April Housing Update

April Housing Update for Lee County

The Lee County April housing update showed there was more than $1.387 Billion in properties closed during April, up from $629 Million last year. Similar to the first quarter of the year, pending sales for both single family homes and condos showed significant increases over the same time last year.

Due to the significant increases in closed and pending sales, inventory remains a challenge. The number of Lee County homes for sale fell more than 70 percent versus April of last year. Property prices continue to trend upwards due to the lack of inventory in Bonita Springs, Estero and Fort Myers.

Additionally, sellers are getting list price or close to list price for their homes. As a result, it remains a seller’s market. So, if you are considering selling, you are in the driver’s seat. Contact us today to learn about your home’s value in today’s market. It may be more than you realize.

April 2021 versus April 2020 Single Family Home Highlights:

  • Closed sales increased 63.3 percent going from 1,170 transactions up to 1,911 sales.
  • Pending sales increased 84.5 percent up from 1,046 last April versus 1,930 this April.
  • Inventory fell 69.9 percent down to 1,509 properties for sale compared to this same time last year when 5,112 homes were for sale.
  • New listings increased from 1,007 up to 1,930 which was a 76.9 percent increase.
  • Median days on market decreased to 17 days which is a 64.6 percent decrease versus April of 2020.
  • Available inventory of single family homes ended April with a 1.1 months supply of homes available for sale, or a 74.4 percent decrease.

Similar to Naples and other areas of the country, we continue to see a shortage in inventory. However, unlike last month, new listings increased during the month. It is just not enough to keep up with the high buyer demand. With such low inventory, if you see a property you are interested in purchasing, be prepared to move quickly and do not be surprised if multiple offers are submitted.

April 2021 versus April 2020 Condo Highlights:

  • Condo sales increased 108.7 percent going from 566 real estate transactions up to 1,181 sales.
  • Pending sales increased 199.2 percent up from 356 last April versus 1,065 this April.
  • Inventory decreased 72.1 percent down to 830 condos for sale compared to last April when there were 2,970 units for sale.
  • New listings increased from 433 up to 811 which was an 87.3 percent increase.
  • Median days to contract decreased to 23 days which was a 48.9 percent decrease versus April of 2020.
  • Available inventory of condos ended April with a 1.1 months supply of properties available for sale which was a 78.4 percent decrease.

Similar to single family homes, condo closings and those going to contract increased significantly during the month. At the same time, the number of homes for sale decreased more than 70 percent which brings us down to a 1.1 months’ supply of condos for sale.

On a positive note, new listings increased a little more than 87 percent over the same period last year. The increase in the number of properties coming to market is encouraging and gives buyers more options.

Bottom line, it remains a seller’s market. If you are considering selling a home, now is a great time to maximize the value of your home.

April Naples Market Report

April Naples Market Report

According to the April Naples Market Report, real estate activity set new records. There were 1,882 properties sold for $1,617,562,522 up from $1.5 billion last month! The highest priced home sold for $18,000,000 in Pelican Bay. Overall, there were 380 properties sold at or above $1 Million.

The increase in both pending sales and closed sales continues to contribute to our reduction in inventory. On a positive note, inventory has increased 14 percent since January. However, it is not enough to keep up with demand.

Home buyers shows no sign of slowing as people migrate to the Naples area to take advantage of the Naples lifestyle. In fact, Naples was recently ranked the Number 1 Beach Town in America! Key factors measured were affordability, weather, safety, economy, education and health as well as the overall quality of life.

April 2021 versus April 2020 Highlights

  • Closed sales increased 121 percent compared to April of the previous year.
  • Overall pending sales increased to 2,037 or a 232 percent jump over last April.
  • Inventory dropped 77 percent down from 6,224 homes to 1,432 homes for sale.
  • Average days on market fell 37 percent down to 55 days.

Similar to last month, condos led the way with a 145.3 percent increase in closed sales. Single family home sales also showed a significant increase, up 95.7 percent compared to the same time last year. The increase in sales combined with low inventory has led to higher prices, with the overall median sales price increasing 31 percent.

Pending sales continue to set records, up by 232 percent compared to the same time last year. It’s important to note, it’s difficult to compare last April to this April since the real estate industry experienced reduced productivity levels due to mandatory COVID-19 restrictions similar to all other businesses throughout the country.

Also, the percent of list price for closed sales remain near all time highs at 98.8 percent. We continue to see properties sold at or above list price. Due to bidding wars, there has been an increase in the use of escalation clauses being implemented in negotiations. If you are considering purchasing a home, put yourself in the best position to win the deal by working with a professional real estate agent.

Finally, we remain in a seller’s market with just a 1.1 month’s supply of properties available down from 1.6 month’s supply during the previous month. For those of you considering selling, now is an excellent time to list your home for sale. Homeowners are maximizing their profits and you may be surprised to learn how much your home is worth.

For the fourth month in a row, the Naples Luxury real estate market saw the strongest activity in closed sales.  Homes priced between $1 million and $2 million saw a 75 percent increase up from 50.2 percent during the previous month. Additionally, homes priced above $2 million saw an even larger increase in closed sales with a 106.3 percent compared to 67.7 percent increase during March.

Properties with at least four bedrooms or more remain at the top of the wish list for luxury home buyers.

Naples Late March Home Sales Report for Week of March 22nd

Naples Late March Home SalesThe Naples Late March Home Sales Report shows 567 Homes Sold during the week of the 22nd up from 497 sales during the previous week. The highest priced home sold for $11,725,000 in Port Royal.

East Naples remained in the first position with 144 property sales up from 91 sales during the previous week. Home sales consisted of 10 percent vacant lots, 26 percent single family homes and 60 percent were condos. The remaining sale in the area were mobile homes.

North Naples rounded out the week with 93 real estate transactions up from 75 during the week of the 15th. Of the 93 property sales, 44 percent were single family homes, 51 percent were condos and 5 percent were vacant lots.

Finally, the City of Naples with 78 properties sold down from 88 sales during the prior week. Naples homes sales were made up of 9 percent vacant lots, 29 percent single family homes and 62 percent condos.

In summary, the latest real estate transactions review for the week of March 22nd shows Naples homes sold were broken down as follows: 266 condos, 205 single family homes, 87 vacant lots and 9 mobile homes sold throughout Collier County.

Southwest April Florida Home Sales Review

Southwest Florida April Home SalesThe latest Southwest Florida April Home Sales review for Bonita Springs, Estero and Southern Fort Myers for the week of the 24th showed there were 375 properties sold.

Southern Fort Myers remained in the first position with 166 real estate transactions. Sales were as follows: 5 percent commercial units, 34 percent vacant lots, 21 percent were condos and 36 percent were single family homes. The remaining Fort Myers properties sold were a multi-family unit and easements.

Estero moved back into the second spot with 106 property sales. Home sales were split between multiple property types. Of the 106 home sales, 6 percent were mobile homes, 24 percent were vacant lots, 35 percent were condos and 36 percent were single family homes.

Finally, Bonita Springs rounded out the week in the third position with 102 real estate transactions. Of the 102 real estate sales, 4 percent were commercial units, 15 percent were vacant lots, 41 percent were condos and 40 percent were single family homes. The other property sales were a a multi-family unit and a mobile home.

 

In review, based on the real estate transactions report for the week of April 24th, property sales were broken down by the following types in Southwest Florida: 115 condos, 140 single family homes, 97 vacant lots, 13 commercial unit, 7 mobile homes, 3 multi-family units, and 3 easement parcels.
