Three Things You Should Consider Before Joining a Private Golf Club

One of those was its impact on the golf industry, not only in terms of participation (which swelled to record numbers) but golf real estate as well.

Golf course communities that were hanging on by a thread in 2019 all of a sudden found themselves flush with buyers and prospects in 2020.

And at the heart of many of these communities were private golf clubs that went from trying to find new members to having waiting lists to join almost overnight.

Fast-forward to the end of 2021 and the start of 2022 and thousands of people are still searching for their first golf course home and private club membership.

For many of these would-be buyers, the private club world is a riddle, wrapped in a mystery, surrounded by an enigma, as the saying goes.

To help with your search for the perfect golf lifestyle, here are three things you should consider before joining a private golf club. 

  1. Ownership

Colliers Reserve Naples FLThere are essentially two types of private club business models. The majority of clubs in Southwest Florida are member-owned and operate as non-profit social clubs. A small percentage are privately-owned and operate for profit.

So what does this have to do with your membership? A lot. If you join a member-owned club, you’re effectively becoming a stakeholder. And with that comes the responsibility of making collective decisions for the club, like what to spend money on, and when.

Member-owned clubs typically have a president, board of directors and several committees that provide governance. Capital improvements at the club are usually paid for through initiation fees, capital reserve funds or assessments (i.e. when each member comes out of pocket, equally, to finance the project).

Privately-held clubs might be owned by an individual, an LLC (limited liability company) or a corporation. When it comes to upgrades and repairs to the golf course, clubhouse and physical plant, ownership foots the bill.

Southwest Florida, like most markets, consists primarily of member-owned clubs. Especially with all the golf community build-outs we’ve had over the past 20 years. Collier’s Reserve Country Club in North Naples and Pelican Marsh Golf Club just to the south are examples of member-owned clubs.

Joining a Private Golf Club in Naples FLThe Club at Olde Cypress, located just east of I-75 off Immokalee Rd., is an example of a privately-owned club. Its P.B. Dye-designed golf course reopened in November following a multi-million-dollar remastering funded by ownership that includes new grass for tees, fairways and greens, as well as new bunker sand and practice facility amenities. Olde Cypress’ 34,000-square-foot clubhouse was also updated with several interior spaces being refreshed.

Just around the corner, Vineyards, one of Naples’ largest golf communities, and Vineyards Country Club, which features two 18-hole golf courses, is also privately owned.

There’s no right or wrong ownership structure for private clubs; both have a unique set of considerations and benefits. It comes down to which is the best fit for your budget, personality, risk tolerance and new golf lifestyle.

  1. Organization

Pelican Marsh GC Naples FLNext to ownership, a club’s organization is also a major consideration when evaluating membership. And clubs are inexorably linked to their surrounding communities in a couple of ways. 

Bundled Communities, for example, are a popular golf community model throughout Southwest Florida, and a concept those hailing from points north may not be familiar with.

Simply stated, a bundled community is one in which golf club membership is included when buying a home. Oftentimes, they don’t require an initiation fee (or it’s substantially lower than a traditional golf club), and members pay slightly lower monthly dues.

Every homeowner is a member, and bundled communities often have upwards of 1,000 or more homes. Because of the higher number of members, tee times can be scarcer, especially at prime times like weekend mornings. They can be a good fit for casual golfers who like to play a few times a month.

Then there are “compulsory” or “mandatory membership” communities for which some level of membership is required upon purchasing a home. Conversely, some private clubs require that members live in the community.

  1. Types

Private Country Clubs Naples FLThere was a time when most clubs offered two or three levels of membership: full golf, associate golf and social. Full golf provides unfettered access to tee times, practice facilities, and tournaments. Associate golf usually has restrictions on golf utilization. And social excludes golf but offers access to the clubhouse, dining and other amenities.

Nowadays, you’re likely to find national membership for those living outside a certain radius, vertical membership covering up to three generations, and membership targeting certain demographics, like 55 and under.

September Naples Homes Sold Review

Consider Selling your homeThe September Naples homes sold review for the week of the 13th showed 311 Homes SoldThe highest priced property sold for $5,800,000 in Coquina Sands.

North Naples remained in the top spot with 53 homes sold. Of the 53 property sales, 45 percent were single family homes and 53 percent were condos. The remaining property sold was a mobile home.

East Naples stayed in the second position for the week with 49 property sales. Home sales consisted of 6 percent vacation lots, 21 percent single family homes and 73 percent were condos.

Finally, the City of Naples ended the week with 43 home sales during the second week of September. Naples homes sales were made up of 28 percent single family homes and 70 percent condos. the remaining Naples property sold was a vacant lot.

In summary, the Naples September weekly home sales review for the week of the 13th showed Naples homes sold were broken down as follows: 141 condos, 104 single family homes, 62 vacant lots and 4 mobile homes.

September Naples Homes Sold Recap

Consider Selling your homeThe September Naples homes sold report for the week of the 6th showed 245 Homes SoldThe highest priced property sold for $5,850,000 in The Moorings.

North Naples remained in the top spot with 54 homes sold. Of the 54 property sales, 46 percent were single family homes and 52 percent were condos. The remaining property sold were vacant lot.

East Naples stayed in the second position for the week with 42 property sales. Home sales consisted of 24 percent single family homes and 74 percent were condos. The other property sold was vacant lot.

Finally, the City of Naples ended the week with 27 home sales during the first week of September. Naples homes sales were made up of 41 percent single family homes and 59 percent condos.

In summary, the Naples September weekly home sales review for the week of the 6h showed Naples homes sold were broken down as follows: 108 condos, 90 single family homes, 45 vacant lots and 2 mobile homes.

SWFL September Housing UpdateThe SWFL September housing update showed there was more than $875 Million in properties closed during September, up from $739 Million last year. Once again, the limited inventory impacted the number of closed sales for the month. Both single family homes and condos saw slight declines in Bonita Springs, Estero and Fort Myers.

Also notable was the percentage of cash transactions during the month. Approximately 42 percent of all transactions were cash in September, which was the same as August and remained lower than July which was 65 percent. So what are the implications? For those who are using a mortgage, you have more opportunities to enter into a contract on a property without having to go up against multiple cash offers.

Additionally, there are signs of improving inventory levels. Unlike August when the number of homes for sale dropped 60 percent, in September the drop in inventory was only 42.5 percent. And there were actually 2,094 new listings which came on to the market compared to 2,200 during the prior month.

Keep in mind, even though new properties were added daily, the demand remained higher than the market was able to accommodate. Several clients have asked if demand is slowing. At this point, there are no indications demand is slowing down. In fact, we anticipate an increase in demand in Southwest Florida due to multiple factors.

best cities to retireRecently, Fort Myers was ranked the seventh best place to retire by US News & World Report with Naples coming in 2nd and Sarasota 1st!

Also notable, the U.S. will be opening up the boarders for international travel for 30 plus countries starting in November. We expect an influx of foreign buyers to enter the market place in search of a vacation home, second home or investment property.

So, if you are considering buying, there are new opportunities every day. However you need to be prepared to move very quickly as it remains a seller’s market.

Single Family SWFL September Housing Review

 

September 2021 versus September 2020 Single Family Home Highlights:

  • Closed sales decreased 1.9 percent going from 1,444 transactions down to 1,416 sales.
  • Pending sales decreased 17.5 percent down from 1,832 last September versus 1,512 this August.
  • Inventory fell 43.1 percent down to 1,746 properties for sale compared to this same time last year when 3,066 homes were for sale.
  • New listings decreased from 1,550 down to 1,498 which was a 3.4 percent decrease.
  • Median days on market decreased to 13 days which is an 67.5 percent decrease versus August of 2020.
  • Available inventory of single family homes ended September with a 1.1 month supply of homes available for sale, or a 57.7 percent decrease.

Single family home prices are still showing significant increases as the median price for September increased just over 20 percent. Thus, if you are a buyer, the good news is this is a modest decrease from the previous month when the median sales price rose 27.1 percent.

While inventory is starting to show signs of improvement, buyer demand also remains high. As long as inventory levels remain well below normal market levels, prices will continue to appreciate. In fact,  Goldman Sachs recently predicted home prices to increase 16 percent nationwide in 2022.

2021 Condo SWFL September Housing Update

September 2021 versus September 2020 Condo Highlights:

  • Condo sales decreased 7 percent going from 657 real estate transactions down to 611 sales.
  • Pending sales decreased 25.8 percent down from 813 last September to 603 this September.
  • Inventory decreased 76.2 percent down to 558 condos for sale compared to last September when there were 2,346 units for sale.
  • New listings decreased from 691 down to 596 which was a 13.7 percent decrease.
  • Median days to contract fell to 10 days which represented an 85.1 percent decrease versus September of 2020.
  • Available inventory of condos ended August with a less than 1 month supply of properties available for sale which was an 83.3 percent decline.

Condo sales followed similar patterns as the previous month. Once again, the number of sales and inventory saw declines. Inventory levels of condos are especially challenging with less than a months worth of properties available for sale. Yet, similar to single family homes, there are still opportunities as new listings are added to the market every day.

The good news is Florida home builders are investing heavily in new single family construction. A study looked at building permits and year-to-year increases as of June. Out of all U.S. cities, 10 Florida metro areas were in the top 20 for new building permits. The Cape Coaral-Fort Myers area led the way with 5,150 new building permits which represented a 77 percent increase and the Naples-Marco Island area was 6th in the country with 2,211 permits issued which was a 65 percent increase over the same time period last year. First, over the past year and a half, we’ve seen a significant increase in wealth driven by gains in the stock market, higher 401(k) plans and even cryptocurrency. In fact, the number individuals with a net worth of $5 million and up who own real estate in the $1 million to $5 million price range has increased 180% over a three-year period.

Nationwide luxury homes purchased between January and August 2021 in this range increased 142% for single-family homes and 129% for attached properties compared to the same period in 2019.

Second, the work from home trend is here to stay. According to a recent Gallup Poll, approximately 70 percent of employees who are currently working from home want to continue to do so either full time or part-time. Additionally, almost half of remote workers (49%) want to work from home full-time. And of those who are working in the office, about 37 percent would prefer to work remotely part-time.

So why do workers want to continue to work from anywhere? The Gallup Poll cited the top motivators where a lack of commute time, improvements to their wellbeing and the flexibility.

Naples Luxury Housing Market Trends

For the past 12 months ending in September overall there was a 78.6 percent increase in the number of homes sold above $2 Million. Single family homes in this price category saw an 87.9 percent increase and condos saw an 57.9 percent increase.

For Luxury homes priced between $1 million and $2 million the overall increase in the number of closed sales was 86.6 percent.

Naples Luxury Real Estate Trends For the same time period, inventory of luxury homes for sale priced above $2 Million decreased by almost 60 percent, falling from 528 homes down to 212 homes. And for homes priced between $1 Million and $2 Million the number of homes on the market fell from 531 down to 173 which represented a 67 percent decline.

Naples September Real Estate ReviewThe current Naples September real estate recap for the area showed 914 properties sold for just over $756 Million! The highest priced property sold for $40,000,000 in Port Royal. And, the luxury market remains strong as evident by the 161 properties sold at or above $1 Million.

So, many buyers continue to ask about the Naples housing market. In fact, several buyers have taken a step back and put their search on hold. Sound familiar?

Nationwide headlines are saying home sales are showing signs of cooling. However, it is important to differentiate between national trends and local trends.

The work from home trend continues to drive interest in second homes and vacation homes in resort towns. According to a recent report shared by Forbes, almost fifty percent of homebuyers plan to work remotely. Naples is a resort town located on the Gulf Coast in a tax friendly state with fantastic weather making it an ideal location.

Additionally, baby boomers continue to retire sooner as their lifestyle is driving their desire to relocate to be near family or a warmer climate in an active community. In fact, Naples was recently ranked the second best place to retire by US News & World Report!

As a result, we continue to see high buyer demand. Moreover, experts are forecasting prices will continue to rise due to low inventory. Goldman Sachs recently predicted home prices to increase 16 percent nationwide in 2022. So, for those who are waiting for prices to fall, it’s highly unlikely in our area anytime soon.

However, there are still opportunities to buy a home in Naples. We’ll work with you to identify new properties which reach the market or even before they hit the market. Since it remains a sellers market you’ll need to be prepared to move quickly if a property presents itself.

Naples Real Estate Trends

Demand for homes in the Naples has yet to slow down. Although inventory continues to be a challenge, we did see 961 new listings come to market and overall inventory continues to hover around 1,250 homes for sale.

To give you a sense of how strong activity was, there were roughly 23 showings per home during September compared to under seven showings per home in September 2020. Bottom line, there are more buyers looking for few properties this year.

The high showing activity combined with a significant decrease in days on market to 24 days means most homes were listed, shown and sold in less than 30 days. In fact, more than 50 percent of homes went to contract in 10 days or less!

September 2021 versus September 2020 Highlights

  • Closed sales decreased 19 percent compared to September of last year.
  • Overall pending sales decreased 28 percent versus the same time period.
  • Inventory dropped 76 percent down from 5,287 homes to 1,251 homes for sale.
  • Average days on market fell 73 percent down to 24 days.

There has been a 48 percent increase in closed sales since January compared to the same 9 month time period last year. The increase in sales continues to deplete our inventory.

Single family home sales fell 26.1 percent year-over-year and condo sales declined 10.8 percent. More importantly, the median home sales price for single family homes rose 29.9 percent and condos rose 17 percent.

Similar to previous months, we continued to see multiple offers submitted on properties and often within hours of a new listing hitting the market.

We continue to see an increase in homes go under contract before they were even listed on the open market. Established agents who have been in the market for years in our area have extensive networks. For example, if you are considering a golf community, we do have new listings about to come on line which and we also have buyers ready to purchase homes in multiple golf communities.

Additionally, with almost 20 years of experience, we also have connections with other Realtors in the industry who we can connect with to learn if they have upcoming listing in a specific neighborhood. And due to our connections with membership directors throughout Southwest Florida, many will let us know if another agent is about to list a home. As such, we currently have 4 contracts pending for properties which never hit the market.
