Southwest Florida Property Sales

June 2020 Southwest Florida Property Sales

The latest Southwest Florida Property Sales reports show a significant increase in pending sales for both single family homes and condos for the month of June. Overall, homes going to contract increased double-digits compared to the same time last year. However, housing supply continues to be a challenge. For buyers, the low inventory means there are fewer properties available. Due to the low inventory, prices continue to rise in Southwest Florida.

June 2020 versus June 2019 Single Family Home Highlights:

  • Home sales decreased 1 percent going from 1,257 Lee County real estate transactions down to 1,245 sales
  • Pending sales increased 28.3 percent up from 1,385 last June versus 1,777 this June
  • Inventory fell 28.5 percent down to 4,090 properties for sale compared to this same time last year when there were 5,724 homes for sale
  • New listings increased from 1,184 up to 1,298 which is a 9.6 percent increase
  • Median days on market increased to 113 days which is a 0.9 percent increase versus June 2019
  • Available inventory of single family homes ended June with a 3.6 months supply of homes available for sale which is a 30.8 percent decrease

Lee County real estate activity increased significantly during the month of June. In particular, single family homes going to contract were up almost 30 percent. Additionally, closed sales rebounded and move positive with a slight increase compared to May. However, the increase in pending sales decreased further depleting the available inventory. For the past three months, inventory has declined each month to a point we only have a 3.6 month supply of single family homes for sale in Lee County. Typically, a healthy level of inventory is considered to be 6 to 7 months of supply of homes for sale. Additionally, even though new listings increased compared to June of last year, Southwest Florida’s low inventory levels make it a seller’s market.

So, if you are considering selling a home, now would be a great time. Survey’s have shown buyers are looking for larger homes with plenty of space for family and a home office. They are looking for pools, large kitchens and privacy. June 2020 versus June 2019 Condo Highlights:

  • Condo sales decreased 12.7 percent going from 592 Lee County real estate transactions down to 517 sales
  • Pending sales increased 21.5 percent up from 590 last June versus 717 this June
  • Inventory fell 14.9 percent down to 2,690 condos for sale compared to this same time last year when there were 3,160 units for sale
  • New listings increased from 524 up to 686 which is a 30.9 percent increase
  • Median days on the market decreased to 112 days which is a 1.8 percent decrease versus June 2019
  • Available inventory of condos ended June with a 5 months supply of properties available for sale which is a 13.8 percent decrease

Similar to single family homes, condos going to contract increased significantly during June. Pending sales went from a double digit decline during May to a double digit increase during the month of June. Although, inventory continues to decline, the number of new condos added to the market increased just over 30 percent. Additionally, the number of days on market decreased which is good news for sellers. Ultimately, the overall supply is still below 6 months which makes it a sellers’ market.

Homeownership Rate Rises

2020 Homeownership Rate Rises

So far, it’s been quite a ride this year. However, the U.S. homeownership rate rises once again, signaling great strength in the recovery of the housing market and an indication that even in a time of crisis, Americans still feel confident about buying a home.

Yesterday, the U.S. Census Bureau announced:

“The homeownership rate of 67.9 percent was 3.8 percentage points higher than the rate in the second quarter 2019 (64.1 percent) and 2.6 percentage points higher than the rate in the first quarter 2020 (65.3 percent).”

The increase is also represented by race and ethnicity of the householder:

There are many reasons why the homeownership rate in this country is rising, and one of the key factors is historically-low mortgage rates. Rates hovering at all-time lows are helping to drive affordability and enabling more potential homeowners to enter the market today. According to Ralph McLaughlinChief Economist for Haus:

“Mortgage rates are the icing on the cake for households that were thinking about buying…They found an unexpected opportunity during the worst economic downturn America has seen since the Great Depression.”

In addition, many potential homebuyers have been using their time this year to search for homes that offer more space than their current rental apartments. Many of these homebuyers are younger and, as noted by Odeta Kushi, Deputy Chief Economist at First American, are the buyers driving the homeownership rate in an upward direction:

“Big jump in the homeownership rate today, mostly driven by younger households. We saw a spike in the number of owners, and a decline in the number of renters. This is the highest rate of homeownership since 2008.”

This growth is outstanding news for the housing market and for those who have recently found their new homes. June Real Estate Trends For Naples Florida

The June Real Estate Trends Report shows high demand for properties in Naples, Florida continues. Pending sales (homes under contract) increased 61.3 percent over last June. Additionally, there was a 25.8 percent increase in new listings to the market.

The resiliency of the Naples market is undeniable. As evident by the staggering increase in pending sales of single family homes which increased 83.9 percent. Condos also saw significant activity with an increase of 38.7 percent of condos going to contract during the month.

Additionally, buyers are back in full force. There were 36,912 property showings in June. This level of activity is unprecedented for this time of year. As buyers are reassessing their lifestyles, the Naples area is high on the list for those looking for larger homes with more space in a safe community.

Finally, the real estate industry continues to adapt to today’s environment. There has been a significant increase in virtual open houses, high end video tours and live chat sessions with potential homebuyers.   Additionally, we’ve adopted paperless transactions for the entire real estate process. In fact, some homebuyers have purchased a home 100 percent remotely.

June 2020 Versus June 2019 Real Estate Activity Highlights

  • Single family home sales increased by 3 percent with 498 Naples real estate transactions
  • Condo sales decreased by 383 sales which was a 13 percent decrease compared to last June
  • Overall pending sales increased to 1,469 representing a 61 percent increase
  • Overall inventory fell 28 percent down to 4,739 properties for sale compared to the same time last year
  • Days on market decreased to 96 days which is an 8 percent decrease versus June 2019

Naples Closed Sales

June real estate trends for Naples closed salesThe latest Naples real estate market reports show home sales are up significantly compared to the previous month. Overall, closed sales by price range for a rolling 12 months shows home sales increased in almost every price category. Most notably, Naples Luxury homes between $1 million and $2 million lead the way with a 7.9 percent increase over the same time period last year.

Unlike last month, we saw a slight increase in ultra luxury homes sold above $2 million dollars which had a 0.6 percent increase in closed sales.

Once again, it’s clear there is a shift in buyers looking for single family homes with more space and privacy. Single family home sales increased 5.1 percent compared to condos which decreased 1.6 percent.

Additionally, single family homes homes with at least four bedrooms saw a 7.1 percent increase in closed sales activity. As more home buyers make a shift to working remotely, surveys have shown they are looking for properties with enough rooms for their family as well as space for a dedicated home office.

Days on Market for Naples Home Sales

Once again, another bright spot for the month was the decrease in the number of days a property was on the market before it sold. The overall median days on market fell 8 percent compared to June of last year.

Naples Inventory of Homes for Sale

Overall inventory during June decreased 28 percent to 4,739 homes down from 6,547 homes in June of 2019. The majority of the reduction in housing supply was reported in the single-family home market, which decreased 34.5 percent, while the condominium market had a decrease in inventory of 20.3 percent.

As evident in the chart to the left, all price ranges saw major impacts to inventory levels. Properties below $500,000 saw the biggest impact with over a 30 percent decline in property for sale. The decrease in inventory is primarily due to pending home sales which rose significantly. In fact, total pending sales or homes that went to contract during the month increased from 911 to 1,469 which represented a 61.3 percent increase.

Additionally, several people have asked if homeowners are lowering home prices and the answer is a resounding “no”. Housing supply is just not keeping up with buyer demand. As a result of low inventory levels, home prices are actually increasing. Naples single family homes saw an increase an 8.2 percent increase in the median closed sales price. Similarly, Naples condos saw a 1.9 percent increase in the median sales price. Additionally, the percentage of list price increased or remained flat in all price categories. It is a sellers market due to low inventory and therefore homeowners are less willing to negotiate.

Ultimately, Naples offers a luxury lifestyle with numerous outdoor activities, sunshine and low taxes. So, if you are considering relocating or perhaps buying a second home or vacation home now is a great time to get started.

If you are seller contemplating listing your home now is a good time to take advantage of the low inventory. Traffic has increased considerably over the past couple of weeks and virtual showings are the new normal. There are many buyers looking for homes in less populated areas and with more space.

Three of the Latest Housing Reports Show Market Is Strong

Latest Housing ReportsThe residential real estate market is remaining resilient. The latest housing reports recently revealed how the housing market is still showing growth. Here’s a look at three separate reports.

1. Ivy Zelman’s Real Estate Broker Survey

The survey explains that purchaser demand remains strong:

“This month’s overall homebuyer demand rating…was easily the strongest sequential gain in our survey history…Strength continues to be led by the entry-level…While high-end demand is less robust in an absolute sense, there has also been relative improvement, with contacts attributing incremental improvement to the stock market’s rebound, record low mortgage rates and luxury customers trading out of high-priced cities.”

2. The National Association of Home Builders Housing Market Index

The index reveals that builder confidence has returned to levels last seen prior to the pandemic:

“In a strong signal that the housing market is ready to lead a post-COVID economic recovery, builder confidence in the market for newly-built single-family homes jumped 14 points to 72 in July, according to the latest National Association of Home Builders/Wells Fargo Housing Market Index (HMI). The HMI now stands at the solid pre-pandemic reading in March before the outbreak affected much of the nation.”

3. The realtor.com Housing Market Recovery Index

This index leverages a weighted average of four key components of the housing industry, tracking each of the following:

  1. Housing Demand – Growth in online search activity
  2. Home Price – Growth in asking prices
  3. Housing Supply – Growth of new listings
  4. Pace of Sales – Difference in time-on-market

It then compares the current status “to the last week of January 2020 market trend, as a baseline for pre-COVID market growth. The overall index is set to 100 in this baseline period. The higher a market’s index value, the higher its recovery and vice versa.”

The latest results came in at 101, with realtor.com explaining:

“The U.S. Housing Market has recovered from the immediate disruption caused by the COVID pandemic and returned to January 2020 growth levels.”

So, real estate brokers, home builders, and industry data all agree that the housing market has surged back to previous levels, showing growth, strength, and incredible resilience.
