What is a Florida Bundled Golf Community?

What is a Florida Bundled Golf CommunityA Florida bundled golf community is a development where the golf membership is bundled or deeded to the property and your membership dues are combined with your annual community fees. There is no upfront initiation fee in a bundled golf community.

One of the advantages of this type of community is if you purchase a property which includes a golf membership, you have immediate golf privileges.

Do All Homes in a Bundled Golf Community Include a Golf Membership?

It depends on the community. There are several golf communities where every home includes a golf membership. However, it is important to note some bundled golf communities have a mix of properties with a golf membership and some properties which only include a social membership.

If I Purchase a Home with a Social membership, Can I Upgrade to a Golf Membership?

If you buy a home which only has a social membership, since the membership is deeded to the property you would not be able to upgrade to a golf membership. You would have to purchase a home with a golf membership attached to the property. If a golf membership is important to you, we highly recommend working with an experienced golf community agent if you are buying a golf home.

Is a Bundled Golf Community Right for You?

advantages of a bundled golf communityThere are advantages and disadvantages to a bundled golf membership. One of the key factors to help you decide if a bundled golf community is right for you depends on how often you want to play.

Bundled golf communities are typically larger developments which are higher density than a non-bundled or equity golf community. As a result, you have more people competing for tee times. If you plan to play a couple of times a week, a bundled golf community is a good option. If you plan to play several times per week, you may want to consider a different type of golf community.

Another important question is how important is having immediate golf privileges? If it is a must, a home with a bundled golf membership is your best option.  Most equity clubs or clubs with a one-time upfront initiation fee have a waiting list and it could be several years before you would be eligible to join the club as a golf member.

Are There Other Types of Golf Communities?

The other type of golf community is where the club requires an upfront golf membership initiation fee as well as annual membership dues. In most cases you will also have annual community fees up and above your golf membership dues.

In the past, most of the clubs collecting an upfront initiation fee dedicated a portion to equity which you would get back when you dropped your membership. These types of clubs are commonly referred to as “equity golf communities” or “equity golf clubs”. There are very few clubs still offering equity memberships. They now require a non-refundable upfront initiation fee. Additionally, most of these clubs have multi-year waitlists.

How Do I Determine Which Golf Community is Right for Me?

Naples June Weekly Real Estate Recap

Naples Luxury Homes for SaleThe latest Naples June weekly real estate recap for the week of the 13th showed 280 Homes Sold up from 240 sales during the prior week. The highest priced property sold on Gulf Shore Blvd. for $13,500,000.

East Naples moved up to the first position with 55 real estate transactions up from 52 sales during the previous week. Home sales consisted of 16 percent vacant lots, 33 percent single family homes and 45 percent were condos. The remaining properties sold were 2 mobile homes.

North Naples fell to the second position with 41 homes sales down from 53 during the prior week. Real estate transactions consisted of 8 percent vacant lots, 46 percent were single family homes and 46 percent were condos.

Finally, the City of Naples ended the week with 35 property sales up from 32 sales during the week of June 6th. Naples property sales were made up of 8 percent were vacant lots, 29 percent single family homes and 63 percent condos.

In summary, the Naples home sales recap for the week of June 13th showed sales were broken down as follows: 100 condos, 106 single family homes, 71 vacant lots and 3 mobile homes.

Southwest Florida July Weekly Home Sales Recap

June Weekly Home Sales RecapThe latest Southwest Florida July Weekly Home Sales recap for Bonita Springs, Estero and Southern Fort Myers showed 209 properties sold during the week of the 16th.

Southern Fort Myers was in the number one position with 86 real estate transactions. Sales were as follows: 27 percent vacant lots, 22 percent were condos and 52 percent were single family homes. The remaining Fort Myers properties sold were a mobile home, a multi-family unit and commercial units.

Estero rounded out the week in the third spot with 64 property sales. Home sales were split between multiple property types. Of the 64 sales, 39 percent were vacant lots, 20 percent were condos and 34 percent were single family homes. The other properties sold were a commercial unit and 3 mobile homes.

Finally, Bonita Springs fell to the third position with 58 transactions. The Bonita property sales were divided as follows: 10 percent were mobile homes, 21 percent were vacant lots, 31 percent were condos and 34 percent were single family homes. In addition, a commercial unit and multi-family unit sold during the week.

In review, based on the real estate transactions report for the week, property sales were broken down by the following types in Southwest Florida: 50 condos, 87 single family homes, 56 vacant lots, 10 mobile homes, 4 commercial units, and 2 multi-family units.

Naples June Weekly Real Estate SalesThe latest Naples June weekly real estate transactions recap for the week of the 6th showed 240 Homes Sold. The highest priced property sold in the Moorings for $9,300,000.

North Naples remained in the top position with 53 homes sold. Real estate transactions consisted of 45 percent were single family homes and 45 percent were con and 10 percent were vacant lots.

East Naples stayed in the second with 52 real estate transactions for the week. Home sales consisted of 6 percent vacant lots, 25 percent single family homes and 67 percent were condos. The remaining property sold was a mobile home.

Finally, the City of Naples ended the week with 32 home sales. Naples property sales were made up of 31 percent single family homes and 69 percent condos.

In summary, the Naples home sales recap for the week of June 6th showed sales were broken down as follows: 111 condos, 91 single family homes, 35 vacant lots and 3 mobile homes.

The fact is, experts aren’t calling for a decrease in prices. Instead, they forecast appreciation will continue, just at a decelerated pace. That means home prices will continue rising and won’t fall. Selma Hepp, Deputy Chief Economist at CoreLogic, explains:

“. . . higher mortgage rates coupled with more inventory will lead to slower home price growth but unlikely declines in home prices.”

Myth 2: The Housing Market Is in a Correction

Another common myth is that the housing market is in a correction. Again, that’s not the case. Here’s why. According to Forbes:

“A correction is a sustained decline in the value of a market index or the price of an individual asset. A correction is generally agreed to be a 10% to 20% drop in value from a recent peak.

As mentioned above, home prices are still appreciating, and experts project that will continue, just at a slower pace. That means the housing market isn’t in a correction because prices aren’t falling. It’s just moderating compared to the last two years, which were record-breaking in nearly every way.

Myth 3: The Housing Market Is Going To Crash

Some headlines are generating worry that the housing market is a bubble ready to burst. But experts say today is nothing like 2008. One of the reasons why is because lending standards are very different today. Logan Mohtashami, Lead Analyst for HousingWire, explains:

“As recession talk becomes more prevalent, some people are concerned that mortgage credit lending will get much tighter. This typically happens in a recession, however, the notion that credit lending in America will collapse as it did from 2005 to 2008 couldn’t be more incorrect, as we haven’t had a credit boom in the period between 2008-2022.”

During the last housing bubble, it was much easier to get a mortgage than it is today. Since then, lending standards have tightened significantly, and purchasers who acquired a mortgage over the last decade are much more qualified than they were in the years leading up to the crash.

There are bundled golf communities which means the golf membership is bundled or deeded to the property and your membership dues are apart of your annual community fees. There is no upfront initiation fee in a bundled golf community. Provided you purchase a property which includes a golf membership, you have immediate golf privileges. It’s important to note, in some bundled golf communities a property only includes a social membership.

The second type of golf membership is where the golf community requires an upfront initiation fee and then you pay annual membership dues as well as your community fees. In the past, most of the clubs collecting an upfront initiation fee dedicated a portion to equity which you would get back when you dropped your membership. There are very few clubs still offering equity memberships. They now require a non-refundable upfront initiation fee. June Housing Market UpdateThe June housing market update for Lee County showed more than $1.81 Billion worth of properties closed during the month. The largest sale was $11,500,000 for a single-family home in Bonita Beach overlooking the Gulf of Mexico.

Like the rest of Southwest Florida, inventory increased significantly in June. Single-family inventory rose 85.7 percent and condos rose 72.3 percent. The significant increase over last year is a step in the right direction. However, we are a long way from a balanced market which is a 6 to 7 months’ supply of homes for sale. As of June 30th, overall inventory was just below a 2 months’ supply.

So, if you are wondering if prices are going to fall, keep in mind either supply would have to increase significantly, or demand would need to drop notable before we would see prices drop below existing closed sales. With real estate, supply takes a long time to catch up. In one year, we’ve almost doubled supply and we are still 4 months’ supply short of a normal market.

From a pricing standpoint, we have seen list prices adjusted to reflect current market values. So, when you read headlines about all the price reductions, keep in mind these are properties which were overpriced from the get-go and the Sellers are now lowering their “list” price which is still above or at the same level as recent closed sales.

From the demand side, we have seen a slow down with both closed sales and pending sales down double digits. The question is how much of the slowdown is due to seasonality and how much is due to a drop in demand? What we do know is Florida was recently ranked the 3rd most stable housing market in the United States.

Additionally, foreign buyers have re-entered the market after 2 years of sitting on the sidelines due to Covid. According to a recent report from the National Association of Realtors, 24% of international buyers chose Florida. Approximately 44 percent of foreign buyers purchased a property for use as a vacation home, rental, or both. Additionally, home prices in many U.S. metro areas are comparatively inexpensive compared to prices in other global cities making them attractive to foreign buyers.

Bottom line, we have started moving back towards a normal market. However, it is going to be a slow road back to a balanced market.

June 2022 versus June 2021 Single Family Home Highlights:

  • Closed sales decreased 14.9 percent going from 1,751 transactions down to 1,490 sales.
  • Pending sales decreased 19.4 percent down from 1,586 last June versus 1,278 this June.
  • Inventory increased 85.7 percent up to 3,012 properties for sale compared to this same time last year when 1,622 homes were for sale.
  • New listings increased from 1,606 up to 1,950 which was a 21.4 percent increase.
  • Median days on market increased to 13 days which was an 18.2 percent increase versus June of 2021.
  • Available inventory of single-family homes ended June with a 2.1 months’ supply of homes available for sale which was up from 1 months’ supply during June 2021.

Once again single-family home prices showed a significant increase in the median sales price, up 23.3 percent over June of last year. If you are a Seller, you still have time to capture the top of the market.

Keep in mind inventory is building and Sellers are starting to reduce their prices. So, if you are considering selling, we recommend you do not wait much longer and be sure to price it right from the start. Also, keep in mind, even though industry experts continue to say growth will slow, we have yet to see a slowdown reflected in the actual local market data. If inventory remains low, prices will continue to rise. However, if inventory continues to build, we should see the rate of growth start to slow.

June 2022 versus June 2021 Condo Highlights:

  • Condo sales decreased 31 percent going from 928 real estate transactions down to 640 sales.
  • Pending sales decreased 34.1 percent down from 776 last June to 511 this June.
  • Inventory increased 72.3 percent up to 989 condos for sale compared to last June when there were only 574 units for sale.
  • New listings decreased from 707 down to 702 which was a 0.7 percent increase.
  • Median days to contract fell to 12 days which represented a 14.3 percent decrease versus June of 2021.
  • Available inventory of condos ended June with a 1.5 months’ supply of properties available for sale which was a 114.3 percent increase!

The Lee County Condo market remains a strong seller’s market. Even though inventory has more than doubled compared to this time last year, historically it remains extremely low at just a 1.5 month’s supply. A balanced market would be a 6-7 months’ supply of homes for sale. Like last month due to low inventory both pending and closed sales were down year-over-year.

Additionally, if you are considering selling, new listings continued to sell quickly. Days on market remained extremely low at just 14 days from the day a condo was listed to contract. Also, both the median and average price continued to rise during May up 37.7 percent and 39.8 percent, respectively. As more inventory is added, we expect prices to start to level out.

Sarasota Housing Market Update

The latest Sarasota housing market update showed 1,178 properties sold for just over $793.4 Million during June for the North Port, Sarasota, and Bradenton areas. Like the rest of Southwest Florida, inventory saw a significant increase, up by 109 percent compared to the same time last year. However, it is important to note inventory was extremely low last year. Therefore, although we have more supply, the greater Sarasota area ended the month with less than a 2 months’ supply of properties for sale. A healthy market would be at least 6 months.

While we are starting to see demand slow a bit, how much of it is due to seasonality and how much is due to demand is difficult to determine. The median sales price for single-family homes rose 25 percent and condos rose 34.4 percent over the same time last year. While the analysts expect home appreciation to slow, we’ve yet to see that reflected in the numbers. So, if supply remains at these levels, prices will continue to rise.

Also, we have fielded several questions from potential home buyers about the impact of rising interest rates on the real estate market. Certainly, there will be homebuyers impacted by the rate increases, the question is how much of the market do they represent in Southwest Florida?

The answer will be different depending on location and the price point. Resort towns which are a prime destination for vacation home buyers who are well-to-do will be less impacted as they are more likely to pay cash for a home. A good example is Sarasota County which saw 56 percent of the real estate transactions in June posted as cash sales.

June 2022 versus June 2021 Single Family Home Highlights:

  • Closed sales decreased 26.9 percent going from 1,097 transactions down to 802 sales.
  • Pending sales decreased 25.3 percent down from 822 last June versus 614 this June.
  • Inventory rose 123.2 percent up to 1,377 properties for sale compared to this same time last year when just 617 homes were for sale.
  • New listings increased from 915 up to 1,091 which was a 19.2 percent increase.
  • Median days on market fell to 7 days which was up from 6 days during last June.
  • Available inventory of single-family homes ended May with 1.7 months’ supply of homes available for sale which was up 142.9 percent increase over this time last year.

June 2022 versus June 2021 Condo Highlights:

  • Condo sales decreased 34.6 percent going from 575 real estate transactions down to 376 sales.
  • Pending sales decreased 23.5 percent down from 404 last June to 309 this June.
  • Inventory increased 104.6 percent up to 577 condos for sale compared to last June when there were only 282 units for sale.
  • New listings increased from 386 up to 491 which was a 27.2 percent increase.
  • Median days to contract was 7 days which was down from 8 days last year.
  • Available inventory of condos ended May with 1.5 months’ supply of properties available for sale which was a 150 percent increase.

Between closed sales and pending sales, inventory remains extremely low despite the new listings added. As a result, the median sales price continued its upward trend, ending the month with a 34.4 percent increase year-over year. Like single-family homes, as long as inventory remains low, prices will continue to rise.

Bottom line, it remains a seller’s market for both condos and single-family homes. So now would be a great time to cash in on the high buyer demand. You might be surprised to learn how much your home is worth in today’s market. What is my home worth…
