Naples Real Estate Market Recap

The latest real estate market recap for the Naples area showed 1,505 properties sold for just over $1.2 Billion during June! The highest priced home sold for $16,250,000 in Port Royal. And, the luxury market remains strong as evident by the 272 properties sold at or above $1 Million.

With less than 1 month supply of inventory available, for the first time since last year, pending sales decreased 14.5 percent. Although inventory decreased during the month, there were 1,147 new listings added to the market. In addition, the median closed price continues to increase by double digits.

So, if you are a seller, now is the time list your home and maximize your profits. Or, if you are a buyer, with new listings coming onto the market every day there is still opportunity to find a property.

June 2021 versus June 2020 Highlights

  • Closed sales increased 68 percent compared to June of last year.
  • Overall pending sales decreased 15 percent versus the same time last year.
  • Inventory dropped 79 percent down from 6,003 homes to 1,271 homes for sale.
  • Average days on market fell 29 percent down to 29 days.

Similar to the last three months, condos led the way with a 98.7 percent increase in closed sales. Single family home sales also showed a significant increase, up 44.4 percent compared to the same time last year.

Also notable, homes in the Naples area sold at 99.4 percent of list price and almost 60 percent of homes sold were cash transactions. We continued to see multiple offers submitted on properties and often within hours of a new listing hitting the market. Real Estate Market Snapshot for Naples Luxury Homes

Real Estate Market Recap Naples FLThe past year has triggered significant shifts in lifestyle choices and housing needs for today’s luxury home buyers. There’s an overwhelming preference for larger homes with more amenities such as a home gym. Naples is no exception.

Properties with at least four bedrooms or more remain at the top of the wish list for luxury home buyers. Over the past year, there has been a 76.8 increase in homes sold with at least four bedrooms which provides plenty of space for that home gym or home office.

For the fifth month in a row, the Naples Luxury real estate market saw the strongest activity in closed sales. Homes priced between $1 million and $2 million saw a 113 percent increase up from 75 percent during the previous month. Additionally, homes priced above $2 million saw an even larger increase in closed sales with a 142.6 percent compared to 106.3 percent increase during May.

Naples Ends May With Strong Home Sales Activity

Naples Ends May with Strong Home SalesAccording to the latest reports, Naples ends May with strong home sales. There were 663 Homes Sold in Naples during the week of the 24th. The highest priced property sold for $12,250,000.

East Naples moved into the first position for the week with 137 transactions. Home sales consisted of  3 percent vacant lots, 37 percent single family homes and 58 percent were condos. The remaining properties sold were mobile homes.

North Naples fell into the second spot with 136 home sales. Of the 136 property sales, 3 percent were vacant lots, 36 percent were single family homes and 61 percent were condos.

Finally, the City of Naples ended the week with 90 home sales for the last week of the month. Naples homes sales were made up of 4 percent vacant lots, 31 percent single family homes and 64 percent condos.

In summary, Naples May home sales for the week of the 24th showed Naples homes sold were broken down as follows: 330 condos, 232 single family homes, 94 vacant lots and 7 mobile homes sold throughout Collier County.

Southwest Florida June Home Sales Review

Southwest FL May Home SalesThe latest Southwest Florida June Home Sales review for Bonita Springs, Estero and Southern Fort Myers for the week of June 26th showed there were 258 properties sold.

Southern Fort Myers was in the first position with 117 real estate transactions. Sales were as follows: 33 percent vacant lots, 24 percent were condos and 40 percent were single family homes. The remaining Fort Myers properties sold were multi-family units and a commercial unit.

Bonita Springs landed in the the second spot with 77 real estate transactions. Of the 77 real estate sales, 6 percent multi-family units, 14 percent were vacant lots, 30 percent were condos and 43 percent were single family homes. The other property sales were a a mobile homes and commercial units.

Finally, Estero was in the third position with 62 property sales. Home sales were split between multiple property types. Of the 62 home sales, 21 percent were vacant lots, 32 percent were condos and 40 percent were single family homes. The rest of the transactions were mobile homes and a commercial unit.

In review, based on the real estate transactions report for the week of June 26th, property sales were broken down by the following types in Southwest Florida: 72 condos, 106 single family homes, 63 vacant lots, 5 commercial units, 5 mobile homes and 7 multi-family units.

Naples May Home Sales Remain Strong

Naples May Home SalesAccording to the latest Naples May home sales reports, there were 606 Homes Sold in Naples during the week of the 10th down from 612 sales during the prior week. The highest priced property sold for $25,145,900.

North Naples moved into the top spot with 135 home sales up from 116 sales during the previous week. Of the 122 property sales, 4 percent were vacant lots, 39 percent were single family homes and 57 percent were condos.

East Naples fell into the second position for the the week with 122 transactions up from 120 sales compared to the week of the 26th. Home sales consisted of  7 percent vacant lots, 30 percent single family homes and 61 percent were condos. The remaining properties sold were mobile homes.

Finally, the City of Naples ended the week with 81 home sales down from 95 properties sold during the prior week. Naples homes sales were made up of 6 percent vacant lots, 26 percent single family homes and 68 percent condos.

In summary, Naples May home sales for the week of the 10th showed Naples homes sold were broken down as follows: 303 condos, 216 single family homes, 81 vacant lots and 6 mobile homes sold throughout Collier County.

Incentives to SellWhat are the top incentives to sell your home this summer? While the housing market forecast for the second half of the year remains positive, there may not be a better time to sell than right now. Here are four things to consider if you’re trying to decide if now’s the right time to make a move.

1. Your House Will Likely Sell Quickly Is One of The Top Incentives to Sell Now

According to the most recent Realtors Confidence Index released by the National Association of Realtors (NAR), homes continue to sell quickly. The report notes homes are selling in an average of just 17 days.

Average days on market is a strong indicator of buyer competition, and homes selling quickly is a great sign for sellers. It’s one of several factors that indicate buyers are motivated to do what it takes to purchase the home of their dreams.

The frequency of buyers being willing to pay more than the market data supports is increasing.

This confirms buyers are ready and willing to enter bidding wars for your home. Receiving several offers on your house means you can select the one that makes the most sense for your situation and financial well-being.

Low supply is one of the Incentives To Sell3. When Supply Is Low, Your House Is in the Spotlight

One of the most significant challenges for motivated buyers is the current inventory of homes for sale, which while improving, remains at near-record lows. As NAR details:

“Total housing inventory at the end of May amounted to 1.23 million units, up 7.0% from April’s inventory and down 20.6% from one year ago (1.55 million). Unsold inventory sits at a 2.5-month supply at the present sales pace, marginally up from April’s 2.4-month supply but down from 4.6-months in May 2020.”

There are signs, however, that more homes are coming to market. Odeta Kushi, Deputy Chief Economist at First American, notes:

“It looks like existing inventory is starting to inch up, which is good news for a housing market parched for more supply.

If you’re looking to take advantage of buyer demand and get the most attention for your house, selling now before more listings come to the market might be your best option.

4. If You’re Thinking of Moving Up, Now May Be the Time

Over the past 12 months, homeowners have gained a significant amount of wealth through growing equity. In that same period, homeowners have also spent a considerable amount of time in their homes, and many have decided their house doesn’t meet their needs.

Early May Home Sales

Early May Home Sales Show Strong Naples Sales Activity

Early May Home Sales Naples FLAccording to the early May home sales reports, there were 612 Homes Sold in Naples during the week of the 3rd down from 777 sales during the prior week. The highest priced property sold for $11,000,000.

Once again, East Naples remained in the top slot for the week with 120 transactions down from 159 sales compared to the week of the 26th. Home sales consisted of  5 percent mobile homes, 7.5 percent vacant lots, 27.5 percent single family homes and 60 percent were condos.

North Naples came in second with 116 home sales down from 138 sales during the previous week. Of the 116 property sales, 44 percent were single family homes and 54 percent were condos. The remaining property sales were vacant lots.

Finally, the City of Naples ended the week with 95 home sales down from 113 properties sold during the prior week. Naples homes sales were made up of 4 percent vacant lots, 28 percent single family homes and 68 percent condos.

In summary, early may home sales for the week of the 3rd showed Naples homes sold were broken down as follows: 318 condos, 196 single family homes, 89 vacant lots and 9 mobile homes sold throughout Collier County.
