Southwest Florida May Weekly Home Sales Recap

SWFL March Weekly Home SalesThe latest Southwest Florida May Weekly Home Sales recap for Bonita Springs, Estero and Southern Fort Myers showed 208 properties sold during the week of the 21st.

Southern Fort Myers was in the number one position with 80 real estate transactions. Sales were as follows: 27.5 percent vacant lots, 24 percent were condos and 47.5 percent were single family homes. The remaining Fort Myers property sold was a multi-family unit.

Bonita Springs was in the second position with 66 transactions. The Bonita property sales were divided as follows: 21 percent were vacant lots, 50 percent were condos and 27 percent were single family homes. The last property sold was a multi-family unit.

Finally, Estero rounded out the week in the third spot with 60 property sales. Home sales were split between multiple property types. Of the 60 sales, 18 percent were mobile homes, 10 percent were vacant lots, 38 percent were condos and 32 percent were single family homes. Similar to Southern Ft. Myers and Bonita Springs, the other property sold was multi-family.

In review, based on the real estate transactions report for the week, property sales were broken down by the following types in Southwest Florida: 75 condos, 75 single family homes, 43 vacant lots, 11 mobile homes and 4 multi-family units.

According to the Luxury Market Report from the Institute for Luxury Home Marketingthere’s been a substantial increase in how many buyers are purchasing luxury homes over the past two years. It says:

This total increase has resulted in the introduction of over 660,000 new individuals into the high net-worth bracket, which, combined with the existing affluent looking to both diversify and add new properties to their portfolio, provides a true insight into why the demand for luxury properties skyrocketed during 2021 and into 2022.”

Naples April Weekly Real Estate Review

Naples Weekly Real Estate RecapThe latest Naples April weekly real estate review for the week of the 4th showed 325 Homes Sold. A Port Royal property was the highest priced sale at $23,250,000.

East Naples was in the top slot with 79 real estate transactions. Home sales consisted of 4 percent vacant lots, 27 percent single family homes and 68 percent were condos. The remaining property sold was a mobile home.

North Naples was in the second position with 64 homes sold. Of the 64 property sales, 44 percent were single family homes and 55 percent were condos. The other home sale was a vacant lot.

Finally, the City of Naples ended the week with 45 home sales. Naples property sales were made up of 33 percent single family homes and 64 percent condos. There was also one vacant lot sold during the week.

In summary, the Naples home sales recap for the week of April 4th showed sales were broken down as follows: 180 condos, 118 single family homes, 21 vacant lots and 6 mobile homes.

Sellers frequently ask if they can stay home during showings. Yes, you can stay home since it is your home. However, if the shoe was on the other foot and you were the potential buyer, would you want the homeowner to be present during a showing?

Here are multiple reasons why sellers should not be present when their home is being shown to a prospective buyer.

Is it okay for a home seller to stay home during showingsThe short answer is “no”. Buyers usually tell us they are uncomfortable if the homeowners are present. They spend more time thinking about how uncomfortable they are then looking at your home. It also makes it difficult for buyers to speak freely amongst themselves and their Realtor about your property. They are less likely to do so in your presence.

Additionally, buyers feel rushed and will spend less time really evaluating your home. Since the ultimate goal is to sell, you want buyers to feel as comfortable as possible. So, although you have ever right to stay home, our recommendation is to leave shortly before the showing time to allow prospective buyers time to evaluate and experience your home.

The latest reports for the Sarasota real estate recap showed 1,289 properties sold for just over $768 Million during April. Both single family home and condo sales year-over-year decreased 25 percent in Sarasota County which covers the North Port, Sarasota, and Bradenton areas.

Similar to the previous month, 57 percent of transactions were cash sales.  If you find yourself in a multiple bid situation, in most cases the seller will consider a cash offer a stronger offer than one with financing.

On another note, even though inventory remains historically low, 1,608 new properties hit the market during the month. Most importantly, there was a 23 percent increase in single family home inventory which is good news for buyers who now have more options. However, it’s important to note, the median days to contract for both single family homes and condos was 5 to 6 days. As new properties hit the market, they were snapped up quickly provided they were priced properly. As long as demand remains high and supply low, prices will continue to rise.

If you are planning to sell, the increased inventory may start to impact how high of a sales price you will be able to obtain depending on the community.

April 2022 versus April 2021 Single Family Home Highlights:

  • Closed sales decreased 15.2 percent going from 1,060 transactions down to 792 sales.
  • Pending sales decreased 11.2 percent down from 989 last April versus 878 this April.
  • Inventory rose 26.6 percent up to 834 properties for sale compared to this same time last year when 659 homes were for sale.
  • New listings increased from 1,020 up to 1,104 which was an 8.2 percent increase.
  • Median days on market fell to 6 days which was a 25 percent decrease versus April of 2021.
  • Available inventory of single family homes ended April with 1 months’ supply of homes available for sale which was up 42.9 percent over this time last year.

Single family home prices showed a significant increases in the median sales price, up 27.1 percent for April of this year compared to last year at the same time. Even though industry experts continue to say growth will slow, we have yet to see that reflected in the actual local market data.

April 2022 versus April 2021 Condo Highlights:

  • Condo sales decreased 25.7 percent going from 669 real estate transactions down to 497 sales.
  • Pending sales decreased 27.1 percent down from 580 last April to 423 this April.
  • Inventory decreased 20 percent down to 333 condos for sale compared to last April when there were 416 units for sale.
  • New listings decreased from 531 down to 504 which was a 5.1 percent decrease.
  • Median days to contract fell to 5 days which represented an 54.5 percent decrease versus April of 2021.
  • Available inventory of condos ended March with 0.6 months’ supply of properties available for sale which was an 11.1 percent decline.

Between closed sales and pending sales, inventory remains very low. As a result, the median sales price for condos rose 27.4 percent. Similar to single family homes, as long as inventory remains low, prices will continue to rise.

Bottom line, it remains a seller’s market for both condos and single family homes. So now would be a great time to cash in on the high buyer demand. You might be surprised to learn how much your home is worth in today’s market. What is my home worth…
