate lead the economic recovery in the U.S.?  With more U.S. states reopening for business this summer, and as people start to return to work, we can expect the economy to begin improving. If you are in the market of a luxury home in Naples, the economic recovery has already begun.

In fact, the housing market isn’t just recovering, it’s thriving. During the month of May, the luxury market broke records in both Lee and Collier counties. Last month, we set a record for the most homes priced at $1 Million and above to go under contract.

Most expert forecasts indicate this economic recovery will start to happen in the second half of this year. As we get back to work and the financial landscape of the country begins to turn around, many experts also agree that real estate has the potential to lead the way in the recovery process.

According to Ivy Zelman of Zelman & Associates:

 “Housing will fare better than expected during this severe downturn.”

In addition, CNBC notes:

“Mortgage demand from home buyers shows unexpectedly strong and quick recovery…The quick recovery has surprised most forecasters.”

Robert Dietz, Chief Economist and Senior Vice President for Economics and Housing Policy of the National Association of Home Builders (NAHB) says:

“Overall, the data lend evidence to the NAHB forecast that housing will be a leading sector in an eventual economic recovery.”

One of the big reasons why housing has the potential to be such a driving force is the significant impact it has on the local economy. This impact is particularly strong when a newly constructed home is built and sold. According to a recent study by the National Association of Realtors (NAR), the average new home sale has a total economic impact of $88,416. As outlined in the graphic below, this is a combination of income generated from real estate industries, expenditures, and new home construction.

May SWFL Real Estate Transactions

SWFL Real Estate Transactions Update For The Week of May 23rd

May SWFL Real Estate TransactionsThe latest May SWFL Real Estate Transactions Update for the week of the 23rd shows there were 114 properties sold in the area, which was down slightly from 120 property sales during the prior week.

Southern Fort Myers remained in the top spot with 42 property sales which was down from 58 during the prior week. Transactions were as follows: 64 percent vacant lots and 43 percent were single family homes. The other properties sold were a commercial unit and a multi-family unit.

Bonita Springs was once again in the second position with 40 real estate transactions up from 35 transactions the week before. Of the 40 real estate sales, 25 percent vacant lots, 20 percent were condos and 43 percent were single family homes. The remaining Bonita properties sold were a mobile home, a multi-family unit and a commercial unit.

Estero stayed in the third position with 30 home sales versus 26 real estate transactions during the week of May 16th. Real Estate sales were split between multiple property types. Of the 30 home sales, 33 percent were vacant lots, 33 percent were condos and 30 percent were single family homes. The other property sold in Estero was an agricultural lot.

In review, based on the real estate transactions report for the week of the 23rd, property sales were broken down by the following types in Southwest Florida: 20 condos, 39 single family homes, 47 vacant lots, 3 mobile homes, 2 multi-family units, 2 commercial units and 1 agricultural lot.

SWFL Real Estate Transactions Update

SWFL Real Estate Transactions Update For The Week of May 16th

SWFL Real Estate Transactions UpdateThe latest SWFL Real Estate Transactions Update for the week of May 16th showed there were 120 properties sold in the area, which was down from 135 property sales during the prior week.

Southern Fort Myers remained in the top spot with 58 property sales which was up from 50 during the prior week. Transactions were as follows: 22 percent vacant lots, 28 percent were condos and 47 percent were single family homes. The other properties sold were a mobile home and a multi-family unit.

Bonita Springs also continued to stay in the second position with 35 real estate transactions down from 49 transactions the week before. Of the 35 real estate sales, 17 percent vacant lots, 31 percent were condos and 43 percent were single family homes. The remaining Bonita properties sold were a mobile home and a commercial unit.

Estero stayed in the third position with 26 home sales versus 36 real estate transactions during the week of May 9th. Real Estate sales were split between multiple property types. Of the 26 home sales, 15 percent were vacant lots, 23 percent were condos and 62 percent were single family homes.

In review, based on the real estate transactions report for the week of the 16th, property sales were broken down by the following types in Southwest Florida: 34 condos, 58 single family homes, 23 vacant lots, 3 mobile homes, 1 multi-family unit and 1 commercial unit.

Naples Florida Real Estate Transactions For The Week of April 6th

The latest Naples Florida Real Estate Transactions Report shows for the week of April 6th showed there were 243 Naples Homes Sold versus 300 homes sales during the previous week.

North Naples remained in the top position with 51 properties sold compared to 71 properties during the prior week. Of the 51 sales, 8 percent were vacant lots, 49 percent were single family homes and 43 percent were condos.

East Naples also stayed in the second position with 45 real estate transactions versus 69 property sales during the previous week.  East Naples home sales consisted of 9 percent vacant lots, 27 percent single family homes and 62 percent were condos. The reaming property sold was a mobile home.

And finally, the City of Naples finished the week with 34 homes sold down from 36 sales during the week of the March 30th. Real estate sales were made up of 35 percent single family homes and 62 percent condos. The remaining Naples property sold was a vacant lot.

In summary, the Naples Florida real estate transactions review for the week of April 6th show properties sold were broken down as follows: 108 condos, 96 single family homes, 38 vacant lots and 1 mobile home sold throughout Collier County.

Sell My Vacation HomeI’ve received questions from homeowners asking, “should I sell my vacation home now or hold on to the property”? There is no doubt the travel industry is one of the major sectors that’s been hit extremely hard. Today, it’s hard to know how long it will take for travelers to be back in action and for the industry to fully recover.

Homeowners who rent their secondary properties on their own or through programs like Airbnb, which has over 660,000 listings in the U.S. alone, have been impacted in this challenging time. Some of these homeowners are considering selling their vacation homes, and understandably so.

A recent CNN article indicated:

“With global travel screeching to a halt during the pandemic, a number of Airbnb hosts are planning to sell their properties…These desperate moves come as hosts face the possibility of losing thousands of dollars a month in canceled bookings while bills, maintenance costs, and mortgage payments pile up.”

If you’re one of the property owners in this position, you too may be feeling the pain of decreased travel, especially as we prepare for the typical busy summer vacation season. A recent survey notes that 48% of Americans have already canceled summer travel plans due to the current health crisis. In addition, 36% indicated they don’t have vacation plans, and only 16% said they did not cancel their summer travel.

The same survey also asked, “How long will you wait before traveling again?” Not surprisingly, only 29% of respondents are planning to travel within the next 6 months. That means 71% are putting their plans on hold for at least 6 months, or are still unsure about future travel. That can continue to add to the significant income loss that many property renters felt this spring.

Will the Inventory Shortage Help Me Sell My Vacation Home?

The inventory of overall homes for sale is well below the demand from potential buyers, so many eyes may be searching for a home like yours. According to the National Association of Realtors (NAR), total housing inventory, meaning homes available to purchase, is down 19.7% from one year ago (see graph below):

Inventory across the country continues to be a challenge, with only a 4.1-month supply of listings available at the current sales pace. For a balanced market, where there are enough homes available for interested buyers to purchase, that number would need to bump up to a 6-month supply. This means we don’t have enough inventory for the number of buyers looking for homes, so selling in this scenario is ideal. Buyers are looking now, and some vacation homes make a great primary residence or second home for those eager to escape from more populated urban areas.

Will Current Home Prices Help Me Sell My Vacation Home?

The lack of inventory is also keeping homes from depreciating in value. Today, prices are holding strong and experts forecast home price appreciation to continue throughout this year. Selling your home while prices are holding steady is a sound business move. You’ll likely have equity you’ve earned working for you as well. If your home has been vacant for the past few months, the forced savings you have built in your equity may help balance out possible rental income loss due to the slowdown in the travel industry.

Home Prices: It’s All About Supply and Demand

Many are wondering what impact the economic slowdown will have on home prices and housing supply and demand will give us the clearest idea of what’s to come.

Making our way through the month of June and entering the second half of the year, we face an undersupply of homes on the market. Keep in mind, this undersupply is going to vary by location and by price point. According to the National Association of Realtors (NAR), across the country, we currently have a 4.1 months supply of homes on the market.

Historically, 6 months of supply is considered a balanced market. Anything over 6 months is a buyer’s market, meaning prices will depreciate. Anything below 6 months is a seller’s market, where prices appreciate. The graph below shows inventory across the country since 2010 in months supply of homes for sale.

What Do Industry Experts Say About Housing Supply and Demand?

Robert Dietz, Chief Economist for the National Home Builders Association (NAHB) says:

“As the economy begins a recovery later in 2020, we expect housing to play a leading role. Housing enters this recession underbuilt, not overbuilt. Estimates vary, but based on demographics and current vacancy rates, the U.S. may have a housing deficit of up to one million units.”

Given the undersupply of homes on the market today, there is upward pressure on prices. Looking at simple economics, when there is less of an item for sale and the demand is high, consumers are willing to pay more for that item. The undersupply is also prompting bidding wars, which can drive price points higher in the home sale process. According to a recent MarketWatch article:

 “As buyers return to the market as the country rebounds from the pandemic, a limited inventory of homes for sale could fuel bidding wars and push prices higher.”

In addition, experts forecasting home prices have updated their projections given the impact of the pandemic. The major institutions expect home prices to appreciate through 2022. The chart below, updated as of earlier this week, notes these forecasts. As the year progresses, we may see these projections revised in a continued upward trend, given the lack of homes on the market. This could drive home prices even higher.

So, many may think home prices will depreciate due to the economic slowdown from the health crisis, but experts disagree. As we approach the second half of this year, we may actually see home prices rise even higher given the lack of homes for sale.
