Pricing Your House Right Still Matters Today what is your home worthWhile this isn’t the frenzied market we saw during the ‘unicorn’ years, homes that are priced right are still selling quickly and seeing multiple offers right now. That’s because the number of homes for sale is still so low. Data from the National Association of Realtors (NAR) shows 76% of homes sold within a month and the average saw 3.5 offers in June.

To set yourself up to see advantages like these, you need to rely on an agent. Only an agent has the expertise needed to find the right asking price for your house. Here’s what’s at stake if that price isn’t accurate for today’s market value.

The price you set for your house sends a message to potential buyers.

Price it too low and you might raise questions about your home’s condition or lead buyers to assume something is wrong with it. Not to mention, if you undervalue your house, you could leave money on the table, which decreases your future buying power.

On the other hand, price it too high and you run the risk of deterring buyers from ever touring it in the first place. When that happens, you may have to do a price drop to try to re-ignite interest in your house when it sits on the market for a while. Sarasota FL Real Estate ReviewThe latest Sarasota FL Real Estate Review showed 1,150 properties sold for just over $778 Million during June in the North Port, Sarasota, and Bradenton areas.

The luxury market was strong, as evidenced by the 141 properties which sold at $1 Million and above. The highest-priced sale was for a single-family home on Siesta Key overlooking the Gulf of Mexico for $12,600,000.

Overall, inventory ended the month at 3,012 properties for sale, which is up from 1,954 listings during the same time last year. Similar to the prior month, inventory increased slightly month-over-month. There was a net increase of 115 properties for sale from May to June.

Although inventory has increased significantly over the last year, we’re still well below our historical norms. In June 2019, the area had 4,514 homes for sale which is 33 percent more than what we have now. So even though we’ve moved in the right direction, we still have just over a 3 months supply of homes for sale leaving us in a solid Seller’s market.

As for demand? It remains strong for the luxury lifestyle Sarasota and other Southwest Florida cities have to offer. Sarasota was recently named the Best City to Retire by Travel + Leisure magazine. Additionally, Naples and Ft. Myers also made the list.

Further evidence Sarasota remains a top destination for people relocating is the latest study released by PODS Enterprises, a Clearwater-based portable moving and storage company, which ranked Sarasota the 2nd Top Destination for Movers.

So, between low supply and high demand, prices are expected to rise. Just not at the same pace as the past couple of years.

June 2023 versus June 2022 Single Family Home Highlights:

  • Closed sales decreased 4.1 percent going from 802 transactions down to 769 sales.
  • Pending sales fell from 614 last June compared to 592 this June, a 3.6 percent reduction.
  • Inventory increased 41.1 percent up to 1,943 homes for sale compared to this same time last year when 1,377 homes were for sale.
  • New listings decreased from 1,091 down to 836 which was a 23.4 percent decline.
  • Median days on market increased to 23 days which was a 228.6 percent increase versus June of 2022.
  • Available inventory of single-family homes ended June with a 3.2 months’ supply of homes available for sale which was up from 1.7 month’s supply during June of 2022.

Single-family home inventory rose year-over-year, and unlike the previous month it also increased month-to-month. Sarasota single-family homes for sale end May at 1,824 compared to 1,943 at the end of June. The median sales price increased 4.5 percent over the same time last year up to $522,500. It also rose compared to the prior month when it was $510,000.

Additionally, days on market actually fell to 23 days compared to may when it was 25 days from the day a property was listed until it went under contract.

Bottom line: It remains a Seller’s market for Sarasota single-family homes.

June 2023 versus June 2022 Condo Highlights:

  • Condo sales increased 1.3 percent going from 376 real estate transactions up to 381 sales.
  • Pending sales decreased 4.5 percent down from 309 last June to 295 this June.
  • Inventory increased 85.3 percent up to 1,069 condos for sale compared to last June when there were only 577 units for sale.
  • New listings fell from 491 down to 379 or a 22.8 percent decline.
  • Median days to contract was 35 days which was up from 7 days last year.
  • Available inventory of condos ended June with a 3.5 months’ supply of properties available for sale which was a 133.3 percent increase.

Similar to single-family homes, condo inventory increased significantly over last year. However, it actually fell for the second straight month down to 1,069 units for sale compared to 1,073 condos in May.

Similar to the last two months, we ended with just a 3.5 months’ supply of condos for sale. We’re still only halfway to a balanced market which is traditionally a 6-7 months’ supply of units for sale.

Additionally, days to contract increased to 35 days up from 27 days in May and up from 7 days during June of 2022. Finally, the percentage of cash sales was 60 percent of all condo sales which was down from 68 percent during the prior month. With low inventory, low days on market, and high buyer demand, the condo market remains a strong Seller’s market.

Bottom Line

It remains a Seller’s market for BOTH condos and single-family homes. You still have time to cash in on the high buyer demand. What is my home worth…

Lee County June Housing Market Report

The June housing market report for Lee County showed 1809 properties sold for just over $952 Million during the month. The County includes Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market remained active with 121 properties sold at or above $1 Million during June. The highest-priced sale was a single-family home on Captiva for $5.2 Million.

Forty percent of the top 10 highest-priced homes sold in Lee County were luxury golf properties priced between $3,200,000 and $5,200,000. Golf communities represented were Bonita Bay and The Colony at Pelican Landing.

The demand remains strong for the active lifestyle Lee County towns have to offer. Ft. Myers was recently the 2nd Best City to Retire by Travel + Leisure magazine. Sarasota took the top honors. Also, the Cape Coral area was just ranked the 2nd Best Cities for First Time Home Buyers according to WalletHub.

As more people move to Southwest Florida, airlines continue to make it even easier to get to the area. For example, Breeze Airways just announced new direct flights for 9 additional destinations into RSW.

June 2023 versus June 2022 Single Family Home Highlights:

  • Closed sales decreased 12 percent going from 1,490 transactions down to 1,311 sales.
  • Pending sales increased 7.7 percent up from 1,278 last June to 1,376 this June.
  • Inventory increased 49.4 percent up to 4,501 properties for sale compared to this same time last year when 3,012 homes were for sale.
  • New listings decreased from 1,950 down to 1,622 which was a 16.8 percent decline.
  • Median days on market increased to 35 days which was a 169.2 percent increase versus June of 2022.
  • Available inventory of single-family homes ended June with a 4.1 months’ supply of homes available for sale which was up from a 2.1 months’ supply during June of 2022.

The median sales price for single-family homes was down 4.4 percent year-over-year. Unlike last month, the median price also fell slightly month-to-month. In May the median sales price was $445,000 and we finished June at $430,000. 

Similar to the prior month, inventory of single-family homes for sale increased slightly going from 4,458 in May up to 4,501 in June, which represented a 1 percent increase.

Additionally, we ended the month with a 4.1 months supply of homes available for sale compared to 4 months supply at the end of May. It is still considered a Seller’s market, however, we continue to make progress. A balanced market is typically a 6-7 months supply of homes for sale.

June 2023 versus June 2022 Condo Highlights:

  • Condo sales decreased by 22.2 percent going from 640 real estate transactions down to 498 sales.
  • Pending sales decreased 10.6 percent down from 511 last June to 457 this June.
  • Inventory increased 100.7 percent up to 1,985 condos for sale compared to last June when there were only 989 units for sale.
  • New listings decreased from 702 down to 608 which was a 13.4 percent decline.
  • Median days to contract increased to 34 days which represented a 183.3 percent increase versus June of 2022.
  • Available inventory of condos ended June with a 4.3 months supply of properties available for sale which was a 186.7 percent increase over last year.

Similar to single-family homes, inventory of Lee County Condos finished the month at low at a 4.3 months supply. However, we continue to move in the right direction as condo inventory increased compared to the prior month when it was just 4.1 months supply of condos for sale.

So, although we are not there yet, condo inventory continues to move towards a balanced market which would be a 6-7 months’ supply of condos for sale.

Unlike the prior month, median prices fell slightly from $350,250 at the end of May down to $325,999 at the end of June. It was also down 7.17 percent year-over-year.

Finally, it is notable that once again 62 percent of condo sales were paid in cash. If you are planning on leveraging a loan for your condo purchase, you are still competing with a significant number of cash buyers. Regardless of when you plan to purchase, if you are a buyer, it may be time to start taking a closer look at homes for sale in neighborhoods that might fit your criteria. Bottom line, like most of Florida, Lee County remains a Seller’s market for both condos and single-family homes. If the inventory remains low, and demand remains strong, prices will continue to rise. June 2023 Naples FL Housing Market Stats

The latest Naples FL housing market stats showed 837 properties sold for just over $861 Million. The highest-priced sale was for a single-family home for $14 million in Pine Ridge Estates. Additionally, 218 of the real estate transactions for the month were at or above $1 Million.

Overall inventory ended the month with 2,659 properties for sale. Although inventory increased 8 percent over the same time last year, it actually fell month-to-month. At the end of May, we had 2,749 properties for sale. By the end of June, inventory fell by 3 percent.

However, similar to other Southwest Florida cities, the numbers are very misleading. In May of 2019, before the pandemic, Naples had just over 5,531 properties for sale. Inventory ended the month at 48 percent of what we normally have during this time of year.

The demand remains strong for the luxury lifestyle Naples and other Southwest Florida cities have to offer. Naples was recently the 4th Best City to Retire by Travel + Leisure magazine. Sarasota took the top honors. The state’s population just passed 22.6 Million people and is expected to grow to 25.1 Million by 2032.

As more people move to Southwest Florida, airlines continue to make it even easier to get to Naples. For example, Breeze Airways just announced new direct flights for 9 additional destinations.

Bottom line, the Naples area continues to be a prime location for retirees and those who own vacation homes.

  • Closed sales decreased 14 percent compared to June of last year.
  • Overall pending sales increased just under 1 percent versus the same time in 2022.
  • Inventory increased 8 percent up from 2,457 homes to 2,659 homes for sale.
  • Average days on market increased 163 percent up to 50 days compared to June of 2022.

In all, there were 441 single-family homes and 396 condos sold for a total of 837 sales during the month, which was a 14 percent decrease compared to the same time last year and a 17 percent fewer sales than the prior month. Overall inventory is up slightly over 2022,  however, it actually decreased by 90 properties from May to June.

The median single family price increased slightly up to $760,000 compared to the same time last year. However, it was down compared to the prior month when it was $805,250 in May.

Similarly, the median condo sale price was $480,000 which was down slightly from June of 2022. And, similar to single-family homes it was down from the previous month when the median condo sales price was $485,000.

Additionally, even though the number of days it took for a property increased significantly over this time last year (163% increase), it actually fell compared to the prior month when it was 53 days.

Finally, the latest show there was more room for negotiation from the list price during June. The percent of list price received decreased 2.9 percent to 96.2 percent, down from 99.1 percent in June of last year.

Bottom line, it remains a Seller’s market for BOTH condos and single-family homes. You still have time to cash in on the high buyer demand. What is my home worth…
