Southwest Florida Home Sales

Florida Home sales in Bonita SpringsThe latest Southwest Florida home sales for the week of October 10th showed there were 172 properties sold in Southwest Florida versus them the prior week when 283 properties sold.

Once again, Southern Fort Myers had the most transactions for the week with 85 property sales versus 102 sales the previous week. Transactions were as follows:  8 percent were mobile homes, 27 percent vacant lots, 21 percent were condos and 44 percent were single family homes.

Bonita Springs remained in the second position with 57 real estate transactions for the week compared to the prior week when there were 80 home sales. Of the 57 real estate sales, 39 percent were condos, 42 percent were single family homes and 14 percent vacant lots. The other Bonita Springs transactions were  mobile homes and a commercial unit.

Finally, Estero landed in third place with 45 property sales compared to the week of the 3rd when there were 53 home sales. Real Estate sales were split between multiple property types. Of the 545 home sales, 11 percent were vacant lots, 31 percent were condos and 53 percent were single family homes. The only other Estero transactions were a couple of mobile homes.

In review, based on the real estate transactions report for the week of October 10th, property sales were broken down by the following types in Southwest Florida: 48 condos, 77 single family homes, 37 vacant lots, 9 mobile homes and 1 commercial unit.

Naples August Properties Sold

Naples August Properties Sold Report

The most recent Naples August properties sold report for the week of the 31st showed there were 329 Homes Sold compared to 466 home sales during the previous week.

Once again North Naples remained in the top spot with 72 real estate transactions versus the week before when there were 106 homes sold. Of the 72 sales, 6 percent were vacant lots, 43 percent were single family homes and 51 percent were condos.

East Naples stayed in the second position with 58 property sales versus 77 sales during the prior week. East Naples home sales consisted of 10 percent vacant lots, 28 percent single family homes and 62 percent were condos.

Finally, the City of Naples rounded out the week with 36 real estate transactions versus 56 home sales during the week of the 24th. Naples homes sales were made up of 6 percent vacant lots, 44 percent single family homes and 50 percent condos.

In summary, the latest real estate transactions review for the week of August 24th show Naples homes sold were broken down as follows: 139 condos, 126 single family homes, 62 vacant lots and 2 mobile homes sold throughout Collier County.

Real Estate Is a Driving Force in the Economy

As the economy recovers from this year’s health crisis, the housing market continues to be a driving force in the economic turnaround. It’s safe to say that what we call “home” is taking on a new meaning, causing many of us to consider buying or selling sooner rather than later. Housing, therefore, has thrived in an otherwise down year.

Today’s high buyer demand combined with low housing inventory means we’re seeing home prices appreciate at an above-average pace. This demand is being driven by those who want to take advantage of historically low mortgage rates. According to Freddie Mac:

“The record low mortgage rate environment is providing tangible support to the economy at a critical time, as housing continues to propel growth.”

These factors are driving a positive impact on the economy as a whole. According to the National Association of Realtors (NAR), the real estate industry provided $3.7 billion dollars of economic impact to the country last year. To break it down, in 2019, the average newly constructed home contributed just over $88,000 per build to local economies. Across the country, real estate clearly makes a significant impact (See map below):

In addition, last week, the Bureau of Economic Analysis announced the U.S. Gross Domestic Product increased at an annual rate of 33.1% in the 3rd quarter of this year, after decreasing by 31.4% in the second quarter. There’s no doubt the growing economy is being fueled in part by the soaring housing market. Experts forecast this housing growth to carry into 2021, continuing to make a big impact on the economy next year as well.

So, the American Dream of homeownership has continued to thrive in the midst of this year’s economic downturn, and “home” has taken on a new meaning for many of us during this time.  Best of all, the housing market is making a significant impact as the economy recovers.

Southwest FL Real Estate Transactions

Bonita Springs Real EstateThe latest Southwest FL Real Estate transactions report for the week of October 3rd showed there were 283 properties sold in Southwest Florida up significantly from the prior week when 246 properties sold.

Once again, Southern Fort Myers had the most transactions for the week with 102 property sales versus 122 sales the previous week. Transactions were as follows:  12 percent vacant lots, 24 percent were condos and 61 percent were single family homes. The remaining properties sold were commercial units.

Bonita Springs remained in the second position with 80 real estate transactions for the week compared to the prior week when there were 72 home sales. Of the 80 real estate sales, 6 percent were multi-family units, 36 percent were condos, 39 percent were single family homes and 15 percent vacant lots. The other Bonita Springs transactions were  mobile homes.

Finally, Estero landed in third place with 53 property sales compared to the week of the 26th when there were 50 home sales. Real Estate sales were split between multiple property types. Of the 53 home sales, 9 percent were vacant lots, 25 percent were condos and 62 percent were single family homes. The only other Estero transaction was a mobile home.

In review, based on the real estate transactions report for the week of October 3rd, property sales were broken down by the following types in Southwest Florida: 64 condos, 130 single family homes, 73 vacant lots, 7 mobile homes, 5 multi-family units and 4 commercial units.

Naples August Home Sales

Naples August Home Sales Report

Naples August Home SalesThe most recent Naples August home sales report for the week of the 24th showed there were 466 Homes Sold compared to 361 home sales during the previous week.

Once again North Naples remained in the top spot with 106 real estate transactions up slightly from the week before when there were 101 homes sold. Of the 106 sales, 4 percent were vacant lots, 50 percent were single family homes and 46 percent were condos.

East Naples stayed in the second position with 77 property sales versus 56 sales during the prior week. East Naples home sales consisted of 6 percent vacant lots, 42 percent single family homes and 52 percent were condos.

Finally, the City of Naples rounded out the week with 56 real estate transactions versus 34 home sales during the week of the 17th. Naples homes sales were made up of 38 percent single family homes and 61 percent condos. The remaining property sold was a vacant lot.

In summary, the latest real estate transactions review for the week of August 24th show Naples homes sold were broken down as follows: 177 condos, 192 single family homes and 77 vacant lots sold throughout Collier County.
