June Real Estate Transactions

Southwest Florida June Real Estate Transactions

June Real Estate Transactions in Southwest FLThe latest Southwest Florida June Real Estate Transactions Report for the week of the 6th confirmed there were 175 properties sold in the area, which was up from 115 property sales during the prior week.

Southern Fort Myers remained in the top spot with 71 property sales which was up from 53 during the previous week. Transactions were as follows: 35 percent vacant lots, 13 percent were condos and 45 percent were single family homes. The other properties sold were a multi-family unit, mobile home and a commercial unit.

Bonita Springs also continued to stay in the second position with 53 real estate transactions up slightly rom 52 transactions the week before. Of the 53 real estate sales, 36 percent vacant lots, 17 percent were condos and 36 percent were single family homes. The remaining Bonita properties sold were mobile homes and coops.

Estero stayed in the third position with 48 home sales versus 47 real estate transactions during the week of May 30th. Real Estate sales were split between multiple property types. Of the 48 home sales, 31 percent were vacant lots, 33 percent were condos and 29 percent were single family homes. The other Estero properties sold were mobile homes.

In review, based on the real estate transactions report for the week of the 6th, property sales were broken down by the following types in Southwest Florida: 36 condos, 65 single family homes, 62 vacant lots, 5 mobile homes, 3 coops, 3 commercial units and 1 multi-family unit.

April Naples Real Estate Transactions

April Naples Real Estate Transactions For The Week of The 27th

April Naples Real Estate Transactions in Naples Golf communitiesThe latest reports show April Naples Real Estate Transactions for the week of the 27th there were 278 Naples Homes Sold versus 219 homes sales during the previous week.

East Naples moved into the top slot with 69 real estate transactions which was much higher than the 49 real estate transactions during the previous week.  East Naples home sales consisted of 12 percent vacant lots, 33 percent single family homes and 52 percent were condos. The reaming properties sold were mobile homes.

North Naples finished the week with 56 real estate transactions compared to 49 sales during the prior week. Of the 56 sales, 9 percent were vacant lots, 39 percent were single family homes and 52 percent were condos.

And finally, the City of Naples finished the week with 31 homes sold up slightly from 29 sales during the week of April 20th. Real estate sales were made up of 26 percent single family homes and 74 percent condos.

In summary, the Naples Florida real estate transactions review for the week of April 27th show properties sold were broken down as follows: 121 condos, 95 single family homes, 58 vacant lots and 4 mobile homes sold throughout Collier County.

May 2020 Lee County Real Estate Recap

The latest Lee County real estate recap from the Florida Association of Realtors shows May home sales and inventory decreased double-digits compared to the same time last year. However, pending sales increased 2.2 percent during the month. The good news is, now that the state is open, there is increased activity in showings throughout Southwest Florida.

May 2020 versus May 2019 Single Family Home Highlights:

  • Home sales decreased 39 percent going from 1,514 Lee County real estate transactions down to 924 sales
  • Pending sales increased 2.2 percent up from 1,525 last May versus 1,559 this May
  • Inventory fell 27.5 percent down to 4,522 properties for sale compared to this same time last year when there were 6,234 homes for sale
  • New listings dropped from 1,413 down to 1,390 which is a 1.6 percent decrease
  • Median days on market decreased to 91 days which is a 17.3 percent decrease versus May 2019
  • Available inventory of single family homes ended May with a 4 months supply of homes available for sale which is a 29.8 percent decrease

Similar to the rest of the country, Lee County finished the month of May well below last year for closed sales of single family homes. However, the increase in pending sales and the reduction in the number of days homes were on the market decreased which is good news for sellers. As was the case in March and April, inventory and new listings remain low. Typically, a healthy level of inventory is considered to be 6 to 7 months of supply of homes for sale.  With only a 4 month supply of Lee County homes for sale, Southwest Florida’s inventory levels make it a seller’s market.

May 2020 versus May 2019 Condo Highlights:

  • Condo sales decreased 54.5 percent going from 802 Lee County real estate transactions down to 365 sales
  • Pending sales decreased 21 percent down from 730 last May versus 570 this May
  • Inventory fell 17.1 percent down to 2,827 condos for sale compared to this same time last year when there were 3,410 units for sale
  • New listings increased from 593 down to 728 which is a 22.8 percent increase
  • Median days on the market decreased to 97 days which is a 25.7 percent decrease versus May 2019
  • Available inventory of condos ended May with a 5.2 months supply of properties available for sale which is a 16.1 percent decrease

There were a couple of bright spots for Lee County Condominium sales during the month of May. For buyers, there was a significant increase in inventory gives homebuyers more properties to consider. Additionally, the number of days on market decreased which is good news for sellers. Both of these changes are due to low inventory levels. Despite the significant increase in condos for sale, the overall supply is still below 6 months which makes it a sellers’ market.

What Are the Experts Saying About Future Home Prices?

May Naples Home Sales ReviewForecasting future home prices has become extremely difficult. Normally, there’s a simple formula to determine the future price of any item: calculate the supply of that item in ratio to the demand for that item. In housing right now, demand far exceeds supply.

Mortgage applications to buy a home just rose to the highest level in 11 years while inventory of homes for sale is at (or near) an all-time low. That would usually indicate strong appreciation for home values as we move throughout the year.

Some experts, however, are not convinced the current rush of purchasers is sustainable. Ralph McLaughlin, Chief Economist at Haus, explained in their June 2020 Hausing Market Forecast why there is concern:

“The upswing that we’ll see this summer is a result of pent-up demand from homebuyers and supply-in-progress from homebuilders that has simply been pushed off a few months. However, after this pent-up demand goes away, the true economic scarring due to the pandemic will begin to affect the housing market as the tide of pent-up demand goes out.”

The virus and other challenges currently impacting the industry have created a wide range of thoughts regarding the future of home prices. Here’s a list of analysts and their projections, from the lowest depreciation to the highest appreciation:

We can garner two important points from this list:

  1. There is no real consensus among the experts.
  2. No one projects prices to crash like they did in 2008.

So, whether you’re thinking of buying a home or selling your house, know that home prices will not change dramatically this year, even with all of the uncertainty we’ve faced in 2020.

Homebuyers Are Buying In Today’s Market

Homebuyers Are BuyingIs it surprising homebuyers are buying in today’s market? With low inventory and low interest rates combined with people’s desire to have more space in a larger home buyers are active and buying homes.

According to the latest FreddieMac Quarterly Forecast, mortgage interest rates have fallen to historically low levels this spring and they’re projected to remain low. This means there’s a huge incentive for buyers who are ready to purchase. And homeowners looking for eager buyers can take advantage of this opportune time to sell as well.

There’s a very positive outlook on interest rates going forward, as the projections from the FreddieMac report indicate continued lows into 2021:

“Going forward, we forecast the 30-year fixed-rate mortgage to remain low, falling to a yearly average of 3.4% in 2020 and 3.2% in 2021.”

 With mortgage rates hovering at such compelling places, ongoing buyer interest is bound to keep driving the housing market forward. Rates also reached another record low last week, so homebuyers are in what FreddieMac is identifying as the buying mood:

“While the rebound in the economy is uneven, one segment that is exhibiting strength is the housing market. Purchase demand activity is up over twenty percent from a year ago, the highest since January 2009. Mortgage rates have hit another record low due to declining inflationary pressures, putting many homebuyers in the buying mood. However, it will be difficult to sustain the momentum in demand as unsold inventory was at near record lows coming into the pandemic and it has only dropped since then.”

There’s no doubt that even though buyers are ready to purchase, it’s hard for many of them to find a home to buy today. Mortgage rates aren’t the only thing hovering near all-time lows; homes available for sale are too. With housing inventory as scarce as it is today – a nearly 20% year-over-year decline in available homes to purchase – keeping buyers in the purchasing mood may be tough if they can’t find a home to buy (See graph below):
