Sarasota Housing Market TrendsThe latest Sarasota housing market trends showed 924 properties sold for just over $618 Million during August in the North Port, Sarasota, and Bradenton areas. Year-to-date there has been $3.8 Billion in closed sales.

The luxury market was strong, as evidenced by the 111 properties which sold at $1 Million and above. The highest-priced sale was for a single-family home on Case Key overlooking the Gulf of Mexico for $12,000,000.

Overall, inventory ended the month at 3,066 properties for sale, up from 2,165 listings during the same time last year. Similar to the prior month, inventory increased slightly month-over-month. There was a net increase of 110 properties for sale from July to August. So even though we’ve moved in the right direction, we still have just a 3.4 months supply of homes for sale leaving us in a solid Seller’s market.

Additionally, the greater Sarasota area continues to make national headlines. A new study from an insurtech company named Sarasota the top housing market to watch in the country — designating it the market most “primed for success in the next few years.” One reason is the 24 percent increase in new construction homes in anticipation of the projected population growth.

So, between low supply and high demand, prices are expected to rise. Just not at the same pace as the past couple of years.

August 2023 versus August 2022 Single Family Home Highlights:

  • Closed sales decreased 4.9 percent going from 678 transactions down to 645 sales.
  • Pending sales fell from 674 last August compared to 583 this August, a 13.5 percent reduction.
  • Inventory increased 25.7 percent up to 1,983 homes for sale compared to this same time last year when 1,577 homes were for sale.
  • New listings decreased from 847 down to 822 which was a 3 percent decline.
  • Median days on market increased to 31 days which was a 121.4 percent increase versus August of 2022.
  • Available inventory of single-family homes ended August with a 3.3 months’ supply of homes available for sale which was up from 2 month’s supply during August of 2022.

Single-family home inventory rose year-over-year, ending the month at the highest level of homes for sale year-to-date. And, unlike the previous month it increased month-to-month. Sarasota single-family homes for sale ended August at 1,983 properties up from the end of July when it was 1,923 homes for sale.

The median sales price increased 9.2 percent over the same time last year up to $519,000. However, it fell slightly from the prior month when it was $535,000.

Also notable was the percentage of single-family home sales which were cash purchases. Just over 45 percent of all single-family home sales were a cash transaction which was up 5.1 percent over this same time last year.

Bottom line: It remains a Seller’s market for Sarasota single-family homes.

August 2023 versus August 2022 Condo Highlights:

  • Condo sales decreased 5.7 percent going from 296 real estate transactions down to 279 sales.
  • Pending sales decreased 20.7 percent down from 309 last August to 245 this August.
  • Inventory increased 84.2 percent up to 1,083 condos for sale compared to last August when there were only 588 units for sale.
  • New listings rose from 333 up to 380 or a 14.1 percent increase.
  • Median days to contract was 46 days which was up from 14 days last year.
  • Available inventory of condos ended August with a 3.5 months’ supply of properties available for sale which was a 118.8 percent increase.

Similar to single-family homes, condo inventory increased significantly over last year. More importantly, unlike the previous three months, inventory also rose month-to-month. There were 1,083 condos for sale at the end of August compared to to 1,033 units for sale at the end of July.

However, like the last three months, we ended with just a 3.4 months’ supply of condos for sale. We’re still only halfway to a balanced market which is traditionally a 6-7 months’ supply of units for sale.

Additionally, days to contract increased to 46 days up from 36 days in July and up from 10 days during July of 2022. Finally, the percentage of cash sales was 60.9 percent of all condo sales which was up from 60 percent during the prior month. With low inventory, low days on market, and high buyer demand, the condo market remains a strong Seller’s market.

Bottom Line

August Housing Market Report

Lee County August Housing Market Report

The August housing market report for Lee County showed 1,627 properties sold for just over $859 Million during the month. The County includes Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market remained active with 132 properties sold at or above $1 Million during August. The highest-priced sale was a luxury condo in Omega at Bonita Bay for $4,025,000.

Fifty percent of the top 10 highest-priced homes sold in Lee County were luxury golf properties priced between $1,550,000 and $4,025,000. Golf communities represented were Bonita Bay, The Dunes, Bonita National, and The Sanctuary.

Lee County remains a top destination for people looking to relocate. The area is a top destination for those seeking a more tax-friendly environment. In fact, the county recently adopted its Fiscal Year 2023-24 $2.5 billion budget which includes no increases in county tax rates. Some cities within Lee County such as Estero actually reduced their tax rate.

Low local taxes combined with no state income taxes make the area a top destination for retirees and those looking for a vacation home.

August 2023 versus August 2022 Single Family Home Highlights:

  • Closed sales increased 0.3 percent going from 1,166 transactions down to 1,169 sales.
  • Pending sales decreased 10 percent down from 1,288 last August to 1,159 this August.
  • Inventory increased 34.5 percent up to 4,682 properties for sale compared to this same time last year when 3,481 homes were for sale.
  • New listings decreased from 1,553 down to 1,539 which was a 0.9 percent decline.
  • Median days on market increased to 42 days which was a 100 percent increase versus August of 2022.
  • Available inventory of single-family homes ended August with a 4.3 months’ supply of homes available for sale which was up from a 2.5 months’ supply during August of 2022.

Year-over-year trends are still a bit misleading. A more relevant picture of today’s market is a month-to-month comparison. Our overall supply of inventory was only 4.3 months as of the end of August. Although this is up significantly YOY, the increase in homes available for sale between July and August only increased 3 percent or 137 properties.

While inventory did improve slightly it is not enough to keep up with demand. As a result, as of the end of the month, the inventory levels still put us in a Seller’s market. So, if you are considering selling, there’s still time to capitalize on the market.

Unlike the Naples area where the median sales price continues to rise month-to-month, the median sales price for Lee County single-family homes was down 3.6 percent year-over-year. Additionally, the median sales price fell for the third consecutive month down to $405,810. 

Also notable are the days on market which remained low at 42 days which is only 4 days more than it was at the end of July.

August 2023 versus August 2022 Condo Highlights:

  • Condo sales decreased by 1.3 percent going from 464 real estate transactions down to 458 sales.
  • Pending sales decreased 19.2 percent down from 495 last August to 400 this August.
  • Inventory increased 90.9 percent up to 2,010 condos for sale compared to last August when there were only 1,053 units for sale.
  • New listings decreased from 551 down to 534 which was a 3.1 percent decline.
  • Median days to contract increased to 45 days which represented a 150 percent increase versus August of 2022.
  • Available inventory of condos ended August with a 4.4 months supply of properties available for sale which was a 158.8 percent increase over last year.

Similar to single-family homes, inventory of Lee County Condos finished the month with a 4.4 months supply of condos for sale. It is the same inventory level as the prior month.

Even though we added 555 new properties to the market, between pending and closed sales we ended the month with the same amount of supply. Thus, we are well below a balanced market which would be a 6-7 months’ supply of condos for sale.

Unlike prior months, median prices increased to $345,000 up from $320,000 from last August and up from $322,500 at the end of July.

Finally, it is notable 61 percent of condo sales were paid in cash compared to 58 percent during the prior month. If you are planning on leveraging a loan for your condo purchase, you are still competing with a significant number of cash buyers.

Bottom line, like most of Florida, Lee County remains a Seller’s market for both condos and single-family homes. If the inventory remains low, and demand remains strong, prices will continue to rise.

August 2023 Naples FL Housing Market Update

Naples FL Housing Market Update August 2023The latest Naples FL housing market update showed 702 properties sold for just over $965 Million. The highest-priced sale was a penthouse in Windsor at Bay Colony for $19.5 million. Additionally, 169 of the real estate transactions for the month were at or above $1 Million.

Of the top 20 highest-priced home sales, 65 percent were in luxury golf communities including, Pelican Bay, Grey Oaks, Mediterra, Quail West, Talis Park, Tiburon, and Treviso Bay.

Overall, inventory continues to sell quickly and prices are stable in the Naples housing market. Inventory ended the month with 2,618 properties for sale which represents a 7 percent increase over the same time last year.

The increase in Naples housing inventory comes after 4 straight months of declines. Although we do keep adding new listings to our inventory, it’s just not at the pace we need to keep up with demand let alone return to a balanced market of 6-7 months’ worth of supply.

As long as supply remains low and demand strong, home prices will continue to rise.

  • Closed sales increased 2 percent compared to August of last year.
  • Overall pending sales decreased 9 percent versus the same time in 2022.
  • Inventory increased 7 percent up from 2,443 homes to 2,618 homes for sale.
  • Average days on market increased 74 percent up to 54 days compared to August of 2022.

Tips to make your home listing the bestIn all, there were 372 single-family homes and 264 condos sold for a total of 702 sales during the month. Total property sales were 9.4 percent lower than the same time last year, however it was 17 percent more sales than the prior month.

The median single family price fell slightly from $715,835 last year down to $700,000 this August. The median sales price was also down from the prior month when it was $735,000 at the end of July.

Unlike single-family homes, the median condo sale price increased year-over-year. The median price for a condo was $485,000, up from $450,195 in August of 2022. Additionally, the median price was up from the previous month when it was $445,000.

Further, even though the number of days it took for a property to sell increased significantly over this time last year (74% increase), it remained the same as the prior month at 56 days. The typical number of days on market during a healthy market is 120 days which is well above the levels at the end of August.

Kalea Bay Condo Naples FLFinally, the latest stats show there is only a little room for negotiation from the list price during August. The percent of list price received was 96.3 percent which is far better than 2 years ago when it was 98.8 percent of list price.
