Southwest Florida April Weekly Home Sales Review

SWFL March Weekly Home SalesThe latest Southwest Florida April Weekly Home Sales recap for Bonita Springs, Estero and Southern Fort Myers showed there were 265 properties sold during the week of the 2nd.

Southern Fort Myers was in the number one position with 96 real estate transactions. Sales were as follows: 4 percent were commercial units, 17 percent vacant lots, 32 percent were condos and 45 percent were single family homes. The remaining Fort Myers properties sold was a multi-family unit.

Bonita Springs was in the second position with 92 transactions. Of the 92 property sales, 9 percent were mobile homes, 9 percent were multi-family units, 23 percent were vacant lots, 33 percent were condos and 21 percent were single family homes. The other properties sold were commercial units and a coop.

Finally, Estero rounded out the week in the third spot with 74 property sales. Home sales were split between multiple property types. Of the 74 home sales, 27 percent were vacant lots, 34 percent were condos and 34 percent were single family homes. Four mobile homes were also sold.

In review, based on the real estate transactions report for the week, property sales were broken down by the following types in Southwest Florida: 86 condos, 88 single family homes, 60 vacant lots, 12 mobile homes, 9 commercial units, 9 multi-family units, and 1 coop.

Naples February Weekly Real Estate Report

Naples Weekly Real estate Report – February 14th

Perks of owningThe latest Naples weekly real estate report for the week of the 14th showed 339 Homes Sold. A Royal Harbor home was the highest priced property which sold for $8,700,000.

East Naples remained in the top slot with 69 real estate transactions up from 64 sales during the previous week. Home sales consisted of 12 percent vacant lots, 26 percent single family homes and 62 percent were condos.

North Naples was in the second position with 58 homes sold up from 47 during the week of the 7th. Of the 58 property sales, 41 percent were single family homes and 55 percent were condos. The remaining properties sold were vacant lots.

Finally, the City of Naples ended the week with 47 home sales up from 33 during the 2nd week in February. Naples property sales were made up of 8.5 percent vacant lots, 28 percent single family homes and 63.5 percent condos.

In summary, the Naples February weekly home sales review for the week of the 14th showed Naples homes sold were broken down as follows: 149 condos, 124 single family homes, 61 vacant lots and 5 mobile homes.

Notice how much darker the blues are on the left. This shows buyer traffic is strong today. In contrast, the much lighter blues on the right indicate weak or very weak seller traffic. In a nutshell, the demand for homes is significantly greater than what’s available to purchase.

You have an incredible advantage when you sell your house under these conditions. Since buyer demand is so high at a time when seller traffic is so low, there’s a good chance buyers will be competing for your house.

According to NAR, in February, the average home sold got 4.8 offersWhen buyers have to compete with one another like this, they’ll do everything they can to make their offer stand out. This could play to your favor and mean you’ll see things like waived contingencies, offers over asking price, earnest money deposits, and more. Selling when demand is high and supply is low sets you up for a big win.

If you’re also looking to buy a house, you may be tempted to focus more on just the seller traffic map and wonder if it means you’ll have trouble finding your next home. But remember this: perspective is key. As Danielle Hale, Chief Economist at realtor.comsays:

Before you decide which projects and repairs to take on, connect with a real estate professional. They have first-hand experience with today’s buyers, what they expect, and what you need to do to make sure your house shows well.

If you don’t lean on their expertise, you may spend your time and money on something that isn’t essential. That’s because, in today’s low-inventory market, buyers are willing to take on more of the renovation work themselves. A survey from Freddie Mac finds that:

“. . . nearly two-in-five potential homebuyers would consider purchasing a home requiring renovations.” 

A professional can help you decide what you need to tackle. It’s not canned advice you could find online – it’s recommendations specific to your house and your area.

2. They Help Maximize Your Buyer Pool
