Lee County November Housing Market Report

The Lee County November Housing Market reports showed 1,081 properties sold for $566 million during the month in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas. Year-to-date, 8.8 billion worth of properties have been sold throughout the county.

The luxury market remained strong in November, with 73 properties sold at or above $1 million, up from 63 in October. The highest-priced sale was a waterfront single-family home on Bonita Beach for $12,600,000.

Furthermore, sixty percent of the top ten sales were west of U.S. 41, with the three most expensive homes sold having direct views or access to the Gulf of Mexico. Notably, sixty percent of the top ten sales were built in 2022 or later. Why is this important? Stringent building codes require elevated newer homes and extensive hurricane protection.

Additionally, thirty percent of the top 10 sales in the county were in golf communities. These luxury golf homes sold in Bonita BayShadow Wood , and The Colony, and their prices ranged from $3,000,000 to $3,050,000.

Overall, the state economy is strong, as evidenced by the revenue exceeding expectations again! According to the Legislature’s Office of Economic and Demographic Research report, the state brought in $161.8 million more than anticipated in general tax revenue. Additionally, Governor Desantis approved $578 million to expand I-75 from 6 lanes to 8 lanes from Corkscrew Road in Estero down to Golden Gate Parkway in Naples.

The additional funding by the state will enable the project to be completed 10 years ahead of schedule and reduce travel times by 47 percent. How many states can say they have extra money in their coffers and will complete road projects ahead of schedule?

November 2024 versus November 2023 Single Family Home Highlights:

  • Closed sales decreased 8 percent, going from 943 transactions down to 868 sales.
  • Pending sales increased 1.1 percent, up from 966 last November to 977 this November.
  • Inventory increased 27.2 percent to 7,913 properties for sale, compared to 6,223 homes for sale last year.
  • New listings increased from 1,727 to 2,1206, a 23.1 percent jump.
  • Median days on market increased to 58 days, a 26.1 percent increase, versus November of 2023.
  • Inventory of single-family homes available for sale ended November with a 7-month supply, up from a 5.5-month supply in November 2023.
As expected, as we head into season, single-family home inventory increased over last year and month over month. Inventory increased from 7057 homes for sale in October to 7,913 single-family homes in November. Ultimately, the month ended with a 7-month supply of homes for sale, up slightly from a 6.2-month supply in October.

Unlike the prior month, the median sales price decreased slightly. It fell from $400,000 in October to $395,000 in November. Keep in mind that prices vary by neighborhood. A key factor is the available inventory within the neighborhood. As inventory increases, prices tend to decrease, giving buyers more opportunities.

Additionally, the number of days from listing a home to a contract increased slightly from 55 days during the previous month to 58 days in November. Once again, it was still a notable increase over the prior year when it was just 46 days. So, if you are considering selling, it’s critical to price your home competitively from day one. November 2024 versus November 2023 Condo Highlights:

  • Condo sales decreased 41.2 percent, from 362 real estate transactions to 213 sales.
  • Pending sales decreased 10.2 percent from 374 last November to 336 this November.
  • Inventory increased 42.6 percent up to 3,987 condos for sale compared to last November when there were only 2,796 units for sale.
  • New listings increased from 712 up to 978, which was a 37.4 percent increase.
  • The median days to contract was 77 days, representing a 97.4 percent increase versus November of 2023.
  • Condo inventory ended November with a 10.5-month supply of properties available for sale, a 72.1 percent increase over last year.
As expected, available inventory increased notably compared to the prior month as we approach season. Inventory jumped 14.7 percent compared to October, a net increase of 511 condos for sale.
Ultimately, Lee County finished the month with an 810.5-month supply of condos for sale, up from an 8.9-month supply during the prior month. So, it remains a buyers’ market, and we will likely see more inventory as we head into January. On the other hand, if you are a seller, you should assess the other properties available to ensure you are in line with the current market value.
For the second month in a row, the days on the market decreased month-over-month from 82 days in October down to 77 days in November. Like the single-family market, the days on the market were well above last year’s average of 39 days for a property to go to contract. Ultimately, the DOM is still well below the traditional 120 days for a property to go to contract.
Also, the median condo price ended the month at $295,000, which was down from the prior month when it was $313,500. Furthermore, it was down from $354,500 compared to the prior year. As inventory continues to rise well above normal levels, we expect downward pressure on condo prices. However, it still depends on the neighborhood. 
Finally, 57.7 percent of condo transactions were cash sales, up slightly from 57.5 percent during the previous month. So, if you plan on leveraging a loan for your condo purchase, be aware that you’re still competing with many cash buyers.

Struggling to Sell your houseWhen you sell your house, ideally, you want it to go something like this: your house sells for top dollar, you get it sold quickly, and it all goes down without a hitch.

But what many people don’t realize is that even in today’s market where there are more buyers than homes for sale, there are still things that can cause delays or even keep a house from selling. According to Zillow, in 2024, as many as 1 in 3 sellers took their home off the market before it ultimately sold.

And while the reasons those houses didn’t sell are going to vary, there are some general themes that come through. If you’re having trouble getting your house sold, here are the top three hurdles that could be getting in the way, and how an expert agent can help you solve these issues.

1. Priced Too High

It’s no surprise that price plays a major role when you sell. And in today’s market, overpricing a home in a high-mortgage rate environment is the biggest thing keeping homes on the market longer than the norm. As. U.S. News Real Estate says:

“Talk to any real estate expert, and the first thing they’ll tell you is that a house is selling slowly because the price is too high.”

While it’s tempting to push the price higher to get more for your home, overpricing can really turn away potential buyers. It can also make your house sit on the market for far too long. And the longer it sits, the more skeptical buyers will be that there’s something wrong, even if there isn’t.

Not to mention, buyers today have so many tools and resources to view homes in your area and compare prices. So, if your house is priced too high, you’ll risk driving away potential offers.

To find out if this is happening with your listing, talk to your agent about what they’re hearing at open houses and showings. If the feedback is consistent, it may be time to re-evaluate your asking price. 

2. Not Freshened Up Before Listing

You only get one chance to make a great first impression on a buyer. That’s why sprucing up your house can be the difference between it selling or sitting.

First, take into account your home’s curb appeal. There may be easy ways you can clean up the landscaping to make it tidy, inviting, and really make an impact. As an article from Realtor.com notes:

” . . . for better or worse, buyers do tend to judge a book by its cover. You want to make sure potential buyers’ first impression of your home is a good one—and inspires them to stop by the open house or schedule a tour—so they can see more.”

But don’t stop at the front door. Small touches like removing personal items, reducing clutter, and cleaning the floors give buyers more freedom to picture themselves in the home. And inexpensive upgrades like a fresh coat of paint or updated listing photos to match the current season can go a long way with that wow factor.

When in doubt, lean on your real estate agent for expert advice and whether you need a new game plan to close the deal.

3. Limited Access

Another big mistake you can make as a seller is limiting the days and times that buyers can view your house. Because at the end of the day, if buyers can’t take a look around, your chances of selling decline — drastically.

And here’s something else to consider. No matter what type of market you’re dealing with, buyers from outside the area are often highly motivated, but they don’t have as much flexibility or time as those who are local. So, give your house the best visibility by making it available as much as possible.

Because what you may not realize is, if you’re ready and able to buy, this time of year could actually give you an edge. Here’s why. As the weather cools down, the housing market can too – and that works in your favor.

You Likely Won’t Feel as Rushed

Homes tend to take a little longer to sell during this time of year. Data from the National Association of Realtors (NAR) shows the average time a house sits on the market jumps up during the winter months (see the green bars in the graph below):

a graph of blue and green barsThis is partly because fewer buyers are active at this time of year – and that decrease in buyer competition means the houses that are on the market aren’t going to be snatched up as quickly. So, if you decide to buy a home in the next couple of months, you’ll likely have more time to consider your options and negotiate a deal without feeling as pressured.

Sellers May Be More Willing To Negotiate

And since homes generally take longer to sell during the winter, sellers are often more motivated to close a deal. That can work in your favor, too. According to NAR:

“Less competition can lead to better deals. While homes are not selling as fast as during the summer, sellers may be more willing to negotiate.

Whether it’s compromising on price, covering closing costs or repairs, or including extras like appliances, you have more room to ask for what you need.

Homes Are Less Expensive in the Winter

With less competition from other buyers and sellers who are more willing to negotiate, you may see slightly lower prices too. In fact, according to NAR, homes are typically about 5% less expensive now compared to when prices normally peak in the summer.

That might not seem like a huge difference, but on a $400,000 home, it could mean savings of $20,000 on the purchase price.

You can see this expected seasonal shift in home prices taking place this year. Take a look at the graph below showing the median sales price of existing homes (homes that were previously owned) over the past 12 months. You’ll notice in the green bars that prices were lower in the winter months last year, and it seems like that’s going to happen again this year. golf homes for saleThe Lee County October Housing Market reports showed that 1,147 properties sold for $567 million during the month in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas. Year-to-date, 8.6 billion worth of properties have been sold throughout the county.

Despite two hurricanes, the luxury market remained strong in October, with 63 properties sold at or above $1 million, up from 50 in September. The highest-priced sale was a New Construction single-family home on Bonita Bay for $5,945,000.

Furthermore, seventy percent of the top 10 sales in the county were in golf communities. These luxury golf homes sold in Bonita Bay, Quail West, Renaissance, Shadow Wood , and Miromar Lakes, and their prices ranged from $2,575,000 to $5,945,000.

Southwest Florida has also emerged as a leader in the commercial real estate sector. A recent report from CommercialCafe ranked Southwest Florida among the top 10 mid-size markets for office space in the third quarter of 2024, highlighting its growing appeal for businesses. Also, the state’s economy continues to thrive. Once again, Florida’s general revenue exceeded expectations by $28.4 million in September.

With a robust state economy, it should be no surprise that a new report from the National Association of Realtors shows more people are moving to Florida than anywhere else in the country. The net migration to the Sunshine State in 2023 was 372,870, based on data from the U.S. Census analyzed by the association. Texas had the next highest net migration, with more than 315,300 people moving there in 2023.

October 2024 versus October 2023 Single Family Home Highlights:

  • Closed sales decreased 13.6 percent, going from 1,025 transactions down to 886 sales.
  • Pending sales decreased 21.5 percent, down from 1,553 last October to 1,219 this October.
  • Inventory increased 24.3 percent to 7,057 properties for sale, compared to 5,676 homes for sale last year.
  • New listings decreased from 1,861 to 1,606, a 13.7 percent decline.
  • Median days on market increased to 55 days, a 19.6 percent increase, versus October of 2023.
  • Inventory of single-family homes available for sale ended October with a 6.2-month supply, up from a 5.1-month supply in October 2023.
As expected, as we head into season, single-family home inventory increased over last year and month-over-month. Inventory increased from 6,691 homes for sale in September to 7,057 single-family homes on the market in October. Ultimately, the month ended with a 6.2-month supply of homes for sale, up slightly from a 5.8-month supply in September.

Unlike the prior month, the median sales price increased slightly. It rose from $382,900 in September to $400,000. Keep in mind that prices vary by neighborhood. A key factor is the available inventory within the neighborhood. As inventory increases, prices tend to decrease, giving buyers more opportunities.

Additionally, the number of days from listing a home to a contract decreased slightly from 57 days during the previous month to 55 days in October. Once again, it was still a notable increase over the prior year when it was just 46 days. So, if you are considering selling, it’s critical to price your home competitively from day one. October 2024 versus October 2023 Condo Highlights:

  • Condo sales decreased 26.1 percent, from 353 real estate transactions to 261 sales.
  • Pending sales decreased 43.3 percent from 411 last October to 233 this October.
  • Inventory increased 37.2 percent up to 3,476 condos for sale compared to last October when there were only 2,533 units for sale.
  • New listings decreased from 798 down to 654, which was an 18 percent drop.
  • The median days to contract was 82 days, representing a 78.3 percent increase versus October of 2023.
  • Condo inventory ended October with an 8.9-month supply of properties available for sale, a 61.8 percent increase over last year.
As expected, available inventory increased compared to the prior month as we approach season. Inventory increased 5 percent compared to September, a net increase of 165 condos for sale.
Ultimately, Lee County finished the month with an 8.9-month supply of condos for sale, up from an 8.3-month supply during the prior month. So, it remains a buyers’ market, and we will likely see more inventory as we head into January. On the other hand, if you are a seller, you should assess the other properties available to ensure you are in line with the current market value.
Unlike the previous month, the days on the market decreased month-over-month from 90 days in September down to 82 days in October. Like the single-family market, the days on the market were well above last year’s average of 46 days for a property to go to contract. Ultimately, the DOM is still well below the traditional 120 days for a property to go to contract.
Also, the median condo price ended the month at $313,500, which was up from the prior month when it was $300,000. However, it was down from $325,000 compared to the prior year.
Finally, 57.5 percent of condo transactions were cash sales, down from 64 percent during the previous month. So, if you plan on leveraging a loan for your condo purchase, be aware that you’re still competing with many cash buyers.
