April 2023 Naples Housing Market Stats

The latest Naples housing market stats showed 947 properties sold for just over $999 Million. The largest sale was for $18 million in Olde Naples. Additionally, 277 of the real estate transactions for the month were at or above $1 Million.

Overall inventory ended the month with 2,868 properties for sale. However, similar to other Southwest Florida cities, the numbers are very misleading. In April of 2019, before the pandemic, Naples had just over 6,435 properties for sale. Inventory ended the month at 45 percent of what we normally have during this time of year.

Demand remains strong for the Florida lifestyle. In fact, U.S. News & World Report recently released their annual Best Cities to Live Report and Naples was ranked 6th in the nation.

The bottom line, prices continue to rise due to low inventory and persistent demand.

April 2023 versus April 2022 Highlights

  • Closed sales decreased 24 percent compared to April of last year.
  • Overall pending sales decreased 18 percent versus the same time in 2022.
  • Inventory increased 64 percent up from 1,745 homes to 2,868 homes for sale.
  • Average days on market increased 231 percent up to 53 days compared to April of 2022.

In all, there were 431 single-family homes and 516 condos sold for a total of 947 sales during the month, which was a 24.2 percent decrease compared to the same time last year. While inventory is up significantly over last year, it actually decreased by 32 properties from March to April.

The median single family price increased significantly up to $825,000 up from $800,000 compared to the same time last year. It was also up significantly compared to the prior month when it was $740,000. Similarly, the median condo sale price was $526,000 which was a 14.3 percent increase over the same time last year. It was also up over March when it was just $495,000.

Additionally, even though the number of days it took for a property increased significantly over this time last year (231% increase), it actually decreased 53 days compared to March of this year when it was 54 days.

sarasota real estate reportThe latest Sarasota Real Estate Report showed 719 properties sold for just over $702 Million during April in the North Port, Sarasota, and Bradenton areas.

The luxury market was strong, as evidenced by the 109 properties which sold at $1 Million and above. The highest-priced sale was for a single-family home in Longboat Key’s Country Club Shores for $6,995,000.

Overall, inventory ended the month at 2,936 properties for sale, which is up from 1,167 listings during the same time last year. However, unlike the prior month, inventory decreased by 50 properties from March to April. If you are a Buyer it means you have fewer options when it comes to re-sale properties. If you are a Seller, the good news is you are still in the driver’s seat.

Overall demand remains strong for Sarasota real estate. In a recent study by Bankrate, Sarasota’s housing market was ranked the 4th hottest metro area in the country. Punta Gorda and the Tampa-St. Pete areas were also among the top 10. Factors considered were home appreciation, one-year job growth, population growth, active listings, days on the market, and unemployment rate.

Additionally, U.S. News & World Report recently released their annual Best Cities to Live Report and Sarasota was ranked 5th in the nation.

Most importantly, according to Chief Economist Ali Wolf, “There is no national housing market,” she continues. “Every single city and every single street across the country has its own unique housing market.” What is happening in resort destinations such as Sarasota continues to be different from other areas of the country. April 2023 versus April 2022 Single Family Home Highlights:

  • Closed sales decreased 5.7 percent going from 792 transactions down to 747 sales.
  • Pending sales fell from 878 last April compared to 768 this April.
  • Inventory increased 118.7 percent up to 1,824 homes for sale compared to this same time last year when 834 homes were for sale.
  • New listings decreased from 1,104 down to 845 which was a 23.5 percent decline.
  • Median days on market increased to 21 days which was a 250 percent increase versus April of 2022.
  • Available inventory of single-family homes ended April with a 2.9 months’ supply of homes available for sale which was up from less than one month’s supply during April of 2022.

Although inventory rose year-over-year, it fell compared to March. The median sales price for single family homes increased 7.7 percent increase over the same time last year up to $520,000. However, the median price fell slightly from March when it was $528,013.

Additionally, days on market remained low at just 21 days from the day a property was listed until it went under contract. Unlike the prior month, the days on market fell from 25 days to contract in March down to 21 days in April.

Bottom line: It remains a Seller’s market for Sarasota single-family homes.

April 2023 versus April 2022 Condo Highlights:

  • Condo sales decreased 22.9 percent going from 497 real estate transactions down to 383 sales.
  • Pending sales increased 6.9 percent up from 423 last April to 452 this April.
  • Inventory increased 233.9 percent up to 1,112 condos for sale compared to last April when there were only 333 units for sale.
  • New listings increased from 504 up to 536, a 6.9 percent increase.
  • Median days to contract was 22 days which was up from 5 days last year.
  • Available inventory of condos ended April with a 3.5 months’ supply of properties available for sale which was a 337.5 percent increase.

While inventory increased significantly over last year, there was only a slight increase between March and April with just 37 additional properties available for sale. So while condo inventory is moving in the right direction, we’re still well below historical norms.

Unlike the prior month, days to contract increased to 22 days up from 19 days in March and up from just 5 days during April of 2022. Finally, cash sales remained high at 62 percent of all condo sales. The good news is it wasn’t quit as high as the previous month when it was 66 percent of all condo sales. With low inventory, low days on market, and high buyer demand as evidenced by the number of cash transactions, the condo market remains a strong Seller’s market.

Bottom Line

It remains a Seller’s market for BOTH condos and single-family homes. You still have time to cash in on the high buyer demand. What is my home worth…

April Housing Market Report Lee County FLThe April housing market report for Lee County showed 1,908 properties sold for just over $1.1 Billion during the month. The County includes Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market remained active with 153 properties sold at or above $1 Million during April. The highest-priced sale was a luxury condominium in Bonita Bay overlooking the Gulf of Mexico for $9.1 Million.

Sixty percent of the top 10 highest-priced homes sold in Lee County were luxury golf properties priced between $3,425,000 and $9,125,000. Golf communities represented were Bonita Bay and Mediterra.

Sales remained strong in the greater Ft. Myers area. In fact, according to a recent study by Bankrate, Fort Myers was the third hottest metro area in the country.

April 2023 versus April 2022 Single Family Home Highlights:

  • Closed sales decreased 19.7 percent going from 1,621 transactions down to 1,301 sales.
  • Pending sales decreased 5.6 percent down from 1,651 last April versus 1,559 this April.
  • Inventory increased 122.3 percent up to 4,189 properties for sale compared to this same time last year when 1,884 homes were for sale.
  • New listings decreased from 1,836 down to 1,746 which was a 4.9 percent decline.
  • Median days on market remained at 33 days which was a 230 percent increase versus April of 2022.
  • Available inventory of single-family homes ended April with a 3.8 months’ supply of homes available for sale which was up from a 1.3 months’ supply during April of 2022.

The median sales price for single-family homes fell slightly compared to last year and was slightly lower than the prior month when the median price was $437,000.

Although inventory is up significantly year-over-year, it fell from 4,225 homes for sale in March down to 4,189 homes for sale in April. If you are a Seller that means you are still in the driver’s seat as the supply of single-family homes remained at just a 3.8 months’ supply. A more balanced market is typically a 6-7 months supply of homes for sale.

April 2023 versus April 2022 Condo Highlights:

  • Condo sales decreased by 25.7 percent going from 817 real estate transactions down to 607 sales.
  • Pending sales decreased 29.2 percent down from 815 last April to 577 this April.
  • Inventory increased 174.6 percent up to 1,895 condos for sale compared to last April when there were only 690 units for sale.
  • New listings decreased from 943 down to 780 which was a 17.3 percent decline.
  • Median days to contract increased to 25 days which represented a 257.1 percent increase versus April of 2022.
  • Available inventory of condos ended April with a 3.9 months supply of properties available for sale which was a 290 percent increase over last year.

Similar to last month, despite the increase in inventory, the Lee County Condo market remains a strong Seller’s market. The number of condos for sale is still low at just a 3.9 month’s supply. The good news for buyers, inventory rose month-over-month going from 1,780 in March up to 1,895 in April. So condo inventory continues to move towards a balanced market which would be a 6-7 months’ supply of condos for sale.

Also, condo prices continue to increase. The median price for the month was $347,500 which as a slight increase over April of of 2023 and a small increase over the prior month when it was $346,250.

Finally, it is notable that once again 67 percent of condo sales were paid in cash. If you are planning on leveraging a loan for your condo purchase, you are still competing with a significant number of cash buyers. Regardless of when you plan to purchase, if you are a buyer, it may be time to start taking a closer look at homes for sale in neighborhoods that might fit your criteria. Bottom line, like most of Florida, Lee County remains a Seller’s market for both condos and single-family homes. If the inventory remains low, and demand remains strong, prices will continue to rise.
