SWFL Real Estate Transactions Update For The Week of May 3oth

May 2020 Real Estate TransactionsThe latest May 2020 Real Estate Transactions Report for the week of the 30th confirmed there were 155 properties sold in the area, which was up from 114 property sales during the prior week.

Southern Fort Myers remained in the top spot with 53 property sales which was up from 42 during the previous week. Transactions were as follows: 28 percent vacant lots, 13 percent were condos and 53 percent were single family homes. The other properties sold were a multi-family unit and agricultural lots.

Bonita Springs also continued to stay in the second position with 52 real estate transactions up from 40 transactions the week before. Of the 52 real estate sales, 25 percent vacant lots, 29 percent were condos and 42 percent were single family homes. The remaining Bonita properties sold were mobile homes.

Estero stayed in the third position with 47 home sales versus 30 real estate transactions during the week of May 23rd. Real Estate sales were split between multiple property types. Of the 47 home sales, 45 percent were vacant lots, 21 percent were condos and 30 percent were single family homes. The other Estero properties sold were mobile homes.

In review, based on the real estate transactions report for the week of the 30th, property sales were broken down by the following types in Southwest Florida: 32 condos, 65 single family homes, 49 vacant lots, 4 mobile homes, 3 agricultural lots, 1 multi-family unit and 1 commercial unit.

Three Reasons Homebuyers Are Ready to Buy Property This Year

Are homebuyers ready to buy property this year? A recent survey by Lending Tree tapped into behaviors of over 1,000 prospective buyers. The results indicated 53% of all homebuyers are more likely to buy a home within the next year, even amid the current health crisis. Let’s break down why these are a few of the key factors motivating buyers to actively engage in the home search process, and the corresponding wins for sellers as well.

1. Low Mortgage Rates

The biggest reason potential homebuyers indicated they’re eager to purchase this year is due to current mortgage rates, which are hovering near all-time lows. Today’s low rates are making it more affordable than ever to buy a home, which is a huge incentive for purchasers. In fact, 67% of respondents in the Lending Tree survey want to take advantage of low mortgage rates. This is no surprise when comparing historic mortgage rates by decade (see below):

Sam Khater, Chief Economist at Freddie Mac recently said:

“As the economy is slowly rebounding, all signs continue to point to a solid recovery in home sales activity heading into the summer as prospective buyers jump back into the market. Low mortgage rates are a key factor in this recovery.”

2. Reduced Spending

Some people have also been able to save a little extra money over the past few months while sheltering in place. One of the upsides of staying home recently is that many have been able to work remotely and minimize extra spending on things like commuting expenses, social events, and more. For those who fall into this category, they may have a bit more saved up for down payments and closing costs, making purchasing a home more feasible today.

3. Re-Evaluating Their Space

Spending time at home has also given buyers a chance to really evaluate their living space, whether renting or as a current homeowner. With time available to craft a wish list of what they really need in their next home, from more square footage to a more spacious neighborhood, they’re ready to make it happen.

Real Estate is once ranked the best long term investment according to a national poll. Every year, Gallup conducts a survey of Americans to determine their choice for the best long-term investment. Respondents are asked to select real estate, stocks/mutual funds, gold, savings accounts/CDs, or bonds.

For the seventh year in a row, real estate has come out on top as the best long-term investmentGallup explained:

“Real estate remains the most favored investment to Americans, as has been the case since 2013, when the housing market was on the rebound. More than a third of Americans have named real estate as the top investment since 2016.”

This year’s results indicated 35% of Americans chose real estate, followed by stocks at 21%. The full results covering the last decade are shown in the chart below:

Home Sales in Naples

Home Sales in Naples For The Week of April 13th

The latest Real Estate Transactions Report showed Home Sales in Naples for the week of April 13th confirmed there were 225 Naples Homes Sold versus 243 homes sales during the previous week.

North Naples remained in the top position with 49 properties sold compared to 51 properties during the prior week. Of the 49 sales, 11 percent were vacant lots, 34 percent were single family homes and 55 percent were condos.

East Naples was once again in the second position with 45 real estate transactions which was the same number of home sales during the previous week.  East Naples home sales consisted of 29 percent single family homes and 64 percent were condos. The reaming properties sold were vacant lots and a mobile home.

And finally, the City of Naples finished the week with 32 homes sold down from 34 sales during the week of the April 6th. Real estate sales were made up of 28 percent single family homes and 69 percent condos. The remaining Naples property sold was a vacant lot.

In summary, the Naples Florida real estate transactions review for the week of April 13th show properties sold were broken down as follows: 106 condos, 83 single family homes, 35 vacant lots and 1 mobile home sold throughout Collier County.
