Sarasota Real Estate Trends

Sarasota National Home for SaleThe latest Sarasota real estate trends showed 967 properties sold for just over $601.6 Million during July for the North Port, Sarasota, and Bradenton areas. Like the rest of Southwest Florida, inventory more than doubled compared to the same time last year.

However, it is important to note inventory was extremely low last year. Like the previous month, even though supply has increased, the greater Sarasota area ended the month with less than a 2 months’ supply of properties for sale. A healthy market would be at least 6 months.

Additionally, property prices continued their upward trend. Although both single family homes and condos saw double-digit increases in the median sales price compared to July of last year, the median price was lower than this June. The trend in median sales prices combined with increased inventory are indications we have started the journey towards a balanced market.

Whether you are buying or selling a home, it is important to keep track of local market trends. What is happening in resort destinations such as Sarasota is quite different than the suburbs of a major metropolitan area. July 2022 versus July 2021 Single Family Home Highlights:

  • Closed sales decreased 23.1 percent going from 882 transactions down to 678 sales.
  • Pending sales decreased 14.3 percent down from 748 last July versus 641 this July.
  • Inventory rose 112.3 percent up to 1,550 properties for sale compared to this same time last year when just 730 homes were for sale.
  • New listings increased from 941 up to 959 which was a 1.9 percent increase.
  • Median days on market increased to 10 days which was up from 5 days during last July.
  • Available inventory of single-family homes ended July with 2 months’ supply of homes available for sale which was up 150 percent increase over this time last year.

With the low supply and high demand, sellers continue to have the advantage in the Sarasota housing market. Yet, this market will not last forever. July 2022 versus July 2021 Condo Highlights:

  • Condo sales decreased 24.5 percent going from 383 real estate transactions down to 289 sales.
  • Pending sales decreased 19.5 percent down from 723 last July to 582 this July.
  • Inventory increased 121.2 percent up to 626 condos for sale compared to last July when there were only 283 units for sale.
  • New listings increased from 333 up to 377 which was a 13.2 percent increase.
  • Median days to contract was 10 days which was up from 6 days last year.
  • Available inventory of condos ended July with 1.6 months’ supply of properties available for sale which was a 166.7 percent increase.

Between closed sales and pending sales, inventory remains extremely low despite the new listings added. As a result, the median sales price continued its upward trend, ending the month with a 24.1 percent increase year-over-year. Yet, the median prices were lower than June when it was a 34.4 percent increase year-over year. Like single-family homes, as long as inventory remains low, prices will continue to rise.

July Housing Market Update

Lee County July Housing Market Update

The July housing market update for Lee County showed more than $839 Million worth of properties closed during the month. SWFL Luxury Homes for Sale

Similar to the rest of Southwest Florida, inventory increased significantly in July. Single-family inventory doubled and condos rose 81.7 percent. Overall, inventory rose just over 95 percent.

At first glance, the increase seems extraordinary. Yes, it is a step in the right direction. However, we are a long way from a balanced market which is a 6 to 7 months’ supply of homes for sale. As of July 31st, overall inventory is approximately a 2 months’ supply.

So, if you are wondering if prices are going to fall, keep in mind either supply would have to triple, or demand would need to drop significantly before we would see a balanced market, let alone prices fall below existing closed sales.

Sellers continued to adjust their “list prices” to reflect current market values. While the median sales price for both single family homes and condos saw a double-digit increases over July of last year, they were down slightly compared to June of this year. The slight decrease from the prior month is another indication we are moving towards a balanced market.

July 2022 versus July 2021 Single Family Home Highlights:

  • Closed sales decreased 22.6 percent going from 1,509 transactions down to 1,168 sales.
  • Pending sales decreased 23.4 percent down from 1,574 last July versus 1,206 this July.
  • Inventory increased 100 percent up to 3,442 properties for sale compared to this same time last year when 1,721 homes were for sale.
  • New listings increased from 1,611 up to 1,737 which was a 7.8 percent increase.
  • Median days on market increased to 16 days which was a 60 percent increase versus July of 2021.
  • Available inventory of single-family homes ended July with a 2.5 months’ supply of homes available for sale which was up from 1.1 months’ supply during July 2021.

Since-family homes showed a modest increase in the median sales price, up 16.7 percent over July of last year. However, it was lower than June’s year-over-year increase which was 23.3 percent. If you are a Seller, you still have time to capture the top of the market.

For Sellers, the peak has come and gone. However, you still have the opportunity to sell at a premium price. It is important for both sellers and buyers to know the days of multiple offers above list price within 24 hours are over. July 2022 versus July 2021 Condo Highlights:

  • Condo sales decreased 31.8 percent going from 708 real estate transactions down to 483 sales.
  • Pending sales decreased 30.3 percent down from 661 last July to 461 this July.
  • Inventory increased 81.7 percent up to 1,025 condos for sale compared to last July when there were only 564 units for sale.
  • New listings decreased from 610 down to 551 which was a 9.7 percent increase.
  • Median days to contract increased to 14 days which represented a 27.3 percent increase versus July of 2021.
  • Available inventory of condos ended July with a 1.6 months’ supply of properties available for sale which was a 128.6 percent increase!

Despite the increase in inventory, the Lee County Condo market remains a strong Seller’s market. The number of condos for sale remains extremely low at just a 1.6 month’s supply. A balanced market would be a 6-7 months’ supply of homes for sale. Like last month due to low inventory both pending and closed sales were down year-over-year.

Additionally, if you are considering selling, new listings continued to sell quickly. Days on market remained extremely low at just 14 days from the day a condo was listed to contract. Also, both the median and average price continued to rise during July up 36.5 percent and 22.2 percent, respectively. As more inventory is added, we expect prices to start to level out.

Naples July Real Estate RecapThe latest Naples July real estate recap showed 662 properties sold for just over $950 Million! The largest sale was a Port Royal home for $19,900,000. Additionally, the luxury market remained strong as evident by the 139 properties sold at or above $1 Million.

Once again inventory increased compared to last year. The month ended with 2,429 properties for sale. While the increase is good news, it is just a step in the right direction.

At first glance an 88 percent increase in inventory seems like a lot. Yet, if you compare the number of homes for sale this July against July of 2019 when we had 5,200 properties on the market you can see we have a way to go before we return to a normal environment.

Market experts reviewing the July report say buyers should not expect home values to drop dramatically. Year-over-year growth has slowed; however, demand remains high, and inventory remains low.

For Sellers, the peak has come and gone. However, you still have the opportunity to sell at a premium price. It is important for both sellers and buyers to know the days of multiple offers above list price within 24 hours are over. Buyers are now taking their time in evaluating properties to ensure they find one that will fit their lifestyle and at a price they can justify.

  • Closed sales decreased 43 percent compared to July of last year.
  • Overall pending sales decreased 34 percent versus the same time.
  • Inventory increased 88 percent up from 1,295 homes to 2,429 homes for sale.
  • Average days on market fell 7 percent down to 26 days.

In all, there were 324 single-family homes and 338 condos sold for a total of 662 sales during the month which was a 43.4 percent decrease over last year. Single-family homes saw a modest increase in the median price which rose 17.7 percent up to $730,000. Condos saw a larger increase up 21.9 percent up to $426,500. While these numbers are up over last July, the overall median sales price decreased 9.8 percent compared to June of this year. This is just one indication we have started the journey back towards a normal market.

Additionally, we also saw a decrease in the percentage of current list price received by a Seller. Single-family homes came in at 97.4 percent compared to 99.2 percent at the same point last year and condos were at 98.3 percent versus 99.4 percent in 2021. 

Also, there were 905 price reductions compared to just 293 in July of last year. Similar to the previous month, many of the price reductions were on properties which overpriced from the get-go. If you are considering selling, pricing strategy plays a key role in the home selling process and can mean the difference between selling right away or sitting on the market for months.

On the other hand, if you are a buyer, you now have more options due to the increased inventory. Also, properties are staying on the market longer than they were in June when it was just 18 days compared to 26 days in July. One note of caution, there are still some neighborhoods with zero or extremely limited inventory. If you are planning a purchase in such a neighborhood, you still need to be prepared to move quickly.

June Weekly Home Sales Review

June Weekly Home Sales Review for Naples Florida

June Weekly Home Sales ReviewThe latest June weekly home sales review for Naples for the week of the 20th showed 196 Homes Sold down from 280 sales during the prior week. The highest priced property sold in Aqualane Shores for $6,550,000.

North Naples moved back into the top spot with 42 home sales up slightly from 41 homes sales during the prior week. Real estate transactions consisted of 7 percent vacant lots, 43 percent were single family homes and 50 percent were condos.

East Naples slid into the 2nd position with 39 real estate transactions down from 55 transactions during the previous week. Home sales consisted of 26 percent vacant lots, 26 percent single family homes and 48 percent were condos.

Finally, the City of Naples ended the week with30 property sales down slightly from 35 property sales during the week of June 20th. Naples property sales were made up of 33 percent single family homes and 67 percent condos.

In summary, the Naples home sales recap for the week of June 20th showed sales were broken down as follows: 86 condos, 57 single family homes, and 53 vacant lots.

Southwest Florida July Weekly Home Sales Recap

June Weekly Home Sales RecapThe latest Southwest Florida July Weekly Home Sales recap for Bonita Springs, Estero and Southern Fort Myers showed 103 properties sold during the week of the 23rd down from 209 sales during the previous week.

Southern Fort Myers was in the number one position with 67 real estate transactions down from 86 home sales during the prior week. Sales were as follows: 4 percent were commercial units, 48 percent vacant lots, 16 percent were condos and 30 percent were single family homes.

Bonita Springs moved up to the second spot with 35 home sales compared to the previous week when there were 58 transactions. The Bonita property sales were divided as follows: 11 percent were vacant lots, 34 percent were condos and 49 percent were single family homes. In addition, two commercial units sold during the week.

Finally, Estero rounded out the week in the third spot with 30 property sales down from 64 sales during the week of the 16th. Home sales were split between multiple property types. Of the 30 sales, 17 percent were single family homes, 33 percent were condos, and 39 percent were vacant lots . The other properties sold were a commercial unit and 3 mobile homes.

In review, based on the real estate transactions report for the week, property sales were broken down by the following types in Southwest Florida: 55 single family homes, 37 vacant lots, 33 condos, 6 commercial units, 1 mobile home, and 1 agricultural lot.
