Naples January Home Sales Report for Week of The 25th

Naples January Home SalesThe latest real estate reports show Naples January Home Sales for the week of January 25th soared to 531 Homes Sold. The highest price home of the year sold for $52 Million in Port Royal.

East Naples led the way with 126 real estate transactions. Home sales consisted of 4 percent were vacant lots, 33 percent single family homes and 63 percent were condos.

North Naples finished the week in the second position with 98 transactions. Of the 98 property sales, 7 percent were vacant lots, 48 percent were single family homes and 45 percent were condos.

Finally, the City of Naples rounded out the week with 70 property sales. Naples homes sales were made up of 47 percent single family homes and 49 percent condos. The remaining properties sold were vacant lots.

In summary, the latest real estate transactions review for the week of January 25th shows Naples homes sold were broken down as follows: 230 condos, 224 single family homes, 79 vacant lots and 1 mobile home sold throughout Collier County.

February Weekly Home Sales

Southwest Florida February Weekly Home Sales Review

February Weekly Home Sales for Southwest Florida luxury golf condosThe latest February Weekly Home Sales review for the week of the 6th showed there were 195 properties sold up from 138 the week before in Bonita Springs, Estero and Southern Fort Myers.

Estero moved into the top spot with 66 property sales. Home sales were split between multiple property types. Of the 66 home sales, 6 percent were mobile homes, 33 percent were vacant lots, 36 percent were condos and 23 percent were single family homes. The remaining real estate transactions was a commercial unit.

Southern Fort Myers moved into the second position with 64 real estate transactions. Sales were as follows: 16 percent vacant lots, 17 percent were condos and 63 percent were single family homes. The remaining Fort Myers properties sold were a mobile home, commercial unit and a multi-family unit.

Finally, Bonita Springs rounded out the week in the third position with 56 real estate transactions. Of the 56 real estate sales, 18 percent were vacant lots, 34 percent were condos and 39 percent were single family homes. The other property sales were a mobile homes, a multi-family unit and a commercial unit.

In review, based on the real estate transactions report for the week of Feb 6th, property sales were broken down by the following types in Southwest Florida: 45 condos, 91 single family homes, 46 vacant lots, 8 mobile homes, 3 commercial unit and 2 multi-family units.

housing market forecastSpring is almost here, what are the experts saying about the housing market forecast? It is certain to be very different from the spring we experienced at this time last year. Here’s what a few industry experts have to say about the housing market and how it will bloom this season.

Danielle Hale, Chief Economistrealtor.com:

“Despite early weakness, we expect to see new listings grow in March and April as they traditionally do heading into spring, and last year’s extraordinarily low new listings comparison point will mean year over year gains. One other potential bright spot for would-be homebuyers, new construction, which has risen at a year over year pace of 20% or more for the last few months, will provide additional for-sale inventory relief.”

Ali Wolf, Chief Economist, Zonda:

“Some people will feel comfortable listing their home during the first half of 2021. Others will want to wait until the vaccines are widely distributed. This suggests more inventory will be for sale in late 2021 and into the spring selling season in 2022.”

Freddie Mac:

“Since reaching a low point in January, mortgage rates have risen by more than 30 basis points… However, the rise in mortgage rates over the next couple of months is likely to be more muted in comparison to the last few weeks, and we expect a strong spring sales season.”

Mark Fleming, Chief Economist, First American:

“As the housing market heads into the spring home buying season, the ongoing supply and demand imbalance all but assures more house price growth…Many find it hard to believe, but housing is actually undervalued in most markets and the gap between house-buying power and sale prices indicates there’s room for further house price growth in the months to come.”

“As anticipated, demand for real estate remains elevated and continues to be affected by low levels of inventory…On average, each home is getting 50 percent or more requests this year compared to January of last year. As we head into the busy season, it’s likely we’ll push into even more extreme territory until the supply starts catching up with demand.”

“Nationally, the inventory of homes for sale in February decreased by 48.6% over the past year, a higher rate of decline compared to the 42.6% drop in January. This amounted to 496,000 fewer homes for sale compared to February of last year.”

The National Association of Realtors (NAR) also reveals that, while home sales are skyrocketing, the inventory of existing homes for sale is continuing to drop dramatically. Houses are essentially selling as fast as they’re hitting the market – in fact, NAR reports that the average house is on the market for only 21 days.

It’s this imbalance between high buyer demand and a low supply of houses for sale that gives sellers such an advantage. A seller will always negotiate the best deal when demand is high and supply is low. That’s exactly what’s happening in the real estate market today.

3. You have a lot of leverage in today’s market.

Clearly, many more people are interested in buying than selling this spring, creating the ultimate sellers’ market. When this happens, homeowners in a position to sell have the upper hand in negotiations.

According to NAR, agents are reporting an average of 3.7 offers per house and an increase in bidding wars. As a seller, this means the ball is in your court – so much so that you can use your leverage to negotiate the best possible contract. Demand is there, and now is the perfect time to sell for the most favorable terms.

“As homeowners gain equity in their homes, they are more likely to consider using that equity to purchase a larger or more attractive home – the wealth effect of rising equity. In today’s housing market, fast rising demand against the limited supply of homes for sale has resulted in continued house price appreciation.”

Naples Weekly Homes Sold Report for Week of December 28th

Naples December Homes SoldThe latest Naples Weekly Homes Sold Report for the week of December 28th showed there were 369 Homes Sold.

East Naples led the way with 73 real estate transactions. Home sales consisted of 26 percent single family homes and 70 percent were condos. The remaining properties sold were mobile homes and a vacant lot.

North Naples finished the week in the second position with 71 transactions. Of the 71 property sales, 37 percent were single family homes and 61 percent were condos. The other property sold was a vacant lot.

Finally, the City of Naples rounded out the week with 51 property sales. Naples homes sales were made up of 47 percent single family homes and 51 percent condos. And one vacant lot was sold.

In summary, the latest real estate transactions review for the week of December 28th shows Naples homes sold were broken down as follows: 172 condos, 155 single family homes, 40 vacant lots and 2 mobile homes sold throughout Collier County.
