May Real Estate Trends For Naples Florida

The May Real Estate Trends Report shows high demand for single family homes in Naples, Florida. Property showings in May increased 244 percent compared to showings in April. The most notable trend was the increase in pending sales in May which increased 90 percent compared to pending sales in April.

The real estate industry continues to adapt to today’s environment. There has been a significant increase in virtual open houses, high end video tours and live chat sessions with potential homebuyers.   Additionally, we’ve adopted paperless transactions for the entire real estate process. In fact, some homebuyers have purchased a home 100 percent remotely.

In all, 599 buyers purchased homes in Naples last month. According to Mike Hughes, Vice President and General Manager for Downing-Frye Realty, Inc. , “The Naples real estate market is extremely resilient. REALTORS were able to adapt fast as new buyers started pouring into the market in May.”

May 2020 Versus May 2019 Real Estate Activity Highlights

  • Single family home sales decreased by 47 percent with 314 Naples real estate transactions
  • Condo sales decreased to 285 sales which was a 52 percent decrease compared to last May
  • Overall pending sales decreased to 599 representing a 50 percent decrease
  • Overall inventory fell 27 percent down to 5,116 properties for sale compared to the same time last year
  • Days on market decreased to 91 days which is a 15 percent decrease versus May 2019

Naples Closed Sales

May Real Estate Trends 2020 Closed SalesDespite the unique situation we are in at the moment, overall closed sales by price range for a rolling 12 months shows home sales increased in most price categories. Most notably, Naples Luxury homes between $1 million and $2 million lead the way with a 5.4 percent increase over the same time period last year.

On the flip side, we saw a slight decrease in ultra luxury homes sold above $2 million dollars which had just under a 2.1 percent decline.

Once again, it’s clear there is a shift in buyers looking for single family homes with more space and privacy. Single family home sales increased 4.7 percent compared to condos which decreased 1.9 percent. Additionally, single family homes homes with at least three bedrooms saw increases in closed sales activity.

Days on Market for Naples Home Sales

Once again, a bright spot for the month was the decrease in the number of days a property was on the market before it sold. The overall median days on market fell 15 percent. Single family homes saw a slightly larger decrease in days on market down 17.4 percent compared to condos which fell by 12.5 percent.

Naples Inventory of Homes for Sale

Overall inventory during May decreased 27.2 percent to 5,116 homes from 7,023 homes in May 2019. However, while there was a 4 percent decrease in new listings of single-family homes in May, there was a 6.5 percent increase in new listings of condominiums.

May Real Estate Trends 2020 Inventory By Price Range

As evident in the chart to the left, all price ranges saw major impacts to inventory levels. Properties below $500,000 saw the biggest impact with over a 30 percent decline. The decrease in inventory is primarily due to homeowners either waiting to list their property until the fall or until our current health crisis passes.

Several people have asked if homeowners are lowering home prices and the answer is “no”. With inventory levels low and with only a 5.8 months supply of single family homes for sale, home prices are actually increasing. Additionally, the percentage of list price increased in all price categories. With low inventory, homeowners are less willing to negotiate.

Ultimately, Naples offers a luxury lifestyle with numerous outdoor activities, sunshine and low taxes. So, if you are considering relocating or perhaps buying a second home or vacation home now is a great time to get started.

April Home Sales Strong

Naples April Home Sales Strong For The Week of April 20th

Luxury Naples Pool HomeThe latest reports show April Home Sales were strong for the week of April 20th. There were 219 Naples Homes Sold versus 225 homes sales during the previous week.

North Naples and East Naples finished the week with 49 real estate transactions. In North Naples, the 49 properties sold was the same number of homes sold during the prior week. Of the 49 sales, 10 percent were vacant lots, 43 percent were single family homes and 55 percent were condos.

East Naples also had 49 real estate transactions which was slightly higher than the 45 real estate transactions during the previous week.  East Naples home sales consisted of 16 percent vacant lots, 22 percent single family homes and 57 percent were condos. The reaming properties sold were mobile homes.

And finally, the City of Naples finished the week with 29 homes sold down from 32 sales during the week of the April 13th. Real estate sales were made up of 41 percent single family homes and 55 percent condos. The remaining Naples property sold was a vacant lot.

In summary, the Naples Florida real estate transactions review for the week of April 20th show properties sold were broken down as follows: 99 condos, 80 single family homes, 36 vacant lots and 4 mobile homes sold throughout Collier County.

Homeowners Equity is Growing

Want to Make a Move? Homeowners Equity is Growing Year-Over-Year

One of the bright spots of the 2020 real estate market is the growth in homeowners equity across the country. According to the recently released Homeowner Equity Insights Report from CoreLogic, in nearly every state there was a year-over-year first-quarter equity increase, averaging out to a 6.5% overall gain.

The report notes:

“CoreLogic analysis shows U.S. homeowners with mortgages (roughly 63% of all properties) have seen their equity increase by a total of nearly $590 billion since the first quarter of 2019, an increase of 6.5%, year over year.” (See map below):

This means that In the first quarter of 2020, the average homeowner gained approximately $9,600 in equity during the past year.”

That’s a huge win for homeowners, especially for those looking to sell their houses and make a move this summer. Having equity to re-invest in your next home is a major force that can make moving a reality, especially while buyers are expressing such a high demand for homes to purchase.

Frank Martell, President and CEO of CoreLogic addresses the potential long-term outlook and how homeowners will likely fare much more positively through the current recession than many did during the last one:

“Many homeowners will experience a recession during their lifetime, and it is reasonable to compare the current recession to those in the past. But the comparison is not apples to apples — every recession is different. Primary drivers of the Great Recession were an overbuilt housing stock, risky mortgages and the collapse of home prices, creating a massive increase in negative equity that proved difficult to recover from. Today’s housing environment has low vacancy and delinquency rates and a large home equity cushion.”

Economic Recovery Underway

Is the Economic Recovery Underway Already?

Is the economic recovery underway in the United States? The Wall Street Journal just released their latest monthly Survey of Economists. In an article on the findings, they reported:

“The U.S. economy will be in recovery by the third quarter of this year, economists said in a survey that also concluded the labor market will fare better than previously expected following the effects of the coronavirus pandemic.”

Clearly, the latest jobs report from the U.S. Bureau of Labor Statistics confirmed the labor market is outperforming expectations, as it revealed that 2.5 million jobs were added. Directly before the release, experts forecasted that we would lose over 8 million jobs.

A second revelation indicating the economy is already about to turn around was also somewhat unexpected. More than 9 out of 10 economists surveyed believe the recovery has already begun this quarter or will begin in the third quarter. Here are the results of the survey question asking when the recovery will begin:

The survey also asked what type of recovery the economists expect.

More than 8 out of 10 believe it will be a form of a ‘V’ recovery:

  • A true ‘V’ with a sharp drop and a sharp rebound
  • A ‘Nike Swoosh’ with a sharp drop and a more gradual recovery, coined after the company’s logo

Some experts, possibly concerned about a second wave of the virus, call for a ‘W’ recovery – a double dip recession.

Others call for a ‘U’ with a prolonged bottom.

A very small percentage project the dreaded ‘L’ recovery, which is no recovery at all for the foreseeable future (think of the Great Recession).
