Naples October Real Estate Recap 2022The latest Naples housing market statistics showed 1,017 properties sold for just over $1.1 Billion. The largest sale was for $32.5 million in Olde Naples along Gulf Shore Blvd. Additionally, 281 or 27.6 percent of the real estate transactions for the month were at or above $1 Million.

Inventory levels continue to move in the right direction. March ended the month with 2,900 properties for sale. However, similar to other Southwest Florida cities, the numbers are very misleading. In March of 2019, before the pandemic, Naples had just over 6,800 properties for sale. Inventory ended the month at 42 percent of what we normally have during this time of year.

Demand remains strong for the Florida lifestyle. In fact, the Sunshine State is officially the fastest-growing state according to the Census Bureau. The population has surpassed 22 million people and continues to grow.

Bottom line, prices continue to rise due to low inventory and persistent demand.

March 2023 versus March 2022 Highlights

  • Closed sales decreased 17 percent compared to March of last year.
  • Overall pending sales decreased 15 percent versus the same time in 2022.
  • Inventory increased 92 percent up from 1,507 homes to 2,900 homes for sale.
  • Average days on market increased 123 percent up to 49 days compared to March of 2022.

In all, there were 495 single-family homes and 522 condos sold for a total of 1,017 sales during the month, which was a 17 percent decrease compared to the same time last year. While inventory is up significantly over last year, it only increased by 65 properties or 2.2 percent from February to March.

Overall, the median single family price increased significantly from $600,000 in February up to $740,000 in March. Similarly, the median condo sale price was $491,450 which was a 5.9 percent increase over the same time last year. However, unlike single-family homes, the median sales price dropped slightly from $495,000 in February down to $491,450 in March.

Additionally, even though the number of days it took for a property increased significantly over this time last year (123% increase), it actually decreased 49 days compared to February of this year when it was 54 days.

For Buyers, the trend of increased inventory is a good sign depending on the neighborhood. For Sellers, the increased inventory will lead to more competition and has the potential to impact your sales price.

Lee County March Housing Market Report

The March housing market report for Lee County showed 2,045 properties sold for just over $1.1 Billion during the month. Lee County includes Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market was very active with 173 properties sold at or above $1 Million, up from 113 luxury sales during February. The highest priced sale was a single-family home on Bonita Beach overlooking the Gulf of Mexico for $11.6 Million.

Seventy percent of the top 10 highest-priced homes sold in Lee County were luxury golf homes priced between $3,900,000 and $5,555,000. Golf communities represented were Bonita Bay and Miromar Lakes.

What is essential to understand is real estate trends vary depending on where you live. What is happing in California is not what is happening in Florida. And what is happening in Cape Coral is not the same as what is happening in Bonita Springs. The local economy, weather, lifestyle, and available housing inventory contribute to a local real estate market’s performance.

Bottom line: Home prices are still up YOY in most metro areas.

March 2023 versus March 2022 Single Family Home Highlights:

  • Closed sales decreased 16 percent going from 1,659 transactions down to 1,393 sales.
  • Pending sales decreased 12.3 percent down from 1,823 last March versus 1,599 this March.
  • Inventory increased 155.9 percent up to 4,225 properties for sale compared to this same time last year when 1,651 homes were for sale.
  • New listings increased from 1,983 up to 2,059 which was a 3.8 percent increase.
  • Median days on market increased to 33 days which was a 200 percent increase versus March of 2022.
  • Available inventory of single-family homes ended February with a 3.7 months’ supply of homes available for sale which was up from a 1.1 months’ supply during March of 2022.

Unlike February, the median sales price for single-family homes showed a small increase in March compared to last year. The median sales price rose from $429,000 to $437,000 which was a 1.9 percent jump. However, the median sales price in March was lower than February of this year when it was $447,500.

Additionally, unlike the prior month when inventory only increased 1.6 from month-to-month, March inventory jumped 9.2 percent above February up to 4,225 Lee County properties for sale. A word of caution, inventory has increased significantly and we are definitely moving towards a more balanced market which is typically a 6-7 months supply of homes for sale. 

Finally, days on market only increased slightly over February going from 31 days up to 33 days in March. With low inventory and low days on market. So, with just 3.7 months supply of housing available and enough demand to keep days on market low, we are still in a Seller’s market.

March 2023 versus March 2022 Condo Highlights:

  • Condo sales decreased by 14.3 percent going from 761 real estate transactions down to 652 sales.
  • Pending sales decreased 16.7 percent down from 890 last February to 741 this March.
  • Inventory increased 216.2 percent up to 1,780 condos for sale compared to last March when there were only 563 units for sale.
  • New listings increased slightly from 936 up to 987 which was a  1.5 percent increase.
  • Median days to contract increased to 22 days which represented a 175 percent increase versus March of 2022.
  • Available inventory of condos ended March with a 3.5 months supply of properties available for sale which was a 337.5 percent increase over last year.

Similar to last month, despite the increase in inventory, the Lee County Condo market remains a strong Seller’s market. The number of condos for sale is still low at just a 3.5 month’s supply. The good news for buyers, there was a notable increase of 15 percent in inventory from February to March. Similar to the single-family home market, a balanced market would be a 6-7 months’ supply of condos for sale.

The median price for the month was $346,250 which was a 9.2 percent increase over March of 2022. And unlike single-family homes, the median price increased month-to-month going from $340,000 in February up to $436,250 in March.

Finally, it is notable that 67 percent of condo sales were paid in cash. If you are planning on leveraging a loan for your condo purchase, you are still competing with a significant number of cash buyers. Regardless of when you plan to purchase, if you are a buyer, it may be time to start taking a closer look at homes for sale in neighborhoods that might fit your criteria. Bottom line, like most of Florida, Lee County is a Seller’s market for both condos and single-family homes. If the inventory remains low, and demand remains strong, prices will continue to rise. 2022 Sarasota Housing Market ReacapThe latest Sarasota Real Estate stats showed 1,240 properties sold for just over $835.5 Million during March in the North Port, Sarasota, and Bradenton areas.

The luxury market was strong, as evidenced by the 164 properties which sold at $1 Million and above. The highest-priced sale was for a single-family home in San Remo Estates for $8,350,000.

Overall, inventory ended the month at 2,986 properties for sale, which is up from 962 listings during the same time last year. Inventory also increased just over 11.5 percent compared to February of this year when there were 2,673 homes for sale. So, the good news is we continued to move in the right direction.

At the same time, inventory is still historically low. It is less than half the normal levels for this time of year. In March of 2019, we had 5,604 properties on the market. It is important to note, there are several new construction opportunities available. From luxury custom homes in Wild Blue at Waterside to bundled golf communities such as Esplanade at Azario, there are a wide array of options available.  Should I use a Realtor if I’m buying New Construction?

Even brokers from the mid-west who have opened offices in Florida are lamenting about the high demand for homes and the limited supply. The consensus from executives in a recent panel discussion was, despite inventory challenges, Florida remains a hot spot for homebuyers. The biggest trend they noted was the desire for more space. Both inside the house and outside. Finally, modern is definitely the preferred style. The Mediterranean look is out of style.

March 2023 Sarasota Real Estate Stats - Single Family Homes

March 2023 versus March 2022 Single Family Home Highlights:

  • Closed sales decreased 3.8 percent going from 859 transactions down to 826 sales.
  • Pending sales fell slightly from 825 last March compared to 803 this March.
  • Inventory increased 177 percent up to 1,911 homes for sale compared to this same time last year when 690 homes were for sale.
  • New listings decreased from 1,105 down to 1,044 which was a 5.5 percent decline.
  • Median days on market increased to 25 days which was a 400 percent increase versus March of 2022.
  • Available inventory of single-family homes ended March with a 3.1 months’ supply of homes available for sale which was up from less than one month’s supply during March of 2022.

The median sales price for single family homes continued its upward trend, rising to $528,013 in March of this year. Not only was it an 8.3 percent increase over this time last year, but it was also a 6.6 percent increase over the previous month. As long as supply remains limited, and there is high demand, prices will continue to rise.

Additionally, days on market remained low at just 25 days from the day a property was listed until it went under contract. While it was up slightly from February when it only took 21 days to go to contract. However, similar to last month it is marginally better than last year when it was just 5 days on market.

March 2023 versus March 2022 Condo Highlights:

  • Condo sales decreased 11.7 percent going from 469 real estate transactions down to 414 sales.
  • Pending sales decreased 10.8 percent down from 471 last March down to 420 this March.
  • Inventory increased 295.2 percent up to 1,075 condos for sale compared to last March when there were only 272 units for sale.
  • New listings increased from 532 up to 622, a 16.9 percent increase.
  • Median days to contract was 18 days which was up from 5 days last year.
  • Available inventory of condos ended March with a 3.3 months’ supply of properties available for sale which was a 450 percent increase.

Inventory continues to move in the right direction. There was a 15.5 percent increase over February’s inventory of condos for sale. From a historical perspective, pre-pandemic condo inventory during March of 2019 was more than double with 2,089 units for sale. Yet, we are moving in the right direction.

Also noteworthy was the number of days on market which actually decreased from 19 days down to 18 days. Finally, cash sales remained high at 66 percent. The good news is it wasn’t quit as high as the previous month when it was 71 percent of all condo sales. With low inventory, low days on market, and high buyer demand as evidenced by the number of cash transactions, we are still in a strong Seller’s market.

Bottom line, it remains a Seller’s market for BOTH condos and single-family homes. You still have time to cash in on the high buyer demand. What is my home worth…
