“Today’s market is different than it was just six months ago. . . Sellers that want the contract to move forward should be willing to work with the buyer. . . Consider helping with the closing costs or addressing many of the items on the home inspection list.”

It’s not just that the number of homes for sale has grown this year. Buyer demand has also pulled back in light of higher mortgage rates. As a result, pricing your house appropriately so you can catch the eyes of serious buyers is important. Greg McBride, Chief Financial Analyst at Bankrate, explains:

Price your home realistically. This isn’t the housing market of April or May, so buyer traffic will be substantially slower, but appropriately priced homes are still selling quickly.”

You don’t want to overreach with your price and deter buyers. At the same time, you don’t want to undervalue your home and leave money on the table. This is another area where an agent’s expertise comes in handy.

Southwest Florida Country Club HighlightsAre you looking for the latest SWFL country club highlights? Most Private country clubs in Southwest Florida are back up and running after the storm. There was vegetative debris which has since been removed. The clubs along the coast will take longer to repair. In a handful of cases, clubs lost their golf cart rental fleet as salt water and golf cart batteries don’t mix well.

We recently attended a meeting with club General Managers and CEOs who were discussing the state of the industry and what to expect for 2023. As you can imagine, many clubs are grappling with higher labor and food costs.

Additionally, many clubs are in the midst of renovations or are planning to move forward with club enhancements. Material and labor costs will lead to more expensive projects than originally expected. The vast majority of clubs expect a 10-15 percent increase in membership dues for 2023.

Finally, we are also aware of various clubs who will be increasing their membership initiation fee in January to help cover operating expenses.

2022 Sarasota Housing Market ReacapThe latest Sarasota housing market recap showed 639 properties sold for just over $453 Million during September for the North Port, Sarasota, and Bradenton areas.

Everyone is asking about the impact of Hurricane Ian on the Southwest Florida housing market. According to the founder of Florida Economic Advisors and faculty members of the University of South Florida, an already tight supply of affordable housing will likely grow tighter, and buyer demand may grow for nearby beach areas relatively unharmed after the storm such as Bradenton and Sarasota.

Like the rest of Southwest Florida, inventory rose significantly compared to the same time last year. However, it is important to note inventory was extremely low last year. Like the previous month, even though supply has increased, the greater Sarasota area ended the month with less than a 2 months’ supply of properties for sale. When September 2022 housing inventory is compared to August to of 2019 before the pandemic, it is down 43 percent. Since a healthy market would be at least 6 months’ worth of homes for sale, Sellers are still in the driver’s seat.

Whether you are buying or selling a home, it is important to keep track of local market trends. What is happening in resort destinations such as Sarasota is quite different than the suburbs of a major metropolitan area. September 2022 versus September 2021 Single Family Home Highlights:

  • Closed sales decreased 45.1 percent going from 835 transactions down to 458 sales.
  • Pending sales decreased 42 percent down from 779 last September versus 452 this September.
  • Inventory rose 106.4 percent up to 1,591 properties for sale compared to this same time last year when just 771 homes were for sale.
  • New listings decreased from 900 down to 608 which was a 32.4 percent decrease.
  • Median days on market increased to 20 days which was up from 7 days during last September.
  • Available inventory of single-family homes ended September with a 2.1 months’ supply of homes available for sale which was up 162.5 percent increase over this time last year.

While it is good news for buyers that inventory has increased over this time last year, it did n0t change much from August when there were 1,577 single family homes for sale compared to September when there were 1,591 active listings. And when you compare it to 2019, we had 2,373 homes for sale. With the low supply and high demand, sellers continue to have the advantage in the Sarasota housing market.

The time it takes for properties to go to contract increase slightly over August going from 14 days to 20 days which is still fast compared to a normal market. It remains a Seller’s market with just a 2.1 month’s supply of homes for sale. September 2022 versus September 2021 Condo Highlights:

  • Condo sales decreased 29 percent going from 331 real estate transactions down to 235 sales.
  • Pending sales decreased 33 percent down from 315 last September to 211 this September.
  • Inventory increased 85.4 percent up to 586 condos for sale compared to last September when there were only 316 units for sale.
  • New listings decreased from 364 down to 244 which was a 33 percent decrease.
  • Median days to contract was 18 days which was up from 7 days last year.
  • Available inventory of condos ended August with a 1.6 months’ supply of properties available for sale which was a 166.7 percent increase.

Between closed sales and pending sales, inventory remains extremely low. Similar to last month, the number of new listings declined putting further pressure on an already limited supply of condos for sale and it didn’t change much from the prior month when there were 588 properties for sale. As a result, the median sales price continued its upward trend, ending the month with a 23.1 percent increase year-over-year.

Bottom line, it remains a seller’s market for both condos and single-family homes. So now would be a great time to cash in on the high buyer demand. You might be surprised to learn how much your home is worth in today’s market. What is my home worth…

Florida StrongThe September housing market update for Lee County showed 1,229 properties sold for just over $610 Million during the month. The luxury market slowed a bit with 67 properties which sold at or above $1 Million.

It is too early to tell what impact Hurricane Ian will have on property values in Lee County. Based on experience with prior hurricanes, there will be a group of homeowners who will sell immediately. However, the vast majority are expected to re-build, buy another home either in Lee County or another Southwest Florida city such as Naples, Sarasota, or Bradenton.

The barrier isles such as Sanibel and Fort Myers Beach took the brunt of the storm and will take the longest time to recover. Homeowners are currently assessing their options and the costs to re-build. Due to more stringent building codes and higher building costs, there will be owners who will not receive enough insurance money to cover the costs of rebuilding their home and may decide to sell.

Also, insurance rates are expected to increase and as a result, coastal homes are projected to be more expensive going forward. At the same time, investors and other buyers are looking for a good deal. So you can imagine why homebuyers are flocking to Florida cities hit by the storm.

September 2022 versus September 2021 Single Family Home Highlights:

  • Closed sales decreased 36.9 percent going from 1,416 transactions down to 894 sales.
  • Pending sales decreased 39 percent down from 1,512 last September versus 923 this September.
  • Inventory increased 106.2 percent up to 3,601 properties for sale compared to this same time last year when 1,746 homes were for sale.
  • New listings decreased from 1,498 down to 1,198 which was a 20 percent decline.
  • Median days on market increased to 27 days which was a 107.7 percent increase versus September of 2021.
  • Available inventory of single-family homes ended September with a 2.7 months’ supply of homes available for sale which was up from 1.1 months’ supply during September of 2021.

Once again, single-family homes showed a modest increase in the median sales price, up 16.3 percent over September of last year. There was a slight decrease from the median sale price in August of this year which was $420,750 compared to $414,495 during September. 

Similar to the prior month the days on market continue to grow. The median days to contract was 27 during September compared to 21 days during August. Many homeowners have removed their properties from the market while they evaluate their options.

September 2022 versus September 2021 Condo Highlights:

  • Condo sales decreased 45.2 percent going from 611 real estate transactions down to 335 sales.
  • Pending sales decreased 44.8 percent down from 603 last September to 333 this September.
  • Inventory increased 93.5 percent up to 1,080 condos for sale compared to last September when there were only 558 units for sale.
  • New listings decreased from 596 down to 380 which was a 36.2 percent decrease.
  • Median days to contract increased to 22 days which represented a 120 percent increase versus September of 2021.
  • Available inventory of condos ended September with a 1.8 months’ supply of properties available for sale which was a 157.1 percent increase.

Despite the increase in inventory, the Lee County Condo market remains a strong Seller’s market. The number of condos for sale is still extremely low at just a 1.8 month’s supply which was only a one-tenth increase over August. A balanced market would be a 6-7 months’ supply of homes for sale. Similar to the last couple of months, due to low inventory both pending and closed sales were down year-over-year.

The median price for condos was up 25.5 percent compared to this time last year. Unlike last month, the median sales price remained the same as the previous month. The month-to-month consistent median price shows the market is starting to stabilize. At this point, while there are some exceptions, we are not seeing prices drop below previous closed sales.

It is too soon to tell what will happen to prices in the coming months. However, if the past is a good indicator of the future, home prices will continue to rise as they did after hurricane Irma.
