Is It a Good Time to Sell My House?

Is it a good time to sellIn recent weeks I’ve been asked, “Is it a good time to sell my home” on a daily basis. The quick answer is yes. Why? The latest Home Purchase Sentiment Index (HPSI) by Fannie Mae shows that 57% of consumers believe now is a good time to sell.

Doug Duncan, Vice President and Chief Economist at Fannie Mae, explains:

“Overall, the index’s monthly increase was driven largely by a substantial jump in the share of consumers reporting that it’s a good time to sell a home, with many citing favorable mortgage rates, high home prices, and low housing inventory as their primary rationale.”

Normally, spring is the busiest season in the housing market – the time when many homeowners decide to list their houses. While this is obviously not a normal year since the pandemic is still very much upon us, experts are optimistic that consumer positivity around selling will lead to more homeowners making moves this year. Duncan continues to say:

“We will pay close attention to see if this newfound optimism develops into a trend.”

What does this mean if you’re thinking of selling your house?

The fact that there are so few houses available for sale today is one driver that’s encouraging consumers to think more positively about selling. The National Association of Realtors (NAR) states:

“Total housing inventory at the end of January amounted to 1.04 million units, down 1.9% from December and down 25.7% from one year ago (1.40 million).”

With so few homes available to buy, your house will be more likely to rise to the top of an eager purchaser’s wish list in this competitive market. Today’s high buyer activity is creating upward pressure on home prices and more multiple-offer scenarios. According to the Realtors Confidence Index Survey from NAR, the average home for sale is receiving 3.7 offers today, up from 2.3 offers just one year ago. This makes selling even more enticing.

How Smart Is It to Buy a Home Today?

Is buying a home today a good ideaI have had several clients ask if buying a home today is a good idea. Whether you’re buying a vacation home or selling your current house, if your needs are changing and you think you need to move, the decision can be complicated. You may have to take personal or professional considerations into account, and only you can judge what impact those factors should have on your desire to move.

However, there’s one category that provides a simple answer. When deciding to buy now or wait until next year, the financial aspect of the purchase is easy to evaluate. You just need to ask yourself two questions:

  1. Do I think home values will be higher a year from now?
  2. Do I think mortgage rates will be higher a year from now?

From a purely financial standpoint, if the answer is ‘yes’ to either question, you should strongly consider buying now. If the answer to both questions is ‘yes,’ you should definitely buy now.

Nobody can guarantee what home values or mortgage rates will be by the end of this year. The experts, however, seem certain the answer to both questions above is a resounding ‘yes.’ Mortgage rates are expected to rise and home values are expected to appreciate rather nicely.

What does this mean to you?

Let’s look at how waiting would impact your financial situation. Here are the assumptions made for this example:

  • The experts are right – mortgage rates will be 3.18% at the end of the year
  • The experts are right – home values will appreciate by 5.9%
  • You want to buy a home valued at $350,000 today
  • You decide on a 10% down payment

Why buying a home today is a good ideaHere’s the financial impact of waiting to buy a home:

  • You pay an extra $20,650 for the house
  • You need an additional $2,065 for a down payment
  • You pay an extra $116/month in your mortgage payment ($1,392 additional per year)
  • You don’t gain the $20,650 increase in wealth through equity build-up

So there are many things to consider when buying a home. However, from a purely financial aspect, if you find a home that meets your needs, buying now makes much more sense than buying next year.

January Housing Update

January Housing Update for Lee County

The Lee County January housing update continued to show a significant increase in closed sales activity for both single family homes and condos for the month. In all, more than $618 Million in properties closed during the month of January up from $491 Million last year. Also, pending sales for both single family homes and condos showed significant increases over the same time list year.

As a result of the increased closed and pending sales, the number of homes for sale continues to fall and it remains a seller’s market. Home prices continue to trend upwards due to the lack of inventory in Bonita Springs, Estero and Fort Myers.

So, if you are considering selling, you are in the driver’s seat. Now would be an an excellent time to connect with a real estate professional to learn about your home’s value in today’s market.

January Housing Update for Lee County Single Family Homes

 

January 2021 versus January 2020 Single Family Home Highlights:

  • Closed sales increased 34.2 percent going from 912 transactions up to 1,224 sales
  • Pending sales increased 25.6 percent up from 1,514 last January versus 1,901 this January
  • Inventory fell 60.1 percent down to 2,203 properties for sale compared to this same time last year when there were 5,519 homes for sale
  • New listings decreased from 1,796 down to 1,610 which was a 10.4 percent decrease
  • Median days on market decreased to 29 days which is a 50 percent decrease versus January 2020
  • Available inventory of single family homes ended January with a 1.7 months supply of homes available for sale which is a 63.8 percent decrease

There seems to be no end in sight to the demand for single family homes in the Lee County area. And as buyers continue to go to contract quickly on homes listed, the sales prices have increased in excess of 20 percent over last January. The work from home trend continues to drive buyers to Southwest Florida. Buyers are looking for large single family homes with plenty of space for a home office, school children working from home, home fitness and ample space for the entire family.

Additionally, baby boomers continue to move up their time table to relocate to the area and either retire or purchase a second home. With such low inventory, if you see a property you are interested in purchasing, be prepared to move quickly and expect multiple offers to be submitted.

Bottom line, it remains a seller’s market. If you are considering selling a home, now is a great time to maximize the value of your home.

Lee County January Housing Update – Condos and Townhomes

January Housing Update for Lee County Condos

 

January 2021 versus January 2020 Condo Highlights:

  • Condo sales increased 26.4 percent going from 489 real estate transactions up to 618 sales
  • Pending sales increased 45.1 percent up from 782 last January versus 1,135 this January
  • Inventory decreased 47.8 percent down to 1,621 condos for sale compared to this same time last year when there were 3,106 units for sale
  • New listings decreased from 962 down to 878 which was a 8.7 percent decrease
  • Median days to contract decreased to 46 days which was a 28.1 percent decrease versus January 2020
  • Available inventory of condos ended January with a 2.6 months supply of properties available for sale which was a 50.9 percent decrease

Similar to single family homes, condo closings and those going to contract increased significantly during January. At the same time, the number of homes for sale decreased more than 45 percent which bring us down to a 2.6 months’ supply of condos for sale. As a result, seller’s have the advantage in today’s market.

January Naples Market Report

According to the January Naples Market Report, real estate activity is exceptionally strong to start the year. Buyers are fleeing the cold weather in northern states in full force. Property showings in Naples increased 36 percent up to 57,468 in January up from 42,299 in January of 2020.

Additionally, overall closed sales increased 50 percent compared to January of last year and pending sales were up 39 percent.

  • Closed sales increased 50 percent compared to January of the previous year.
  • Overall pending sales increased to 2,210 from 1,359which represented a 39% increase versus 2019.
  • Inventory fell a staggering 60 percent down to 2,750 homes for sale.
  • Average days on market fell 27 percent down to 78 days.

Single family home closed sales increased 35 percent and condo sales increased 65% compared to the same time last year. The significant increase in both closed sales and pending sales has led to a shortage of inventory. In a balanced market, there is usually a 6 to 7 month’s supply of homes for sale. Although new homes are coming to the market, it is not at a pace to keep up with demand. As a result, there’s only a 2.6 month’s supply of properties available on the market. With such low inventory it is a seller’s market.

Due to the high level of buyer demand and a limited supply of inventory, there’s been a significant increase in multiple offers being submitted on a home. If you are considering a home purchase in Naples, be prepared to move quickly with an offer if you find a property you are interested in purchasing.

On the flip side, if you are considering selling, now is an excellent time to list your home for sale.

Naples Luxury Real Estate Market

The Naples Luxury real estate market saw the strongest activity during the month.  Homes priced between $1 million and $2 million saw a 39.6 percent increase. Additionally, homes priced above $2 million saw an even larger increase in closed sales with a 65.1 percent increase year over year.

According to the Knight Frank’s 15th edition of The Wealth Report, the global population of ultra-wealthy increased 2.4% up to more than 520,000 people last year. An ultra-high-net-worth individual (UHNWI) is someone with a net worth of $30 million or more. According to the report, 26 percent of UHNWIs globally plan to purchase a home in 2021, a significant increase from the 21 percent reported in 2020.

The annual report, which will be jointly released by Douglas Elliman and Knight Frank in March, also projects home prices could increase up to 7% in key luxury markets in 2021. Demand for Coastal and rural properties is especially strong. And the larger the home the better with homes sales for properties over 5,000 square feet rose 17 percent from 2019 to 2020.

Value of Home EquityWhat is the value of home equity when it comes to building wealth? Homeownership has always been the first rung on the ladder leading to household wealth. As Freddie Mac recently posted:

“Homeownership has cemented its role as part of the American Dream, providing families with a place that is their own and an avenue for building wealth over time. This ‘wealth’ is built, in large part, through the creation of equity…Building equity through your monthly principal payments and appreciation is a critical part of homeownership that can help you create financial stability.”

Home equity is the difference between the current market value of your house and the amount you currently owe on your mortgage. To estimate your equity, subtract your mortgage balance from the market value of your home.

You can find what you owe on your mortgage by looking at your last monthly statement or by contacting your lender. If you need help determining the current market value of your home, contact a local real estate professional.

Is homeownership truly a better path to wealth than renting?

Some argue that renting eliminates the cost of property taxes and home repairs. Every potential renter must realize that all the expenses the landlord incurs (property taxes, repairs, insurance, etc.) are already baked into the rent payment – along with a profit margin. You don’t save money by renting.

As proof of this, First American broke down the net worth of homeowners and renters by income categories. Here are their findings:The Importance of Home Equity in Building Wealth | MyKCMOnly one income category ($127-192K) has a higher net worth for renters over homeowners. Every other category shows that being a homeowner leads to greater accumulated wealth.

When can you cash in on your housing wealth?

Your home equity is part of your total wealth as a homeowner. The two most common ways homeowners can leverage their wealth are:

  • Selling
  • Refinancing

Selling: When you decide to sell your home, the equity you’ve built over time will come back to you in the sale. For example, if you paid off your $200,000 mortgage and sold your home for $350,000, you would receive $150,000 after closing.

Refinancing: You can refinance your current mortgage and take out some of the equity you have accumulated. With today’s historically low mortgage rates, you may be able to take out substantial cash and keep your monthly payment the same. Thankfully, homeowners today are doing this responsibly and not repeating the same mistakes made in 2006-2008 when some cashed out their entire equity to purchase luxury items like new cars, lavish vacations, etc.

How can these options help homeowners?

During these difficult times, many households are struggling with their housing expenses. Homeowners, because of their equity, have better alternatives. Odeta Kushi, Deputy Chief Economist at First American, recently explained that homeowners financially impacted by the pandemic will not necessarily be faced with foreclosure:

“The foreclosure process is based on two steps. First, the homeowner suffers an adverse economic shock…leading to the homeowner becoming delinquent on their mortgage. However, delinquency by itself is not enough to send a mortgage into foreclosure. With enough equity, a homeowner has the option of selling their home, or tapping into their equity through a refinance, to help weather the economic shock.”

What might the future bring?

Most experts are calling for home prices to continue appreciating going forward. The Home Price Expectation Survey, a survey of a national panel of over one hundred economists, real estate experts, and investment & market strategists, indicates appreciation will continue for at least the next five years. Home equity, for most Americans, is the quickest way to build household wealth. That wealth gives homeowners more options during good times and in difficult situations.
