November Housing Update for Lee County

The Southwest Florida November housing update for Lee County showed a significant jump in closed sales activity for both single family homes and condos for the month. Closed sales of single family homes increased 36 percent and condos increased 53 percent. Pending sales for both single family homes and condos also showed significant increases over the same time list year.

As a result of the increased closed and pending sales, the number of homes for sale continues to fall and it remains a seller’s market. Home prices continue to trend upwards due to the lack of inventory in Bonita Springs, Estero and Fort Myers.

November Housing Update for Lee County Single Family Homes

 

November 2020 versus November 2019 Single Family Home Highlights:

  • Closed sales increased 36.3 percent going from 1,001 transactions up to 1,364 sales
  • Pending sales increased 31.1 percent up from 1,175 last November versus 1,541 this November
  • Inventory fell 48.6 percent down to 2,737 properties for sale compared to this same time last year when there were 5,322 homes for sale
  • New listings decreased from 1,384 down to 1,340 which is a 3.2 percent decrease
  • Median days on market decreased to 27 days which is a 59.7 percent decrease versus November 2019
  • Available inventory of single family homes ended November with a 2.2 months supply of homes available for sale which is a 53.2 percent decrease

Activity over the past five months has been record setting. Once again, the Lee County area saw a significant amount of single family homes closing as well as home going to contract.  Also, there was a significant decrease in the number of days from a property being listed until it went under contract. Buyers should be prepared to make an offer quickly if they see a property they are interested in purchasing. Not only are properties going to contract quickly, there are often multiple offers being submitted at the same time.

Also, similar to last month the number of new listings decreased making our inventory levels exceptionally tight. For 8 consecutive months, inventory has declined each month. We are now at a point we only have a 2.2 months’ supply of single family homes for sale. Typically, a healthy level of inventory is considered to be 6 to 7 months’ supply of homes.

Bottom line, it remains a seller’s market. If you are considering selling a home, now is a great time to maximize the value of your home.

Lee County November Housing Update – Condos and Townhomes

November Housing Update for Lee County Condos

 

November 2020 versus November 2019 Condo Highlights:

  • Condo sales increased 53.2 percent going from 474 real estate transactions up to 726 sales
  • Pending sales increased 30.5 percent up from 594 last November versus 775 this November
  • Inventory decreased 32.3 percent down to 2,054 condos for sale compared to this same time last year when there were 3,033 units for sale
  • New listings decreased from 722 down to 692 which is a 4.2 percent decrease
  • Median days to contract decreased to 46 days which is a 31.1 percent decrease versus November 2019
  • Available inventory of condos ended November with a 3.4 months supply of properties available for sale which was a 37 percent decrease

Similar to single family homes, condo closings and those going to contract increased significantly during November. At the same time, the number of homes for sale decreased more than 30 percent which bring us down to a 3.4 months’ supply of condos for sale, Therefore, we continue to be in a sellers’ market.

Ultimately, homebuyers are looking for larger homes in a gated community. With the flexibility to work from anywhere, many families are looking for homes with plenty of space for a home office, home fitness, home schooling and plenty of room for the whole family.

Finally, interest in second homes or vacation homes in a warm, sunny climate to spend the winter are driving sales in all of Southwest Florida.

Multi-Generational Homes Becoming More Popular

Multi-Generational HomesHomebuyers are purchasing multi-generational homes in an effort to provide plenty of room for children, parents and grandparents under one roof. This year challenged us to reprioritize everything – from the way we use our time to where we work, how we socialize and gather together, and our needs at home. For many, this also meant making decisions about how to best support and engage with our extended families, near and far.

In some cases, we weren’t able to see our relatives and loved ones who were living in senior facilities. In others, maybe older children moved back home. Jessica Lautz, Vice President of Demographics and Behavioral Insights for the National Association of Realtors (NAR), says:

A lot of families have an aging senior relative who was living independently or in senior care and wanted to move them into their home.

These changes led more homebuyers to invest in multi-generational homes to accommodate more long-term plans. A multi-generational home, according to the 2020 Profile of Home Buyers and Sellers from NAR, is a home that has adult siblings, adult children over the age of 18, parents, and/or grandparents in the household.

A recent study from NAR shows that since the health crisis began, there’s been an increase in purchasing trends for homes that cater to this dynamic:

“Buyers who purchased after March were more likely to purchase a multi-generational home at 15% compared to 11% who purchased before April.”

There are many reasons for this uptick in preference toward multi-generational homes. The graph below shows the top two reasons and how they’ve increased this year:

Southwest Florida Sales for Bonita Springs propertiesThe latest Southwest Florida sales report for the week of November 21st showed there were 174 properties sold in Bonita Springs, Estero and Southern Fort Myers.

Southern Fort Myers jumped into the top spot for the most real estate transactions for the week with 40 property sales. Transactions were as follows: 23 percent vacant lots, 15 percent were condos and 55 percent were single family homes. The remaining Fort Myers properties sold were commercial units and a mobile home.

Bonita Springs rounded out the week in the second position with 25 real estate transactions. Of the 25 real estate sales, 8 percent were vacant lots, 20 percent were condos and 64 percent were single family homes. The other property sales were a multi-family unit and commercial unit.

Finally, Estero fell to the third position with 20 property sales. Home sales were split between multiple property types. Of the 20 home sales, 20 percent were vacant lots, 25 percent were condos and 55 percent were single family homes.

In review, based on the real estate transactions report for the week of November 21st, property sales were broken down by the following types in Southwest Florida: 18 condos, 49 single family homes, 15 vacant lots, 3 commercial units, 1 mobile home and 1 multi-family unit.

November Real Estate Review For Naples Florida

The November Real Estate Review for Naples Florida continues to show very strong activity. Pending sales (homes under contract) increased 44 percent over last November and closed sales increased 59 percent during the same time period. Additionally, overall the number of Naples homes for sale declined 43 percent. The sustained market demand is placing pressure on home values. Both the median and average home sale prices saw significant increases during the month.

A combination of out of state buyers and homeowners looking to upgrade to homes with more space in their existing communities is driving sales of larger properties. Single family homes and condos above $2,000,000 saw the largest gains in activity during the month with a 51.6 percent increase in closed sales.

November 2020 Versus November 2019 Real Estate Activity Highlights

  • Single family home sales increased by 53 percent with 567 Naples real estate transactions
  • Condo sales increased to 559 sales which was a 65 percent increase compared to last November
  • Overall pending sales increased to 1,466 representing an 44 percent increase
  • Overall inventory fell 43 percent down to 3,658 properties for sale compared to the same time last year
  • Days on market decreased to 79 days which is a 14 percent decrease versus November of 2019

Despite the fact that it’s a seller’s market, buyers continue to buy vacation homes or relocate to Naples altogether. So, if you are considering selling, now is an excellent time to jump in the market to take advantage of the high demand for Naples property.

Naples Closed Sales

November 2020 Naples Home SalesThe latest Naples real estate market reports show home sales were very strong during November. Overall, closed sales increased 17.8 for the past 12 months.

Additionally, once again closed sales increased in every price category. Most notably, Naples Luxury homes priced above $2 million increased significantly with a 51.6 percent increase over the same time period last year. Also notable was the increase in sales between $500,000 and $2,000,000 which were up 30 plus percent.

The most expensive home sold in Naples during the month was in Port Royal for $13,800,000. For those purchasing luxury golf homes, Pelican Bay, Grey Oaks and Quail West topped the list with the highest priced home sold coming in at $6,150,000.

The trend of homebuyers looking for properties with more space continued during November. Sales of single family homes with 4 bedrooms or more increased 32.1 percent and condos with at least 4 bedrooms increased 58 percent.

As more home buyers make a shift to working remotely, surveys have shown they are looking for properties with enough rooms for their family as well as space for a dedicated home office, home schooling and home fitness.

Days on Market for Naples Home Sales

Due to the heightened demand for Naples homes, the number of days on Market decreased once again. Overall, the number of days a home was on the market before it went to contract dropped to 79 days which represented a 14 percent decline compared to November of last year.

Single family homes saw a 15.4 percent decline and condos saw a 12.9 percent decline in days on market. The price range with the largest decrease in the average number of days between when a property was listed and when an offer was accepted over the past 12 months were properties priced between $500,001 and $1,000,000.

Naples Inventory of Homes for Sale

Similar to the rest of the country, inventory in the Naples area remains a challenge. Overall inventory during November decreased 43 percent to 3,658 homes. Single-family homes for sale fell by 51.9 percent and condos available for sale dropped by 34.6 percent.

November Real Estate Review of InventoryAs evident in the chart to the left, all price ranges saw major reductions to inventory levels. Properties priced between $300,000 and $500,000 saw the biggest impact with a 50 percent decline in properties for sale. Similar to the previous month, the decrease in inventory is primarily due to the large number of pending and closed sales which rose significantly.

Additionally, due to heightened demand and the low supply of homes for sale, the median price of homes sold increased 21.4 percent compared to November of 2019. Bidding wars have become common so home buyers should be prepared to make an offer quickly if they see a property they are interested in buying.

Also notable is the percentage of list price which rose to 97 percent of list price for single family homes and 96.1 percent of list price of condos over the past 12 months. Ultimately, the percentage of list price increased in all price categories. So, it remains a sellers market due to low inventory. Therefore, if you are a buyer, you should be prepared for homeowners who are less willing to negotiate.

Ultimately, Naples offers a luxury lifestyle with numerous outdoor activities, sunshine and low taxes. So, if you are considering buying a primary residence, second home or vacation home now is a great time start your search.

Each month, ShowingTime releases their Showing Index which tracks the average number of appointments received on active U.S. house listings. The most recent index notes:

“The Showing Index reported a 60.9 percent jump in nationwide showing traffic year over year in October, the sixth consecutive month to see an increase over last year.”

Here’s the breakdown of the latest activity by region of the country compared to this time last year:

  • The Northeast increased by 65.5%
  • The West increased by 64.7%
  • The Midwest increased by 55.7%
  • The South increased by 54.7%

Why is the homebuyer traffic so active?

The health crisis definitely put homebuying plans on pause for many earlier this year. Buyers, however, are in the market and making moves well past the typical busy homebuying seasons of spring and summer.

One of the main reasons buyer traffic has continued to soar in the second half of 2020 is how dramatically mortgage rates have fallen. According to Freddie Mac, the average mortgage rate last December was 3.72%. Today, the rate is a full percentage point lower.

There are first-time, move-up, and move-down buyers actively looking for the home of their dreams this winter. If you’re thinking of selling your house in 2021, you don’t need to wait until the spring to do it. Your potential buyer is very likely searching for a home in your neighborhood right now.
