Naples November Weekly Sold Report

Naples Homes Sold ReportThe latest November Weekly Homes Sold Report for Naples during the week of the 2nd showed there were 359 Homes Sold. North Naples led the way with 80 transactions. Of the 80 sales, 12 percent were vacant lots, 39 percent were single family homes and 49 percent were condos.

East Naples landed in the second spot with 70 real estate transactions. Home sales consisted of 11 percent vacant lots, 26 percent single family homes and 63 percent were condos.

Finally, the City of Naples rounded out the week with 40 property sales. Naples homes sales were made up of 5 percent vacant lots, 45 percent single family homes and 50 percent condos.

In summary, the latest real estate transactions review for the week of November 2nd shows Naples homes sold were broken down as follows: 148 condos, 138 single family homes, 72 vacant lots and 1 mobile home sold throughout Collier County.

There are only a couple of golf communities left with an oversupply of inventory. However, there are still great buying opportunities.

Whether you are considering a single-family home or a condo in a luxury golf community, inventory levels vary by community. A healthy level of inventory is between 6-7 months of supply of properties available. Since each community varies we recommend you use a real estate agent familiar with golf communities to navigate your way through your options.

Here are a couple of examples to show why it is important to have a very good understanding of the community and whether the inventory levels are healthy, or have high or low supply. Collier’s Reserve only has 4 properties for sale and only 2.4 month’s supply of inventory which makes single family homes in  in this community a seller’s market. On the flip side, if you were looking for a condo in Mediterra, there’s a 7.76 month’s supply of Naples homes for sale providing more options for condo buyers.

There are only two Luxury Golf Community with more than 10 months’ supply of condos sale which are Pelican Landing at The Colony and Kensington. If you are considering buying a property in The Colony or Kensington there should be room for negotiations due to the higher supply level.
