Are There Going to Be More Homes to Buy This Year?

Many homebuyers are asking if there will be more homes to buy this year. If you’re looking for a home to purchase right now and having trouble finding one, you’re not alone. At a time like this when there are so few houses for sale, it’s normal to wonder if you’ll actually find one to buy. According to the National Association of Realtors (NAR), across the country, inventory of available homes for sale is at an all-time low – the lowest point recorded since NAR began tracking this metric in 1982. There are, however, more homes expected to hit the market later this year. Let’s break down the three key places they’ll likely come from as 2021 continues on.

1. Homeowners Who Didn’t Sell Last Year

I want to list my homeIn 2020, many sellers decided to pause their moving plans for a number of different reasons. From health concerns about the pandemic to financial uncertainty, plenty of homeowners decided not to move last year.

Now that vaccines are being distributed and there’s a light at the end of the COVID-19 tunnel, it should bring some peace of mind to many potential sellers. As Danielle Hale, Chief Economist at realtor.com, notes:

“Fortunately for would-be homebuyers, we expect sellers to return to the market as we see improvement in the economy and progress against the coronavirus.”

Many of the homeowners who decided not to sell in 2020 will enter the market later this year as they begin to feel more comfortable showing their house in person, understanding their financial situation, and simply having more security in life.

2. More New Homes Will Be Built Resulting in More Homes to Buy

New Construction will provide More Homes to BuyLast year was a strong year for home builders, and according to the National Association of Home Builders (NAHB), 2021 is expected to be even better:

“For 2021, NAHB expects ongoing growth for single-family construction. It will be the first year for which total single-family construction will exceed 1 million starts since the Great Recession.”

With more houses being built in many markets around the country, homeowners looking for new houses that meet their changing needs will be able to move into their dream homes. When they sell their current houses, this will create opportunities for those looking to find a home that’s already built to do so. It sets a simple chain reaction in motion for hopeful buyers.

3. Those Impacted Financially by the Economic Crisis

Many experts don’t anticipate a large wave of foreclosures coming to the market, given the forbearance options afforded to current homeowners throughout the pandemic. Some homeowners who have been impacted economically will, however, need to move this year. There are also homeowners who didn’t take advantage of the forbearance option or were already in a foreclosure situation before the pandemic began. In those cases, homeowners may decide to sell their houses instead of going into the foreclosure process, especially given the equity in homes today. Lawrence Yun, Chief Economist at NAR, explains:

“Given the huge price gains recently, I don’t think many homes will have to go to foreclosure…I think homes will just be sold, and there will be cash left over for the seller, even in a distressed situation. So that’s a bit of a silver lining in that we don’t expect a massive sale of distressed properties.”

As we can see, it looks like we’re going to have an increase in the number of homes for sale in 2021. With fears of the pandemic starting to ease, new homes being built, and more listings coming to the market prior to foreclosure, there’s hope if you’re planning to buy this year. And if you’re thinking of selling and making a move, doing so while demand for your house is high might create an outstanding move-up option for you.

January Home Sales Review

Southwest Florida January Home Sales Review

January Weekly Home Sales for Southwest Florida luxury golf condosThe latest January Home Sales review for the week of the 23rd showed there were 138 properties sold in Bonita Springs, Estero and Southern Fort Myers.

Southern Fort Myers was in the top spot with the most real estate transactions for the week with 49 property sales. Transactions were as follows: 16 percent vacant lots, 12 percent were condos and 63 percent were single family homes. The remaining Fort Myers properties sold were commercial units and a multi-family unit.

Bonita Springs rounded out the week in the second position with 47 real estate transactions. Of the 47 real estate sales, 9 percent were mobile homes, 11 percent were vacant lots, 23 percent were condos and 51 percent were single family homes. The other property sales were a multi-family units and a commercial unit.

Finally, Estero remained in the third position with 42 property sales. Home sales were split between multiple property types. Of the 42 home sales, 7 percent were vacant lots, 60 percent were condos and 29 percent were single family homes. The rest of the real estate transactions were mobile homes and an agricultural lot.

In review, based on the real estate transactions report for the week of January 23rd, property sales were broken down by the following types in Southwest Florida: 29 condos, 80 single family homes, 17 vacant lots, 4 mobile homes, 5 commercial units, 2 multi-family units and 1 agricultural lot.

2020 Year End Review

Naples 2020 Year End Review

According to the 2020 Year End Review of the Naples housing market, we had a record setting year! Closed sales for the year increased 19 percent and pending sales increased 29 percent. As a result inventory is quite limited.

2020 Year End Review for Naples FL

Year End Market Report Highlights

  • Closed sales increased 19.4 percent to 12,300 up from 10,302 during the previous year.
  • Overall pending sales increased to 16,254 which represented a 29% increase versus 2019.
  • List price received – on average, sellers received 96 percent of their original list price.
  • Inventory fell a staggering 49.1 percent down to 3,140 homes for sale.
  • Homes with four bedrooms or more increased 37.7 percent from 1,714 in 2019 up to 2,360 in 2020.

The significant increase in closed sales and pending sales has led to a shortage of inventory. In a balanced market, there is usually a 6 to 7 month’s supply of homes for sale. Although new homes are coming to the market, it is not at a pace to keep up with demand. As a result, there’s only a 3.1 month supply of properties available on the market. With such low inventory it is a seller’s market.

If you are considering selling, now is a great time to put your home on the market. For those of you looking to buy a home, be prepared to move quickly if you see a property you want to buy.

Naples Luxury Real Estate Market

The 2020 Year End Market Report showed closed sales in 2019 increased in almost every price category. The Naples Luxury Real Estate Market, properties priced in the $2 million and above price category, led the way with a 70.9 percent increase in sales.

Additionally, 2021 is off to a strong start for the luxury market. Naples recently set a record for the most expensive home ever sold in Naples at $52 Million in Port Royal.

Naples December Homes Sold Report

Naples December Homes SoldThe latest Naples December Homes Sold Report for the week of the 14th showed there were 508 Homes Sold.

East Naples led the way with 108 real estate transactions. Home sales consisted of 9 percent vacant lots, 30 percent single family homes and 61 percent were condos.

North Naples finished the week in the second position with 98 transactions. Of the 98 property sales, 9 percent were vacant lots, 42 percent were single family homes and 49 percent were condos.

Finally, the City of Naples rounded out the week with 68 property sales. Naples homes sales were made up of 7 percent vacant lots, 31 percent single family homes and 62 percent condos.

In summary, the latest real estate transactions review for the week of December 14th shows Naples homes sold were broken down as follows: 230 condos, 189 single family homes and 89 vacant lots sold throughout Collier County.

Luxury Market Attracting BuyersIs the luxury market attracting buyers? As more people continue to identify their changing needs this year, some are turning to the upscale housing sector for more space or finer features. In their most recent Luxury Market Report, the Institute for Luxury Home Marketing (ILHM) shares:

“In a snapshot of 2020, despite the devastating effects of the coronavirus pandemic, the luxury real estate market has seen one of its strongest years since 2008. In comparison to experts’ predictions in early 2020, it is remarkable how significant demands for property type, location, and amenity preferences have changed amid the pandemic.”

With more opportunities to work from home and a growing interest in having extra space for things like virtual school, working out, and cooking more meals, the desire to own a home that can meet these needs continues to increase. Additionally, record-low mortgage rates are creating opportunities for homebuyers to stretch their legs into higher price points or even expand their real estate portfolios. The ILHM report continues to say:

Experts believe that the demand for exclusive residential properties outside the metropolitan areas will continue well into 2021; even with the introduction of vaccines, the pandemic is far from over.

For those who have moved to the suburbs and beyond, moving back to the city full time is unlikely while the work from home trend remains. Many of these affluent homeowners are now making their secondary properties their primary residences for the foreseeable future.”

If you’re interested in buying a home this year, it appears that some higher-priced markets may have more homes to choose from than those at lower price points. Javier Vivas, Director of Economic Research at realtor.com, notes:

“Interestingly, markets, where new supply is improving the fastest, tend to be higher priced than those that have yet to see improvement, suggesting sellers are more active in the more expensive markets.”

Why Right Now May Be the Time to Sell Your House

Is now the right time to sell your house? The housing market made an incredible recovery in 2020 and is now positioned for an even stronger year in 2021. Record-low mortgage interest rates are a driving factor in this continued momentum, with average rates hovering at historic all-time lows.

According to the latest Realtors Confidence Index Survey from the National Association of Realtors (NAR), buyer demand across the country is incredibly strong. That’s not the case, however, on the supply side. Seller traffic is simply not keeping up. Here’s a breakdown by state:

As the maps show, buyer traffic is high, but seller traffic is low. With so few homes for sale right now, record-low inventory is creating a mismatch between supply and demand.

NAR also just reported that the actual number of homes currently for sale stands at 1.28 million, down 22% from one year ago (1.64 million). Additionally, inventory is at an all-time low with 2.3 months supply available at the current sales pace. In a normal market, that number would be 6.0 months of inventory – significantly higher than it is today.

What does this mean for buyers and sellers?

Buyers need to remain patient in the search process. At the same time, they must be ready to act immediately once they find the right home since bidding wars are more common when so few houses are available for sale.

Sellers may not want to wait until spring to put their houses on the market, though. With such high buyer demand and such a low supply, now is the perfect time to sell a house on optimal terms.

So, the real estate market is entering the year like a lion. There’s no indication it will lose that roar, assuming inventory continues to come to market.
