Lee County February Housing Market Report

The February housing market report for Lee County showed 1,474 properties sold for just over $790 Million during the month. Lee County includes Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market remained active with 113 properties sold at or above $1 Million, up from 110 luxury sales during January. The highest price sale was a single-family home on Sanibel Island for $7.25 million.

Seventy percent of the top 10 highest-priced homes sold in Lee County were luxury golf homes priced between $3,425,000 and $6,750,000. Golf communities represented were Bonita Bay, Quail Quest, Mediterra, and Miromar Lakes. On average, homebuyers paid 96% of the list price for the top 10 most expensive homes sold in Lee County.

You may be wondering what impact the hurricane has had on the housing market. You would think the areas hurt the most such as Ft. Myers Beach, would see a downturn. On the contrary, the areas hit the hardest are the hottest. Three three local real estate experts discussed this and more about Southwest Florida’s resilience at the sold-out Annual Market Trends of Southwest Florida.

Sanibel and Captiva islands are in the same boat, just at a higher price point. Per Randy Theibaut, founder of LSI Companies and CEO of Sage Communities, “There is optimism from buyers, from builders, from developers. Southwest Florida has nothing but green lights in the future.”

February 2023 versus February 2022 Single Family Home Highlights:

  • Closed sales decreased 17.4 percent going from 1,239 transactions down to 1,024 sales.
  • Pending sales decreased 14.4 percent down from 1,675 last February versus 1,434 this February.
  • Inventory increased 163.1 percent up to 3,865 properties for sale compared to this same time last year when 1,469 homes were for sale.
  • New listings increased from 1,617 up to 1,657 which was a 2.5 percent increase.
  • Median days on market increased to 31 days which was a 93.8 percent increase versus February of 2022.
  • Available inventory of single-family homes ended February with a 3.3 months’ supply of homes available for sale which was up from a 1-month’ supply during February of 2022.

Once again, the median sales price for single-family homes showed a notable increase over February of 2022, up from $410,000 to $447,500 which was a 9.1 percent jump. It is also notably higher than January’s median sales price which was only $420,000. Similar to last month, inventory only showed a small increase between January and February going from 3,803 single-family homes for sale up to 3,865, or a 1.6 percent increase.

Once again, the percentage increases in most of our local stats year-over-year are misleading. For example, before the pandemic, in January 2019 there were 7,195 single-family homes for sale (6.6 months’ supply). A healthy, balanced market is typically more than 6 months’ supply. At just over a 3 months supply of homes available for sale, we are only halfway back to a healthy market.

Finally, days on market fell again dropping back down to 31 days compared to 34 days in January. With low inventory and low days on market, it is still a Seller’s market. February 2023 versus February 2022 Condo Highlights:

  • Condo sales decreased by 18 percent going from 549 real estate transactions down to 450 sales.
  • Pending sales decreased 11.3 percent down from 761 last February to 675 this February.
  • Inventory increased 220.1 percent up to 1,546 condos for sale compared to last February when there were only 483 units for sale.
  • New listings increased slightly from 785 up to 856 which was a  9 percent increase.
  • Median days to contract increased to 23 days which represented a 187.5 percent increase versus February of 2022.
  • Available inventory of condos ended February with a 3 months supply of properties available for sale which was a 400 percent increase over last year.

Similar to last month, despite the increase in inventory, the Lee County Condo market remains a strong Seller’s market. The number of condos for sale is still low at just a 3-month’s supply and it is not much of an increase over last month when there was 2.7 months’ supply of condos for sale. A balanced market would be a 6-7 months’ supply of condos for sale.

The median price for the month was $340,000 which was a 7.9 percent increase over January of 2022. However, compared to the prior month, the median price fell slightly from $320,000.

Finally, it is notable that 70 percent of condo sales were paid in cash. If you are planning on leveraging a loan for your condo purchase, you are still competing with a significant number of cash buyers. Regardless of when you plan to purchase, if you are a buyer, it may be time to start taking a closer look at homes for sale in neighborhoods that might fit your criteria. Sarasota Real Estate ReviewThe latest Sarasota Real Estate statistics showed 817 properties sold for just over $547 Million during February in the North Port, Sarasota, and Bradenton areas.

The luxury market was strong, as evidenced by the 111 properties which sold at $1 Million and above. The highest-priced sale was for a single-family Siesta Key home for $6,650,000.

Overall, inventory ended the month at 2,673 properties for sale, which is only a 1.8 percent increase over January. And it is less than half the normal inventory levels for this time of year. Historically, inventory before the pandemic was 5,749 in February 2019.

Demand remains strong. According to a recent Redfin report, a record one-quarter of users nationwide looked to move to a different metro as remote work and elevated housing costs drove homebuyers to relocate. Half of the 10 most popular destinations are in Florida with the North Port-Sarasota making the list.

So, I’m not saying homes in Florida are cheap. However, they are more affordable than other major metropolitan areas such as New York City, Chicago, Los Angeles, Seattle, and San Francisco. Plus, the overall cost of living is lower with no state income tax.

Whether you are buying or selling a home, it is important to keep track of local market trends. What is happening in resort destinations such as Sarasota continues to be different From other areas of the country. February 2023 Sarasota Real Estate Statistics - Single Family Homes

February 2023 versus February 2022 Single Family Home Highlights:

  • Closed sales decreased 24.7 percent going from 691 transactions down to 520 sales.
  • Pending sales remained the same as last February at 751 homes.
  • Inventory increased 264.4 percent up to 1,793 properties for sale compared to this same time last year when 492 homes were for sale.
  • New listings increased from 788 to 851 which was an 8.1 percent increase.
  • Median days on market increased by 21 days which was a 250 percent increase versus February of 2022.
  • Available inventory of single-family homes ended February with a 2.9 months’ supply of homes available for sale which was up from less than one month’s supply during February of 2022.

Yes, inventory increased significantly over last year. However, month-to-month, the net increase in single-family homes for sale was only 6 additional properties. We went from 1,787 homes for sale in January up to 1,793 in February. Even though new properties are hitting the market every day, just as many are going to contract to leave inventory at historically low levels. At the end of the month, we had just 2.9 months’ supply of single-family homes for sale. A balanced market would have at least a 6 month’s supply of homes available.

Due to low inventory, we saw the median sales price increase again. It rose to $495,000 which was a 10 percent increase over the same time last year and a 9.2 percent increase over January of this year.

Additionally, days on market went back down compared to last month. In January the median days from a listing going live to contract were 29 and in February it dropped down to 21 days. Again it is better than last year when it was just 6 days from a listing going live to contract.

There were some notable market shifts in February compared to previous months.

Bottom line: It remains a Seller’s market.

February 2023 versus February 2022 Condo Highlights:

  • Condo sales decreased 5.4 percent going from 314 real estate transactions down to 297 sales.
  • Pending sales decreased 17.3 percent down from 896 last February to 741 this February.
  • Inventory increased 311.1 percent up to 929 condos for sale compared to last February when there were only 226 units for sale.
  • New listings increased from 459 to 533, a 16.1 percent increase.
  • Median days to contract was 19 days which was up from 6 days last year.
  • Available inventory of condos ended February with a 2.8 months’ supply of properties available for sale which was a 460 percent increase.

Unlike last month when there was a notable increase in condo inventory between December and January, February only showed a 4.8 percent increase over the prior month. Yet, still a step in the right direction toward a balanced market. However, if you look at condo inventory to pre-pandemic levels of 2019 when we had 2,168 properties for sale, we ended February with 43 percent of what we usually have available for sale at this time of year.

Also noteworthy was the number of days on market remaining 19 days for the third month. Finally, cash sales remained significant at 71 percent of all condo sales up from 63 percent during the prior month. With low inventory, low days on market, and high buyer demand as evidenced by the number of cash transactions, we are still in a strong Seller’s market.

Bottom line, it remains a Seller’s market for BOTH condos and single-family homes. You still have time to cash in on the high buyer demand. What is my home worth…

Naples October Real Estate Recap 2022The latest Naples housing market summary showed 682 properties sold for just over $738 Million. The largest sale was for $32.5 million in Olde Naples along Gulf Shore Blvd. Additionally, 26 percent of the real estate transactions for the month were above $1 Million.

Once again, inventory more than doubled over this time last year. February ended the month with 2,835 properties for sale. However, similar to other Southwest Florida cities, the numbers are very misleading. In January 2019, before the pandemic, Naples had just over 8,100 properties for sale which was over 9 months’ worth of supply. Inventory ended the month at 35 percent of what we normally have during this time of year.

Demand remains strong for the Naples lifestyle. In fact, Naples was named the best city to live in the U.S., according to a report from Scholaroo. The report compared 151 cities across 47 metrics distributed in eight categories — crime and safety, affordability, economy, quality of life, health care, education opportunity and infrastructure.

What is another key factor contributing to demand? Tax savings. Florida continues to be one of the best states for those looking to reduce their tax burden, it’s actually one of the lowest in the country according to a recent study by Wallethub. 

Bottom line, prices continue to rise due to low inventory and persistent demand.

February 2023 versus February 2022 Highlights

  • Closed sales decreased 17 percent compared to February of last year.
  • Overall pending sales decreased 17 percent versus the same time in 2022.
  • Inventory increased 131 percent up from 1,225 homes to 2,835 homes for sale.
  • Average days on market increased 129 percent up to 55 days compared to February of 2022.

In all, there were 365 single-family homes and 317 condos sold for a total of 682 sales during the month, which was a 17 percent decrease compared to the same time last year. While inventory is up significantly over last year, it only increased 5 percent from January to February.

Overall, the median single family price remained the same as January at $600,000. The median single-family home price was $725,000 in February which was up from $715,000 in January and was 10.6 percent higher than the same time last year. Similarly, the median condo sale price was $495,000 which was a 16.5 percent increase over February of 2022 and up from $482,500 in January of this year.

Additionally, even though the number of days it took for a property increased significantly over this time last year (129% increase), it was only one more day than January which was 54 days. Even 54 days is quick compared to historical norms.

Also notable was the percentage of cash sales which represented 62.1 percent of all residential real estate transactions for the month. Even though cash still dominates the majority of sales, very few sellers require cash only offers.

For Buyers, the trend of increased inventory is a good sign depending on the neighborhood. For Sellers, the increased inventory will lead to more competition and has the potential to impact your sales price.
