April Sales Update for the Week of the 19th

April Sales Update for naples flThe latest April Sales Update remained strong for the 3rd week of the month with 618 Homes Sold down slightly from the week before when there were 633 sales. The highest priced property sold for $24,595,500.

East Naples remained in the top slot for the week with 138 transactions down one sale compared to the week of the 12th. Home sales consisted of 7 percent vacant lots, 25 percent single family homes and 66 percent were condos. The remaining sale in the area was a mobile home.

North Naples stayed in the second position with 137 home sales up from 110 real estate transactions during the prior week. Of the 137 property sales, 4 percent were vacant lots, 45 percent were single family homes, 51 percent were condos.

Finally, the City of Naples ended the week with 77 home sales down from 93 properties sold during the previous week. Naples homes sales were made up of 4 percent vacant lots, 26 percent single family homes and 70 percent condos.

In summary, the latest real estate transactions review for the week of April 19th shows Naples homes sold were broken down as follows: 288 condos, 225 single family homes, 102 vacant lots and 3 mobile homes sold throughout Collier County.

Home Supply and Demand

Home Price Appreciation Is as Simple as Supply and Demand

Home price appreciation continues to accelerate. Today, prices are driven by the simple concept of supply and demand. Pricing of any item is determined by how many items are available compared to how many people want to buy that item. As a result, the strong year-over-year home price appreciation is simple to explain. The demand for housing is up while the supply of homes for sale hovers at historic lows.

Let’s use three maps to show how this theory continues to affect the residential real estate market.

Map #1 – State-by-state price appreciation reported by the Federal Housing Finance Agency (FHFA) for the first quarter of 2021 compared to the first quarter of 2020:Home Price Appreciation Is as Simple as Supply and Demand | MyKCMAs the map shows, certain states (colored in red) have appreciated well above the national average of 12.6%.

Map #2 – The change in state-by-state inventory levels year-over-year reported by realtor.com:Home Price Appreciation Is as Simple as Supply and Demand | MyKCMComparing the two maps shows a correlation between change in listing inventory and price appreciation in many states. The best examples are Idaho, Utah, and Arizona. Though the correlation is not as easy to see in every state, the overall picture is one of causation.

The reason prices continue to accelerate is that housing inventory is still at all-time lows while demand remains high. However, this may be changing.

Is there relief around the corner?

The report by realtor.com also shows the monthly change in inventory for each state.

This may be evidence that homeowners who have been afraid to let buyers in their homes during the pandemic are now putting their houses on the market.

We’ll know for certain as we move through the rest of the year.

Bottom Line

Some are concerned by the rapid price appreciation we’ve experienced over the last year. The maps above show that the increases were warranted based on great demand and limited supply. Going forward, if the number of homes for sale better aligns with demand, price appreciation will moderate to more historical levels.

Southern Fort Myers remained in the first position with 129 real estate transactions. Sales were as follows: 11 percent commercial units, 31 percent vacant lots, 14 percent were condos and 42 percent were single family homes. The remaining Fort Myers properties sold were multi-family units and mobile homes.

Bonita Springs moved into the second position with 117 real estate transactions. Of the 117 real estate sales, 5 percent mobile homes, 16 percent were vacant lots, 44 percent were condos and 36 percent were single family homes. The other property sales were a a multi-family unit and a coop.

Finally, Estero slid into the third spot with 103 property sales. Home sales were split between multiple property types. Of the 103 home sales, 5 percent were mobile homes, 22 percent were vacant lots, 35 percent were condos and 36 percent were single family homes. The rest of the transactions were an agricultural lot and commercial units.

In review, based on the real estate transactions report for the week of May 1st, property sales were broken down by the following types in Southwest Florida: 108 condos, 129 single family homes, 82 vacant lots, 15 commercial units, 12 mobile homes, 6 multi-family units, 1 coop and 1 agricultural lot.

Naples April Sales for the Week of the 12th

Naples Ends March Strong with home sales Naples April Sales were strong for the 2nd week of the month with 633 Homes Sold. The highest priced home sold for $9,562,500.

East Naples was in the top slot for the week with 139 property sales. Home sales consisted of 8 percent vacant lots, 33 percent single family homes and 57 percent were condos. The remaining sale in the area were 3 mobile homes.

North Naples fell into the second position with 110 real estate transactions for the week. Of the 110 property sales, 4 percent were vacant lots, 46 percent were single family homes, 50 percent were condos.

Finally, the City of Naples ended the week with 93 properties sold. Naples homes sales were made up of 3 percent vacant lots, 32 percent single family homes and 65 percent condos.

In summary, the latest real estate transactions review for the week of April 12th shows Naples homes sold were broken down as follows: 291 condos, 233 single family homes, 102 vacant lots and 7 mobile homes sold throughout Collier County.
