In a recent articleInvestopedia shares additional factors that push a home into this category: location, such as a home on the water or in a desirable city, and features, the things that make the home itself feel luxurious.

A recent report from the Institute for Luxury Home Marketing (ILHM) explains just how much remote work impacted the demand for second and luxury homes:

“The unprecedented ten-fold increase towards remote work since the pandemic is an historic development that will continue to fuel second home demand for many years to come.”

But what if you bought another home that you no longer use? If you’re now shifting back into the office or are seeing your priorities and needs change, you may find you’re not utilizing your other home as much. If so, it may be time to sell it.

And if you own what’s considered a luxury home, buyer demand for it may be even greater. In another report, the Institute for Luxury Home Marketing explains:

“. . . the last few years have left their legacy for the luxury market. While it might only represent a small percentage of the overall real estate market, luxury homeownership’s influence is growing. Not only has the purchase of homes valued over $1 million (a figure considered by the National Association of Realtors to be a benchmark for luxury) tripled from 2.6% to 6.5% since 2018, but demand for multiple luxury properties has soared over the last two years.

This phenomenal increase has been driven by a growing affluent demographic who consider owning a luxury property a necessity in their asset portfolio. All indications are that this trend is here to stay, albeit that demand is set to return to a more sustainable level.”

what is an equity golf communityAn equity golf community is one where the golf club requires an upfront initiation fee for a golf membership as well as annual membership dues. If the community includes homes, you will also have annual community fees in addition to your golf membership dues.

In the past, most of the clubs with an upfront initiation fee dedicated a portion of the membership fee to equity which means you have an ownership stake in the club. If at any point you drop your membership you would receive your “equity” back.

At this point, there are very few clubs still offering equity memberships. Clubs are now offering a non-equity membership which requires an  upfront initiation fee which is non-refundable.

What are the Advantages of a Non-Equity Golf Community?

With fewer members competing for the golf course, it is easier to get a tee time than a bundled golf community where the density is significantly higher.

If you plan to play golf 4 or 5 days a week a non-equity golf community will be a better fit. Currently, most of these clubs have multi-year waitlists. The other type of golf community is a “bundled golf community“. A bundled golf community is a development where the golf membership is bundled or deeded to the property and your membership dues are combined with your annual community fees. It depends on the community. There are several golf communities where every home includes a golf membership. However, it is important to note some bundled golf communities have a mix of properties with a golf membership and some properties which only include a social membership.

Naples Housing Inventory Update

How much Naples housing inventory is available? So there is good news and bad news. The good news is inventory has increased to 2,453 properties for sale. The highest priced property is listed for $40,000,000 in the city of Naples. At the end of last year, there were 1,042 Naples properties for sale so inventory has more than doubled.

However, if you compare inventory to 2019 before the pandemic, we had 5,401 homes for sale in the Naples area which is more than double our current inventory. So the good news is inventory has increased, yet we have a long way to go before we are in a normal market. As we head into season, it is still a Seller’s market in Naples Florida.

Luxury Naples Housing Inventory at Year End

  • 49 properties for sale between $10,000,000 – $19,999,999
  • 128 properties for sale between $5,000,000 – $9,999,999
  • 153 properties for sale between $3,000,000 – $4,999,999

  • 410 properties for sale between $1,000,000 – $1,999,999

A total of 914 Naples Luxury homes are for sale at or above $1,000,000 which represents 37 percent of the total inventory available. The median sales price at the end of 2021 was $395,000 and today it is over $600,000. With limited inventory, prices are expected to continue to rise.
