Southern Lee County Home Sales

Southern Lee County Home SalesThe latest Southern Lee County Home Sales Report for the week of the 29th showed there were 168 properties sold in Southwest Florida compared to 211 during the prior week.

Southern Fort Myers had the most transactions for the week with 78 property sales compared to 80 sales the previous week. Transactions were as follows:  31 percent vacant lots, 21 percent were condos and 46 percent were single family homes. The remaining properties sold were a mobile home and a commercial unit.

Bonita Springs returned to the second position with 51 real estate transactions for the week compared to the prior week when there was 61 home sales. Of the 51 real estate sales, 31 percent were condos, 49 percent were single family homes and 16 percent vacant lots. The other Bonita Springs transactions were a mobile home and a multi-family unit.

Finally, Estero slid to third place with 39 property sales compared to the week of the 22nd when there were 78 home sales. Real Estate sales were split between multiple property types. Of the 39 home sales, 26 percent were vacant lots, 28 percent were condos and 44 percent were single family homes. The other Estero transaction was an agricultural lot. 

In review, based on the real estate transactions report for the week of August 29th, property sales were broken down by the following types in Southwest Florida: 42 condos, 79 single family homes, 42 vacant lots, 2 mobile homes, 1 multi-family unit, 1 agricultural lot and 1 commercial property.

The Cost of a Home Is Far More Important than the Price

Buying Your Dream HomeWhen making a purchasing decision, the cost of a home is far more important than the price. Despite housing inventory being at an all-time low, with 39% fewer homes for sale today than at this time last year, buyer demand continues to set records. Yet, interest rates remain near historic lows making the true cost of a home lower than you may realize.

Zillow recently reported:

“Newly pending sales are up 25.5% compared to the same week last year, the highest year-over-year increase in the weekly Zillow database.”

Whenever there is a shortage in supply of an item that’s in high demand, the price of that item increases. That’s exactly what’s happening in the real estate market right now. CoreLogic’s latest Home Price Index reports that values have increased by 5.5% over the last year.

This is great news if you’re planning to sell your house; on the other hand, as either a first-time or repeat buyer, this may instead seem like troubling news. However, purchasers should realize that the price of a house is not as important as the cost. Let’s break it down.

There are several factors that influence the cost of a home. The two major ones are the price of the home and the interest rate at which a buyer can borrow the funds necessary to purchase the home.

Last week, Freddie Mac announced that the average interest rate for a 30-year fixed-rate mortgage was 2.87%. At this time last year, the rate was 3.73%. Let’s use an example to see how that difference impacts the true cost of a home.

Assume you purchased a home last year and took out a $250,000 mortgage. As mentioned above, home values have increased by 5.5% over the last year. To buy that same home this year, you would need to take out a mortgage of $263,750.

How will your monthly mortgage payment change based on today’s lower mortgage rate?

This table calculates the difference in your monthly payment:

That’s a savings of $61 monthly, which adds up to $732 annually and $21,960 over the life of the loan. Even though home values have appreciated, it’s a great time to buy a home because mortgage rates are at historic lows.

August Real Estate Trends For Naples Florida

The August Real Estate Trends Report continues to show high demand for properties in Naples, Florida. Pending sales (homes under contract) increased 70 percent over last August and closed sale increased 35 percent during the same time period. Additionally, overall the number of Naples homes for sale declined 29 percent. As a result, the exceptionally low inventory is driving home prices up.

Lifestyle changes continue to drive the types of homes being purchased.  Single family homes with four bedrooms showed the strongest sales activity. Buyers are looking for homes with enough space for a home office, home schooling, home fitness and plenty of space for all family members.

Ultimately, it is a seller’s market. So, if you are considering selling, now is a good time to jump in the market to take advantage of the high demand for Naples property.

August 2020 Versus August 2019 Real Estate Activity Highlights

  • Single family home sales increased by 39 percent with 583 Naples real estate transactions
  • Condo sales increased to 515 sales which was a 32 percent decrease compared to last July
  • Overall pending sales increased to 1,479 representing a 70 percent increase
  • Overall inventory fell 29 percent down to 4,174 properties for sale compared to the same time last year
  • Days on market decreased to 96 days which is a 6 percent decrease versus August 2019

Naples Closed Sales

August Real Estate Trends Show Naples Home Sales by Price RangeThe latest Naples real estate market reports show home sales continue to be exceptionally strong during the month of August. Overall, closed sales increased in August by 35 percent compared to the same time last year.

Additionally, once again closed sales for the past 12 months shows home sales increased in almost every price category. Most notably, Naples Luxury homes between $1 million and $2 million with a 14.3 percent increase over the same time period last year. Also notable was the increase in sales between $500,000 and $1,000,000 which were up 15.5 percent.

Unlike last month which only showed a slight increase in ultra luxury Naples homes, sales above $2 million dollars, this month the increase in closed sales was 18% higher than last year.

Once again, it’s clear there is a shift in buyers looking for single family homes with more space and privacy. Single family home sales increased 9.9 percent compared to condos which decreased 3.1 percent.

Additionally, single family homes homes with at least four bedrooms saw a 14.1 percent increase in closed sales activity. As more home buyers make a shift to working remotely, surveys have shown they are looking for properties with enough rooms for their family as well as space for a dedicated home office.

Days on Market for Naples Home Sales

Due to the heightened demand for Naples homes, the number of days on Market decreased once again. Overall, the number of days a home was on the market before it went to contract dropped to 96 days which represented a 6 percent decline compared to August of last year. The price range with the largest decrease in days on market over the past 12 months were properties priced between $500,000 and $1,000,000.

Additionally, buyer interest continues to be significantly higher than usual for the summer months.

Naples Inventory of Homes for Sale

Overall inventory during June decreased 29 percent to 4,174 homes down from 5,887 homes in August of 2019. Single-family homes for sale fell by 41.3 percent and condos available for sale dropped by 16 percent.

August Real Estate Trends for Naples Inventory by Price RangeAs evident in the chart to the left, all price ranges saw major reductions to inventory levels. Properties priced between $300,000 and $500,000 saw the biggest impact with a 39.7 percent decline in properties for sale. The decrease in inventory is primarily due to pending home sales which rose significantly due to buyer demand. In fact, total pending sales or homes that went to contract during the month increased from 868 to 1,479 which represented a 7.4 percent increase.

Additionally, several people have asked if homeowners are lowering home prices and the answer is a resounding “no”. Housing supply is just not keeping up with buyer demand. As a result of low inventory levels, home prices are actually increasing and in some cases being sold over list price with multiple offers.

Naples single family homes saw an increase of 15.7 percent in the median closed sales price. Similarly, Naples condos saw an 18.4 percent increase.

Also notable is the percentage of list price which was 96 percent of list price for single family homes and 95.4 percent of list price of condos over the past 12 months. Ultimately, the percentage of list price increased or remained flat in all price categories. It remains a sellers market due to low inventory. Therefore, if you are a buyer, you should be prepared for homeowners who are less willing to negotiate.

Ultimately, Naples offers a luxury lifestyle with numerous outdoor activities, sunshine and low taxes. So, if you are considering buying a primary residence, second home or vacation home now is a great time start your search.

Grey Oaks FloridaOverall, the latest golf community trends for Luxury homes throughout Naples, Bonita Springs, Estero and Fort Myers show the market for luxury properties continues to reflect the reduction in inventory. Similar to last month, there are a few golf communities with an oversupply of inventory and therefore are considered still great buying opportunities.

Whether you are considering a single-family home or a condo in a luxury golf community, inventory levels vary by community. A healthy level of inventory is between 6-7 months of supply of properties available. Since each community varies we recommend you use a real estate agent familiar with golf communities to navigate your way through your options.

Here are a couple of examples to show why it is important to have a very good understanding of the community and whether the inventory levels are healthy, or have high or low supply. Kensington only has 3 homes for sale and only 2.25 month’s supply of inventory which makes single family homes in this community a seller’s market. On the flip side, if you were looking for a single family home in Mediterra, there’s over a 10.86 month’s supply of Naples homes for sale making it a buyer’s market.

Also, fewer Luxury Golf Communities have more than 10 months’ supply of single-family home inventory. They include Pelican Landing, Mediterra and Miromar Lakes.

Golf communities with at least 10 months’ supply of luxury condos include Grey Oaks, Kensington, Mediterra and Miromar Lakes. The Latest Naples Naples Weekly Housing Recap

Buying Your Dream HomeThe latest Naples weekly housing recap for the third week of July shows there were 353 Homes Sold compared to 336 properties sold the previous week.

North Naples remained in the top spot with 80 real estate transactions for the week, up significantly from 68 sales during the prior week. Of the 80 sales, 5 percent were vacant lots, 60 percent were single family homes and 35 percent were condos.

The Corkscrew area had unusually high activity for the week with 64 real estate transactions.  Sales were composed of 13 percent condos, 34 percent were single family homes and 52 percent were vacant lots. The remaining property sold was a mobile home.

East Naples moved into the third position with 57 real estate transactions for the week of the 20th compared to 61 sales during the week of July 13th. East Naples home sales consisted of 14 percent vacant lots, 49 percent single family homes and 37 percent were condos.

Finally, the City of Naples rounded out the week with 41 home sales compared to 50 sales during the previous week. They were made up of 9 percent were vacant lots, 37 percent single family homes and 54 percent condos.

In summary, the latest real estate transactions review for the week of July 20th show Naples homes sold were broken down as follows: 123 condos, 160 single family homes, 67 vacant lots and 3 mobile home sold throughout Collier County.

Market Continues to Climb

The Surging Real Estate Market Continues to Climb

Market Continues to recoverThe latest housing reports show the housing market continues to soar. Earlier this year, realtor.com announced the release of the Housing Recovery Index, a weekly guide showing how the pandemic has impacted the residential real estate market. The index leverages a weighted average of four key components of the housing industry by tracking each of the following:

  1. Housing Demand – Growth in online search activity
  2. Home Price – Growth in asking prices
  3. Housing Supply – Growth of new listings
  4. Pace of Sales – Difference in time-on-market

The index compares the current status “to the January 2020 market trend, as a baseline for pre-COVID market growth. The overall index is set to 100 in this baseline period. The higher a market’s index value, the higher its recovery and vice versa.”

The graph below charts the index by showing how the real estate market started out strong in early 2020, and then dropped dramatically at the beginning of March when the pandemic paused the economy. It also shows the strength of the recovery since the beginning of May.

Housing Market Continues to recover

Today, the index stands at its highest point all year, including the time prior to the economic shutdown.

The Momentum Is Still Building

Though there is some evidence that the overall economic recovery may be slowing, the housing market is still gaining momentum. Zillow tracks the number of homes that are put into contract on a weekly basis. Their latest report confirms that buyer demand is continuing to dramatically outpace this same time last year, and the percent increase over last year is growing.

Clearly, the housing market is not only outperforming the grim forecasts from earlier this year, but it is also eclipsing the actual success of last year.

Frank Martell, President and CEO of CoreLogicexplains it best:

“On an aggregated level, the housing economy remains rock solid despite the shock and awe of the pandemic.”

How Low Inventory May Impact the Fall Housing Market

Inventory and the fall housing marketThe fall housing market is just around the corner. And real estate continues to be called the ‘bright spot’ in the current economy, but there’s one thing that may hold the housing market back from achieving its full potential this year: the lack of homes for sale.

Buyers are actively searching for and purchasing homes, looking to capitalize on today’s historically low interest rates, but there just aren’t enough houses for sale to meet that growing need. Sam Khater, Chief Economist at Freddie Mac, explains:

Mortgage rates have hit another record low due to a late summer slowdown in the economic recovery…These low rates have ignited robust purchase demand activity…However, heading into the fall it will be difficult to sustain the growth momentum in purchases because the lack of supply is already exhibiting a constraint on sales activity.”

According to the National Association of Realtors (NAR), right now, unsold inventory sits at a 3.1-month supply at the current sales pace. To have a balanced market where there are enough homes for sale to meet buyer demand, the market needs inventory for 6 months. Today, we’re nowhere near where that number needs to be. If the trend continues, it will get even harder to find homes to purchase this fall, and that may slow down potential buyers. Danielle Hale, Chief Economist at realtor.com, notes:

“The overall lack of sustained new listings growth could put a dent in fall home sales despite high interest from home shoppers, because new listings are key to home sales.”

The realtor.com Weekly Recovery Report keeps an eye on the number of listings coming into the market (houses available for sale) and the total number of listings staying in the market compared to the previous year (See graph below):

Buyers are clearly scooping up homes faster than they’re being put up for sale. The number of total listings (the orange line) continues to decline even as new listings (the blue line) are coming to the market. Why? Javier Vivas, Director of Economic Research at realtor.comnotes:

“The post-pandemic period has brought a record number of homebuyers back into the market, but it’s also failed to bring a consistent number of sellers back. Homes are selling faster, and sales are still on an upward trend, but rapidly disappearing inventory also means more home shoppers are being priced out. If we don’t see material improvement to supply in the next few weeks, we could see the number of transactions begin to dwindle again even as the lineup of buyers continues to grow.”

Does this mean it’s a good time to sell during the fall housing market?

There are plenty of buyers looking for homes to purchase because they want to take advantage of low interest rates.
