Southwest Florida August Home Sales Review

August Home Sales Review for Southwest FLThe latest August Home Sales Review for the week of the 8th showed there were 204 properties sold in Southwest Florida. Real Estate activity continues to show higher than normal levels of closed sales and pending sales for this time of year.

Southern Fort Myers was in the top spot with 89 property sales for the week. Transactions were as follows:  42 percent vacant lots, 12 percent were condos and 43 percent were single family homes. The remaining property sold was a mobile home.

Bonita Springs landed in the second position with 68 real estate transactions. Of the 68 real estate sales, 25 percent were condos, 37 percent were single family homes and 23 percent vacant lots. Similar to Fort Myers, the remaining Bonita Springs transaction was a mobile home.

Finally, Estero  cam in third with 47 home sales. Real Estate sales were split between multiple property types. Of the 47 home sales, 19 percent were vacant lots, 28 percent were condos and 45 percent were single family homes. The other Estero transactions were a mobile home and agricultural lots.

In review, based on the real estate transactions report for the week of the 8th, property sales were broken down by the following types in Southwest Florida: 42 condos, 85 single family homes, 69 vacant lots, 3 mobile homes, 3 agricultural lots, 2 multi-family units.

Existing home or new construction? Which type of home is right for you and your family? Finding the right home to purchase today is one of the biggest challenges for potential buyers. With so few homes for sale and construction of newly built homes ramping up, you may be wondering if you should consider new construction in your search process. It’s a great question to ask, and one to look at from the pros and cons of what it means to buy a new home versus an existing one. Here are a few things to consider when making the best decision for your family.

Real Estate Is Back

Builders & Realtors Agree: Real Estate Is Back

naples luxury homes for saleIf there is one thing both builders and realtors can agree on, it is Real Estate is Back in full force! When shelter-in-place orders brought the economy to a screeching halt earlier this year, many believed the residential housing market would follow suit. Countless analysts predicted buyer demand would disappear and home values would depreciate for the first time in almost a decade. That, however, didn’t happen. It appears the opposite is taking place.

Real Estate has come roaring back – and seems to still be gaining steam. Here’s a look at two recent reports – one from the National Association of Home Builders (NAHB) and one from the National Association of Realtors (NAR) – showing this growing strength.

Builder Confidence Hits All-Time High

real estate is back for new construction homes in naples flLast week, it was reported that applications for new home purchases with home builders were 39% higher than in July of 2019. That has builder confidence soaring.

Each month, NAHB releases its Housing Market Index, a survey of NAHB members who rate market conditions for the sale of new homes at the present time and over the next six months, as well as prospective buyer traffic for new homes.

This month, they reported that builder confidence in the market for newly-built single-family homes increased to the highest reading in the 35-year history of the series. NAHB Chairman, Chuck Fowke, explained:

“The demand for new single-family homes continues to be strong, as low interest rates and a focus on the importance of housing has stoked buyer traffic to all-time highs…Housing has clearly been a bright spot during the pandemic and the sharp rebound in builder confidence over the summer has led NAHB to upgrade its forecast for single-family starts, which are now projected to show only a slight decline for 2020.”

The number of newly constructed homes being built will be almost at the same level as last year, even though the economic shutdown crushed home building earlier in the year.

Existing Homes Are Also Selling Quickly

SoldLast Friday, NAR released its Existing Home Sales Report. The report revealed that month-over-month sales increased by 24.7%, setting another record for the category. The Wall Street Journal reported that the increase crushed expert forecasts:

“Economists surveyed by The Wall Street Journal expected a 14.2% monthly increase in sales of previously-owned homes, which make up most of the housing market.”

Home sales increased by 8.7% year-over-year.

Lawrence Yun, Chief Economist for NAR, explained how the resale market is just as hot as the new construction market:

“The housing market is well past the recovery phase and is now booming with higher home sales compared to the pre-pandemic days. With the sizable shift in remote work, current homeowners are looking for larger homes and this will lead to a secondary level of demand even into 2021.”

In addition, the Housing Market Recovery Index, which is released monthly by realtor.com, also showed the market is recovering nicely. The latest index reading was 104.8, which means the housing market is doing better than it was in January and February of this year. As a reference, the highest point in the index was a 106.5 in early March, just prior to the health crisis setting in.

Southwest Florida Recent Home Sales

The most recent Home Sales reports for Southwest Florida show a significant jump in pending sales for both single family homes and condos for the month of July. Single family homes going to contract increased by 61.3 percent and condos increased just over 50 percent. This is a clear indication buyers are actively looking for property in Southwest Florida.  Homebuyers are reassessing their lifestyles and they are looking for larger homes with plenty of space for their family as well as a home office. Additionally, buyers have expressed their desire for homes located in safe gated communities.

Additionally, the supply of Southwest Florida homes for sale continues to fall to a point it is a seller’s market. As a result, the low inventory is driving prices up in our area. Recent Home Sales for Lee County Single Family Homes

 

 

July 2020 versus July 2019 Single Family Home Highlights:

  • Home sales increased 12.3 percent going from 1,261 Lee County real estate transactions down to 1,416 sales
  • Pending sales increased 61.3 percent up from 1,333 last July versus 2,150 this July
  • Inventory fell 34 percent down to 3,579 properties for sale compared to this same time last year when there were 5,422 homes for sale
  • New listings increased from 1,279 up to 1,437 which is a 12.4 percent increase
  • Median days on market decreased to 105 days which is a 8.7 percent decrease versus July 2019
  • Available inventory of single family homes ended July with a 3.1 months supply of homes available for sale which is a 36.7 percent decrease

Continuing the trends established in June, Lee County real estate activity increased significantly during the month of July. In particular, single family homes going to contract were up over 60 percent compared to 30 percent last month. Additionally, closed sales continued to rebound with a double digit increase compared to last month.

However, the increase in both closed and pending sales further depleting the available inventory. For the past four months, inventory has declined each month to a point we only have a 3.1 month supply of single family homes for sale in Lee County. Typically, a healthy level of inventory is considered to be 6 to 7 months of supply of homes for sale. Additionally, even though new listings increased compared to July of last year, Southwest Florida’s low inventory levels make it a seller’s market.

July 2020 versus July 2019 Condo Highlights:

  • Condo sales decreased 3.6 percent going from 586 Lee County real estate transactions down to 565 sales
  • Pending sales increased 50.7 percent up from 535 last July versus 806 this July
  • Inventory fell 9.5 percent down to 2,675 condos for sale compared to this same time last year when there were 2,957 units for sale
  • New listings increased from 484 up to 704 which is a 45.5 percent increase
  • Median days on the market decreased to 106 days which is a 17.2 percent decrease versus July 2019
  • Available inventory of condos ended July with a 5 months supply of properties available for sale which is a 5.7 percent decrease

Similar to single family homes, condos going to contract increased significantly during July. Unlike single family homes, condo sales declined slightly during the month. On the bright side, new listings to the market increase increased more than 45 percent. The additional condos for sale is just not enough to keep up with buyer demand and with only 5 months’ supply of condos for sale means it’s still a sellers’ market.

2020 Naples Home Sales Finish June Strong

TwinEagles Property Pending Sale in Naples FLThe latest 2020 Naples Home Sales report for the last week of June show there were 318 Homes Sold.

North Naples was in the top spot with 73 real estate transactions for the week. Of the 73 sales, 58 percent were single family homes and 39 percent were condos. The remaining property sold was a vacant lot.

East Naples remained in the second position with 58 real estate transactions for the week of the 29th. East Naples home sales consisted of 19 percent vacant lots, 26 percent single family homes and 55 percent were condos.

Finally, the City of Naples rounded out the week with 36 home sales. They were made up of 58 percent single family homes and 39 percent condos. The remaining property sold in Downtown Naples was a vacant lot.

In summary, the latest real estate transactions review for the week of June 29th show Naples homes sold were broken down as follows: 88 condos, 144 single family homes and 86 vacant lotssold throughout Collier County.

July Real Estate Trends

July Real Estate Trends For Naples Florida

The July Real Estate Trends Report continues to show high demand for properties in Naples, Florida. Pending sales (homes under contract) increased 57.3 percent over last July and closed sale increased 35.4 percent during the same time period. At the same time, inventory is exceptionally low. Overall the number of Naples homes for sale declined 29 percent.

Lifestyle has become significantly more important to many people over the past several months. Home buyers are reassessing where they live and are embracing the freedom to work from anywhere. As a result, buyers are so motivated to move to larger homes in less populated areas that we’ve even sold multiple homes sight unseen. With low inventory, it is a seller’s market.

If you are considering selling, now is a good time to jump in the market to take advantage of the high demand for Naples property.

Finally, the real estate industry continues to adapt to today’s environment. The number of virtual open houses, high end video tours and live chat sessions with potential homebuyers continues to rise.  Additionally, as we transition to a virtual world, we’ve adopted paperless transactions for the entire real estate process so buyers and sellers are able to conduct transactions without traveling or leaving their homes.

July 2020 Versus July 2019 Real Estate Activity Highlights

  • Single family home sales increased by 43 percent with 637 Naples real estate transactions
  • Condo sales increased to 517 sales which was a 27 percent decrease compared to last July
  • Overall pending sales increased to 1,446 representing a 57 percent increase
  • Overall inventory fell 29 percent down to 4,390 properties for sale compared to the same time last year
  • Days on market decreased to 92 days which is an 12 percent decrease versus July 2019

Naples Closed Sales

July Real Estate Trends show Naples Prices increasingThe latest Naples real estate market reports show home sales are exceptionally strong during the month of July. Overall, closed sales increased in July by 35.4 percent compared to the same time last year.

Additionally, closed sales for the past 12 months shows home sales increased in almost every price category. Most notably, Naples Luxury homes between $1 million and $2 million lead the way with a 10.4 percent increase over the same time period last year. Also notable was the increase in sales between $500,000 and $1,000,000 which were up 9.9 percent.

Last month we saw a slight increase in ultra luxury homes sold above $2 million dollars which had a 0.6 percent increase in closed sales. This month, sales of ultra luxury Naples homes rose 3.1 percent.

Once again, it’s clear there is a shift in buyers looking for single family homes with more space and privacy. Single family home sales increased 5.1 percent compared to condos which decreased 1.6 percent.

Additionally, single family homes homes with at least four bedrooms saw a 10.2 percent increase in closed sales activity. As more home buyers make a shift to working remotely, surveys have shown they are looking for properties with enough rooms for their family as well as space for a dedicated home office.

Days on Market for Naples Home Sales

Due to the heightened demand for Naples homes, the number of days on Market decreased once again. Overall, the number of days a home was on the market before it went to contract dropped to 92 days which represented a 12 percent decline compared to July of last year. The price range with the largest decrease in days on market over the past 12 months were properties priced between $500,000 and $1,000,000.

Additionally, buyer interest continues to be significantly higher than usual for the summer months. There were 15,634 in person property showings in July. This activity does not include virtual showings and tours which are becoming routine. As buyers are reevaluating their lifestyles, the Naples area is high on the list for those looking for larger homes with more space in a safe community.

Naples Inventory of Homes for Sale

Overall inventory during June decreased 29 percent to 4,390 homes down from 6,168 homes in July of 2019. Single-family homes for sale fell by 38.9 percent and codos available for sale dropped by 17.9 percent.

July Real Estate Trends for Naples FLAs evident in the chart to the left, all price ranges saw major reductions to inventory levels. Properties priced between $300,000 and $500,000 saw the biggest impact with almost a 40 percent decline in properties for sale. The decrease in inventory is primarily due to pending home sales which rose significantly. In fact, total pending sales or homes that went to contract during the month increased from 919 to 1,446 which represented a 57.3 percent increase.

 

Additionally, several people have asked if homeowners are lowering home prices and the answer is a resounding “no”. Housing supply is just not keeping up with buyer demand. As a result of low inventory levels, home prices are actually increasing. Naples single family homes saw an increase of 14.1 percent in the median closed sales price. Similarly, Naples condos saw a 13.5 percent increase.

Also notable is the percentage of list price which increased 96 percent of list price for single family homes and 95.3 percent of list price of condos over the past 12 months. Ultimately, the percentage of list price increased or remained flat in all price categories. It remains a sellers market due to low inventory. Therefore, if you are a buyer, you should be prepared for homeowners who are usually less willing to negotiate.
