April Ends With Strong Home Sales

April Ends With Strong Home Sales Activity

Strong home sales for naples flApril ended with strong home sales activity according to the latest reports. There were 777 Homes Sold during the week of the 26th up from 618 sales during the prior week. The highest priced property sold for $28,800,000.

Once again, East Naples remained in the top slot for the week with 159 transactions up from 138 sales compared to the week of the 19th. Home sales consisted of 5 percent vacant lots, 33 percent single family homes and 62 percent were condos.

North Naples came in second with 138 home sales up one sale during the previous week. Of the 138 property sales, 3 percent were vacant lots, 48 percent were single family homes, 49 percent were condos.

Finally, the City of Naples ended the week with 113 home sales up from 77 properties sold during the prior week. Naples homes sales were made up of 34 percent single family homes and 65 percent condos. The remaining properties sold were vacant lots.

Also notable was the number of real estate transactions on Marco Island. Overall there were 90 properties sold during the week with 15 percent vacant lot sales, 37 percent single family home sales and 48 percent were condos.

In summary, the latest real estate transactions review for the week of April 26th shows Naples homes sold were broken down as follows: 366 condos, 297 single family homes, 101 vacant lots and 7 mobile homes sold throughout Collier County.

May Housing Update for Lee County

The Lee County May housing update showed there was more than $1.1 Billion in properties closed during May, up from $417 Million last year. The housing market continued to show a large increase in pending and closed sales for both single family homes and condos in Bonita Springs, Estero and Fort Myers.

As a result, overall inventory remains low in the area. While new properties were added daily during the month, the demand is higher than the market was able to accommodate. Due to the continued significant buyer demand combined with so few properties for sale, home values continue to increase.

Additionally, sellers continued to get list price or close to list price for their homes. So, the bottom line is it remains a seller’s market.

May 2021 versus May 2020 Single Family Home Highlights:

  • Closed sales increased 82.4 percent going from 924 transactions up to 1,685 sales.
  • Pending sales increased 11.5 percent up from 1,559 last May versus 1,738 this May.
  • Inventory fell 65.9 percent down to 1,543 properties for sale compared to this same time last year when 4,522 homes were for sale.
  • New listings increased from 1,390 up to 1,720 which was a 23.7 percent increase.
  • Median days on market decreased to 14 days which is a 70.2 percent decrease versus May of 2020.
  • Available inventory of single family homes ended May with a 1 months supply of homes available for sale, or a 75 percent decrease.

Similar to Naples and other areas of the country, we continued to see a shortage in inventory. However, on a positive note, new listings increased for the second straight month. While it was a step in the right direction, it still wasn’t enough to keep up with the high buyer demand. Inventory of single family homes remains low and combined with the high buyer demand, home prices continue to rise. The median sales price rose 38.7 percent in May compared to the same time last year.

May 2021 versus May 2020 Condo Highlights:

  • Condo sales increased 149.6 percent going from 365 real estate transactions up to 941 sales.
  • Pending sales increased 55.8 percent up from 577 last May to 899 this May.
  • Inventory decreased 78.5 percent down to 607 condos for sale compared to last May when there were 2,827 units for sale.
  • New listings decreased from 728 down to 726 which was an 1.6 percent decline.
  • Median days to contract fell to 15 days which represented a 72.2 percent decrease versus May of 2020.
  • Available inventory of condos ended April with a less than 1 months supply of properties available for sale which was a 84.6 percent decrease.

Similar to last month, condo closings and those going to contract increased significantly during the month. At the same time, the number of homes for sale decreased more than 75 percent which brings us to the lowest inventory on record.

Additionally, unlike last month which showed a significant increase in new condos added to the inventory levels, in May we saw another decline in condos for sale. Similar to single family homes, if you see a condo you are interested in purchasing, be prepared to move quickly with an offer. You should also be prepared to compete with other home buyers.

Bottom line, it remains a seller’s market.

Naples Real Estate Market Snapshot

The latest real estate market snapshot for the Naples area showed 1,618 properties sold for just over $1.4 Billion during May! The highest priced home sold for $14,950,000 in Port Royal. The luxury market remains strong as evident by the 323 properties sold at or above $1 Million. 

The increase in both pending sales and closed sales continued to contribute to our reduction in inventory. However, on a positive note, new listings to the market increased 8 percent compared to this time list year.

 

Naples Real Estate Market Snapshot May 2021

May 2021 versus May 2020 Highlights

  • Closed sales increased 164 percent compared to May of last year.
  • Overall pending sales increased 47 percent versus the same time last year.
  • Inventory dropped 79 percent down from 6,177 homes to 1,290 homes for sale.
  • Average days on market fell 52 percent down to 43 days.

Similar to the last two months, condos led the way with a 208.6 percent increase in closed sales. Single family home sales also showed a significant increase, up 124.5 percent compared to the same time last year. The increase in sales combined with low inventory has led to higher prices, with the overall median sales price increasing 29 percent.

Also notable, homes in the Naples area were being sold at 99.1 percent of list price. We continued to see multiple offers on a home. If you are considering purchasing a home, put yourself in the best position to win the deal by working with a professional real estate agent who has experience negotiating deals with multiple offers.

For the fourth month in a row, the Naples Luxury real estate market saw the strongest activity in closed sales.  Homes priced between $1 million and $2 million saw a 75 percent increase up from 50.2 percent during the previous month. Additionally, homes priced above $2 million saw an even larger increase in closed sales with a 106.3 percent compared to 67.7 percent increase during March.

Properties with at least four bedrooms or more remain at the top of the wish list for luxury home buyers.

demand for vacation homes remains strongThe demand for vacation homes remains strong. The pandemic was the catalyst which created a tremendous interest in vacation homes across the country. Throughout the last year, many people purchased second homes as a safe getaway from the challenges of the health crisis. With many professionals working from home and many students taking classes remotely, it made sense to see a migration away from cities and into counties with more vacation destinations.

The 2021 Vacation Home Counties Report from the National Association of Realtors (NAR) shows that this increase in vacation home sales continues in 2021. The report examines sales in counties where “vacant seasonal, occasional, or recreational use housing account for at least 20% of the housing stock” and compares that data to the overall residential market.

Their findings show:

  • Vacation home sales rose by 16.4% to 310,600 in 2020, outpacing the 5.6% growth in total existing-home sales.
  • Vacation home sales are up 57.2% year-over-year during January-April 2021 compared to the 20% year-over-year change in total existing-home sales.
  • Home prices rose more in vacation home counties – the median existing price rose by 14.2% in vacation home counties, compared to 10.1% in non-vacation home counties.

This coincides with data released by Zelman & Associates on the increase in sales of second homes throughout the country last year.

As the data above shows, there is still high demand for second getaway homes in 2021 even as the pandemic winds down. While we may see a rise in second-home sellers as life returns to normal, ongoing low supply and high demand will continue to provide those sellers with a good return on their investment.
