Home Price Deceleration Doesn’t Mean Home Price Depreciation

What does the recent home price deceleration mean to the real estate market? Experts in the real estate industry use a number of terms when they talk about what’s happening with home prices. And some of those words sound a bit similar but mean very different things. To help clarify what’s happening with home prices and where experts say they’re going, here’s a look at a few terms you may hear:

  • Appreciation is when home prices increase.
  • Depreciation is when home prices decrease.
  • Deceleration is when home prices continue to appreciate, but at a slower pace.

Where Home Prices Have Been in Recent Years

For starters, you’ve probably heard home prices have skyrocketed over the past two years, but homes were actually appreciating long before that. You might be surprised to learn that home prices have climbed for 122 consecutive months (see graph below):

As the graph shows, houses have gained value consistently over the past 10 consecutive years. But since 2020, the increase has been more dramatic as home price growth accelerated.

So why did home prices climb so much? It’s because there were more buyers than there were homes for sale. That imbalance put upward pressure on home prices because demand was high and supply was low.

Where Experts Say Home Prices Are Going

While this is helpful context, if you’re a buyer or seller in today’s market, you probably want to know what’s going to happen with home prices moving forward. Will they continue that same growth path or will home prices fall?

Experts are forecasting ongoing appreciation, just at a decelerated pace. In other words, prices will keep climbing, just not as fast as they have been. The graph below shows home price forecasts from seven industry leaders. None are calling for prices to fall (see graph below):

Mark Fleming, Chief Economist at First American, identifies a key reason why home prices won’t depreciate or drop:

In today’s housing market, demand for homes continues to outpace supply, which is keeping the pressure on house prices, so don’t expect house prices to decline.”

And although housing supply is starting to tick up, it’s not enough to make home prices decline because there’s still a gap between the number of homes available for sale and the volume of buyers looking to make a purchase.

Terry Loebs, Founder of the research firm Pulsenomics, notes that most real estate experts and economists anticipate home prices will continue rising. As he puts it:

“With home values at record-high levels and a vast majority of experts projecting additional price increases this year and beyond, home prices and expectations remain buoyant.”

Southwest Florida May Weekly Home Sales Recap

SWFL March Weekly Home SalesThe latest Southwest Florida May Weekly Home Sales recap for Bonita Springs, Estero and Southern Fort Myers showed 208 properties sold during the week of the 21st.

Southern Fort Myers was in the number one position with 80 real estate transactions. Sales were as follows: 27.5 percent vacant lots, 24 percent were condos and 47.5 percent were single family homes. The remaining Fort Myers property sold was a multi-family unit.

Bonita Springs was in the second position with 66 transactions. The Bonita property sales were divided as follows: 21 percent were vacant lots, 50 percent were condos and 27 percent were single family homes. The last property sold was a multi-family unit.

Finally, Estero rounded out the week in the third spot with 60 property sales. Home sales were split between multiple property types. Of the 60 sales, 18 percent were mobile homes, 10 percent were vacant lots, 38 percent were condos and 32 percent were single family homes. Similar to Southern Ft. Myers and Bonita Springs, the other property sold was multi-family.

In review, based on the real estate transactions report for the week, property sales were broken down by the following types in Southwest Florida: 75 condos, 75 single family homes, 43 vacant lots, 11 mobile homes and 4 multi-family units.

Investopedia helps define what pushes a home into this category. In a recent article, they point out that a luxury home isn’t only defined by its price. Location is also an important factor. It could be a condo at a desirable city address, a spacious home on the water, or one with access to luxury activities like arts and entertainment, high-end shopping and dining, and more. The home itself will also boast some of the finest features available.

According to the Luxury Market Report from the Institute for Luxury Home Marketingthere’s been a substantial increase in how many buyers are purchasing luxury homes over the past two years. It says:

“. . . North America recorded the fastest growth of demand during the first year of the pandemic. Also, demand has . . . consistently increased, and even in April 2022, we saw a higher volume of sales compared to 2021.

If you own a luxury home, it could be a great time to list your house today while demand is so high. But first, let’s understand where the demand is coming from.

What’s Driving the Heightened Buyer Demand for High-End Homes?

The same report says more people have reached a certain net-worth threshold, and that’s contributing to the increased interest in luxury housing:

“In 2020, we saw a 2.2% growth in the number of individuals with wealth of over $5 million in net value, but in 2021 that number grew by an outstanding 19.8%.

This total increase has resulted in the introduction of over 660,000 new individuals into the high net-worth bracket, which, combined with the existing affluent looking to both diversify and add new properties to their portfolio, provides a true insight into why the demand for luxury properties skyrocketed during 2021 and into 2022.”

Naples April Weekly Real Estate Review

Naples Weekly Real Estate RecapThe latest Naples April weekly real estate review for the week of the 4th showed 325 Homes Sold. A Port Royal property was the highest priced sale at $23,250,000.

East Naples was in the top slot with 79 real estate transactions. Home sales consisted of 4 percent vacant lots, 27 percent single family homes and 68 percent were condos. The remaining property sold was a mobile home.

North Naples was in the second position with 64 homes sold. Of the 64 property sales, 44 percent were single family homes and 55 percent were condos. The other home sale was a vacant lot.

Finally, the City of Naples ended the week with 45 home sales. Naples property sales were made up of 33 percent single family homes and 64 percent condos. There was also one vacant lot sold during the week.

In summary, the Naples home sales recap for the week of April 4th showed sales were broken down as follows: 180 condos, 118 single family homes, 21 vacant lots and 6 mobile homes.

Can I Stay Home During Showings?

Sellers frequently ask if they can stay home during showings. Yes, you can stay home since it is your home. However, if the shoe was on the other foot and you were the potential buyer, would you want the homeowner to be present during a showing?

Here are multiple reasons why sellers should not be present when their home is being shown to a prospective buyer.

Is it okay for a home seller to stay home during showingsThe short answer is “no”. Buyers usually tell us they are uncomfortable if the homeowners are present. They spend more time thinking about how uncomfortable they are then looking at your home. It also makes it difficult for buyers to speak freely amongst themselves and their Realtor about your property. They are less likely to do so in your presence.

Additionally, buyers feel rushed and will spend less time really evaluating your home. Since the ultimate goal is to sell, you want buyers to feel as comfortable as possible. So, although you have ever right to stay home, our recommendation is to leave shortly before the showing time to allow prospective buyers time to evaluate and experience your home.

Home selling tipsIf you are selling your home, only you and your real estate professional know why. Perhaps you have plenty of time and the maximum price is most important to you. Or maybe selling as quickly as possible is your primary concern. Either way, you want to closely guard this information between you and your Realtor. When a seller attends a showing, the buyers may have questions and you may inadvertently share too much information.

Perhaps the buyers interpret something you say to mean you are not willing to negotiate so it’s not worth their time to put in an offer. Or maybe they learn you want to sell quickly which results in the buyers submitting a low offer. An experienced real estate professional knows how to navigate between your motivations and potential buyers, and ultimately negotiate on your behalf during the sales process.

What if You Are Concerned About Your Valuables?

For many home sellers, concern about their personal possessions and valuables while buyers are previewing their home is the main reason they want to stay home. Certainly a legitimate concern. We recommend a couple of options for sellers concerned about their valuables. One option would be to take any items you are worried about with you when you leave the property or lock them away if possible.

Of course, there are times where this may not be an option. Perhaps you have valuable paintings or artwork which you need to safeguard, yet it is not feasible to remove them for each showing. An alternative is “agent assisted showings”.
