March Housing Update

March Housing Update for Lee County

The Lee County March housing update showed there was more than $1.275 Billion in properties closed during March, up from $731 Million last year. Similar to January and February, pending sales for both single family homes and condos showed significant increases over the same time last year.

Due to the significant increases in closed and pending sales, inventory remains a challenge. The number of Lee County homes for sale fell more than 72 percent versus March of last year. Property prices continue to trend upwards due to the lack of inventory in Bonita Springs, Estero and Fort Myers.

Additionally, sellers are getting close to list price for their homes and in some cases, more than list price. As a result, it remains a seller’s market.

Lee County March Housing Update 2021 for Single Family homes

 

 

March 2021 versus March 2020 Single Family Home Highlights:

  • Closed sales increased 30.1 percent going from 1,415 transactions up to 1,841 sales.
  • Pending sales increased 70.7 percent up from 1,259 last March versus 2,149 this March.
  • Inventory fell 72.1 percent down to 1,510 properties for sale compared to this same time last year when there were 5,416 homes for sale.
  • New listings increased from 1,501 up to 1,806 which was a 20.3 percent increase.
  • Median days on market decreased to 22 days which is a 63.9 percent decrease versus March of 2020.
  • Available inventory of single family homes ended March with a 1.1 months supply of homes available for sale which is a 75.6 percent decrease.

Similar to Naples and other areas of the country, we continue to see a shortage in inventory. However, unlike last month, new listings increased during the month. It is just not enough to keep up with the high buyer demand. With such low inventory, if you see a property you are interested in purchasing, be prepared to move quickly and do not be surprised if other offers are submitted.

March Housing Update – Condos and Townhomes

Lee County March Housing Update 2021 Condos

 

March 2021 versus March 2020 Condo Highlights:

  • Condo sales increased 62.5 percent going from 754 real estate transactions up to 1,225 sales.
  • Pending sales increased 111.5 percent up from 616 last March versus 1,303 this March.
  • Inventory decreased 71.7 percent down to 861 condos for sale compared to this same time last year when there were 3,042 units for sale.
  • New listings increased from 759 up to 924 which was a 21.7 percent increase.
  • Median days to contract decreased to 35 days which was a 50 percent decrease versus March of 2020.
  • Available inventory of condos ended March with a 1.3 months supply of properties available for sale which was a 74.5 percent decrease.

Similar to single family homes, condo closings and those going to contract increased significantly during the month. At the same time, the number of homes for sale decreased more than 70 percent which bring us down to a 1.3 months’ supply of condos for sale.

Despite the low inventory, unlike last month when new listings decreased 7 percent, March inventory increased almost 22 percent. While, seller’s still have the advantage in today’s market, it is encouraging to see more properties coming to market.

Bottom line, it remains a seller’s market. If you are considering selling a home, now is a great time to maximize the value of your home.

March Naples Market Report

According to the March Naples Market Report, real estate activity set new records. There were 1,851 properties sold for a staggering $1,582,474,997! Yes, that’s just over $1.5 BILLION in total sales volume. Buyers continue to flock to Naples to escape cold weather winters and high taxes.

The highest priced home sold for $17,950,000 in Port Royal. Overall, there were 360 properties sold at or above $1 Million.

Pending sales also broke records, up by 152.7 percent compared to the same time last year. Due to the increase in both pending and closed sales, overall inventory is even lower than last month. Despite the reduction in inventory, new listings continue to come to market just not at a pace to keep up with demand. However, more housing supply is finally on the horizon according to a recent survey of more than 100 economists.

  • Closed sales increased 57 percent compared to March of the previous year.
  • Overall pending sales increased from 977 properties up to 2,469 or a 153 percent jump over last March.
  • Inventory dropped 73 percent down from 6,795 homes to 1,819 homes for sale.
  • Average days on market fell 31 percent down to 67 days.

Similar to last month, condos led the way with a 72 percent increase in closed sales. Single family home sales also showed a significant increase, up 57 percent compared to the same time last year. The increase in sales combined with low inventory has led to higher prices, with the median sales price increasing 12 percent. We remain in a seller’s market with just a 1.6 month’s supply of properties available on the market.

Also, the percent of list price for closed sales hit 98 percent for single family homes and 97.2 percent for condos. It is not uncommon for a property to be sold at or above list price. An experienced agent will provide you with information about similar properties which have sold in the area and help you determine the offer price for your desired home. For the third month in a row, the Naples Luxury real estate market saw the strongest activity in closed sales.  Homes priced between $1 million and $2 million saw a 50.2 percent increase up from 43.5 percent during the previous month. Additionally, homes priced above $2 million saw an even larger increase in closed sales with a 67.7 percent increase year over year.

Properties with at least four bedrooms or more remain at the top of the wish list for luxury buyers.

How Much To Offer On a House when I find my dream homeSo, you’ve decided you are ready to buy a home in Naples for you and your family but your not sure home much to offer on a house. The dilemma, submit an offer above, below or at list price? Figuring out how much to offer on your home can be a challenge.

You’ll want to submit an offer that is competitive, yet not overpay for the property. Here are some factors to consider when deciding how much to offer on a house.

Is It A Seller’s Market Or A Buyer’s Market?

Market conditions play a large role in how much you should offer to pay for a property. If it is a seller’s market, you are likely competing with multiple offers. Depending on how low the inventory homes for sale disappearing due to low inventorylevel is in the community, the fewer the homes available for sale the more of an impact it will have on your offer price.

Right now, in the Naples area there’s only a 2-months supply of homes available to buyers. So, depending on the community, you may need to offer list price or above list price to secure the deal.

On the other hand, if you were in a seller’s market, as a buyer you would be in the driver’s seat. In a seller’s market, there are more homes available than buyers. In that case, you may be able to offer as low as 90 percent of list price.

Regardless of what type of market you are in, a good indicator of what you should expect to pay for a home is the percentage of list price homes are selling for in a neighborhood. If they are selling at 93 percent of list, an initial offer at 90 percent of list is a good place to start. However, in today’s market, you may have to pay at or above list price to purchase your desired home.

How Many Other People Are Interested In The Property?

How Much To Offer On a House when there are multiple offersIn today’s market, it is not uncommon for there to be so much interest in a property that you may be competing against multiple offers. Have you gone to an open house recently only to find 6 other couples there at the same time?

With so few homes on the market, it is common to end up in a bidding war. You may be in a situation where you need to submit your highest and best offer for your very first offer.

Also, it is highly likely there will be a short deadline to make your offer. Don’t be surprised if your agent tells you all offers need to be submitted by 5 pm today. Be prepared to move quickly once you find a property you want to by. Have all accompanying documentation ready to go such as a loan preapproval letter if you are using financing or proof of funds if you are paying cash.

Either way, your agent will help you decide how much to offer on a house when you are up against multiple offers. There are a few strategies you can employ to help increase your chances of coming out on top in a multiple-bid situation such as an escalation clause.

Who Are You Competing With For the House?

How Much To Offer On a House when there is competitionWhen multiple buyers are submitting offers on a property it’s important to know what type of buyers you are competing against. For example, are there a lot of cash buyers?

The latest reports for the Naples area shows cash sales accounted for 57.9 percent of all closed sales during February. Even though interest rates remain at historic lows, many buyers are purchasing homes with cash as it provides leverage during the sales process.

So, there’s a good chance if there is high interest in a property, there will be multiple cash offers. And, offers which include financing will be viewed as a weaker offer when your competing against a cash offer. As a result, many buyers are waiving financing and other contingencies to strengthen their offer.

It is very important to understand the consequences of waiving contingencies before you make your offer.

How Long Has The Home Been Listed?

Hot housing marketBy looking at the number of days a property has been listed compared to the average days on market in a given area, you can get a better idea of the demand for that house.

If homes are selling within a day or two of listing then you will probably need to come in at list price or above to win the deal. The longer properties are on the market in a community, the more flexibility you will have on submitting a competitive bid without overpaying for the home.

Also, by paying reviewing the property history, you can gain insight into how much demand there is for the property. Has the seller lowered the price recently? If a seller has done a significant price reduction, they may be at their limit and therefore there may not be much room for negotiating.

A good real estate agent will have access to this information through the multiple listing service (MLS). Ask your agent to pull this information, and use it as one point of reference as you work together to decide on your offer price.

How Does The Home Compare to Similar Homes in The Area?

Now that you have a sense of the type of market you are faced with, it is time to look at comparable sales in your desired neighborhood. Ask your agent to do a comparative market analysis (also referred to as comps or CMA). The report will show you the list and sale price for similar properties which have sold recently.

A key factor in getting a fair price on your new home is knowing the current market value. The comparable properties will help you determine a starting point for making an offer. For example, if a similar property in the neighborhood is listed for $10K less, then you might submit an offer $10K below asking price, provided the two properties are similar.

You’ll need to understand the differences between properties sold or for sale to be sure you are paying a fair price. For example, what type of view would you have? Does it have a pool? Several factors can impact the value of one compared to the other. Understanding the difference will be the first place to start when determining what price to offer on a home.

How Badly Do you Want The Home?

Or will you have buyers remorse? The final piece of the equation on how much to offer on a house comes down to the answer to these questions.

If you think you can move on and find another property which will meet your needs, make an offer you are comfortable with, one where you don’t feel like you are overpaying for the home.

Or, if you’ve been looking for months and you finally found your dream home, make an offer which can’t be refused. I have yet to have a client tell me they paid to much for a property they loved.

In the end, only you can decide how much you are willing to offer. In a competitive market, an experienced real estate agent will help you navigate the the home buying process.
