ShowingTime, a leading real estate showing software and market stat service provider, just reported that buyer traffic jumped 60.7% compared to this time last year. That’s a huge increase.

In many regions of the country, multiple buyers are entering bidding wars to compete for the home they want. In the latest Existing Home Sales Report, the National Association of Realtors (NAR) announced that there were only 1.49 million units available for sale. Due to the health crisis, many homeowners were reluctant to list their homes earlier this year. That will change as the economy continues to recover. The choices buyers have will increase going into the new year. Don’t wait until additional sellers come to market before you decide to make a move.

Buyers Are Finding More Space in the Luxury Home Market

Luxury Home EntertainmentThe luxury home market has seen a significant uptick in demand for homes with more space. The amenities that were important a year ago had a very different feel for homebuyers. Today, the health crisis has brought to light how valuable more square footage and carefully designed floorplans can be. Home offices, multi-purpose rooms, gyms, and theaters are becoming more popular, and some families are finding the space they need for these upgrades in the luxury market.

The Institute for Luxury Home Marketing (ILHM) explains:

“With quarantine concerns still top of mind for many luxury buyers, we see large, sprawling estates making their comeback.

For instance, the last six months have seen a resurgence in the buying of mega mansions and estate-size homes – specifically properties that offer space (both inside and outside), separate home offices, gyms, and private amenities such as swimming pools, yoga studios, and recreation rooms.”

This was not the case at this time last year, as the most recent Luxury Market Report from ILHM emphasizes:

“Exactly one year ago, we reported that demand for large properties, mega mansions, private estates, and luxury ranches had reduced significantly over the previous few years; especially from the younger generation of luxury property buyers.”

Strong July Home Sales

Strong July Home Sales For Naples Florida

strong july home sales of luxury homesThe latest reports show strong July home sales for Naples for the last week of the month. There were 478 Homes Sold compared to 353 properties sold the previous week.

North Naples remained in the top spot with 105 real estate transactions for the week, up significantly from 80 sales during the prior week. Of the 105 sales, 6 percent were vacant lots, 57 percent were single family homes and 36 percent were condos. The remaining property sold was a mobile home.

The Corkscrew area had unusually high activity for the second week in a row with 94 real estate transactions compared to 64 sales during the previous week.  Sales were composed of 11 percent condos, 41 percent were single family homes and 48 percent were vacant lots.

East Naples stayed in the third position with 93 property sales compared to 57 real estate transactions for the week of July 20th. East Naples home sales consisted of 9 percent vacant lots, 27 percent single family homes and 62 percent were condos. The other property sold was a mobile home.

Finally, the City of Naples rounded out the week with 55 home sales compared to 41 sales during the previous week. They were made up of 45 percent single family homes and 53 percent condos. The other property sold was a vacant lot.

In summary, the latest real estate transactions review for the week of July 27th show Naples homes sold were broken down as follows: 178 condos, 194 single family homes, 103 vacant lots and 3 mobile home sold throughout Collier County.

Where Are Home Values Headed

Where Are Home Values Headed Over the Next 12 Months?

Where Are Home Values Headed in Naples FLPeople have asked, “where are home values headed this year?” After the health crisis forecasters predicted home values could gain 3% (Zelman & Associates) and some predicted values could depreciate by more than 6% (CoreLogic).

However, as the year unfolded, it became clear that there would be little negative impact on the housing market. As Mark Fleming, Chief Economist at First American, recently revealed:

“The only major industry to display immunity to the economic impacts of the coronavirus is the housing market.”

Last week, the Federal Housing Finance Agency (FHFA) released its latest Home Price Index. The report showed home prices actually rose 6.5% from the same time last year. FHFA also noted that price appreciation accelerated to record levels over the summer months:

“Between May & July 2020, national prices increased by over 2%, which represents the largest two-month price increase observed since the start of the index in 1991.”

What are the experts forecasting for home prices going forward?
