Similar to last month, inventory increased slightly in several of the luxury golf communities throughout the area.

Almost all of the “equity” golf communities have multi-year waitlists. However, there are options for immediate golf privileges in those communities. naples florida real estate update september 2023The latest 2023 Naples FL real estate recap showed 551 properties sold for just over $666 Million during December. The highest-priced sale was a single-family home in Park Shore for $18,500,000.

Additionally, 181 of the real estate transactions for the month were at or above $1 Million. Collier County ended the year with $10.3 Billion worth of home sales. Once again, 40 percent of the 10 highest-priced home sales were in luxury golf communities, including Talis Park, Grey Oaks and Landings at Bears Paw.

Overall, inventory ended the month with 3,949 properties for sale, representing a 46 percent increase over the same time last year. It was also a 4.1 percent increase over the previous month. Similar to the prior month, there was a notable increase in new listings, 892 new properties that came to market during the month, giving Buyers more options. Additionally, Buyers have more time to make a purchasing decision with the days on market trending upwards.

Mike Hughes, Vice President and General Manager for Downing-Frye Realty, Inc., commented on the latest report, “More choices don’t seem to outweigh the other factors facing buyers right now, and so buyer sense of urgency has diminished. It isn’t like 2021 when a home would be listed and sold in the same day. Plus, many people today are hoping the Fed will drop rates again. But I always remind people that ‘if you see a property you like, there are likely many others who will like it too.’ As we say in the business, ‘marry the house and date the rate’ as you can always look into refinancing if rates go down.”

Overall demand for Naples real estate remains strong and continues to be a top destination for retirement. In fact, according to a recent SoFi Study, Naples was just ranked as the 2nd Happiest City to Retire. Of the 200 cities analyzed, Naples has the highest average life expectancy of 86.1 years.

December 2023 versus December 2022 Highlights

  • Closed sales decreased 16 percent compared to December of last year.
  • Overall pending sales decreased 15 percent versus the same time in 2022.
  • Inventory increased 12 percent up from 2,706 homes to 3,949 homes for sale.
  • Average days on market increased 20 percent up to 59 days compared to December of 2022.

Mediterra Monterosso Home for saleIn all, there were 300 single-family homes and 284 condos sold for a total of 251 sales during the month. The total number of property sales were 16 percent lower than the same time last year.

The median single family price came in at $750,000 for December, up from $725,000 during the prior month. And, the median condo sales price was $525,000, up from $465,000 during the month before.

Further, even though the number of days it took for a property to go to contract increased quite a bit over last year (20% increase), it was unchanged from the previous  moth. Sarasota Housing Market ReviewThe latest December Sarasota housing trends showed 836 properties sold for just over $619 Million in the county, including North Port, Sarasota, and Bradenton areas. Year-to-date, there has been $7.7 Billion in closed sales.

The luxury market was strong, as evidenced by the 171 properties sold at $1 Million and above. Similar to last month, there were 63 pre-construction condo closings in a new luxury condo development, Bayso, located in Sarasota’s downtown Bayfront at the Quay.
 
The highest-priced sale was for a single-family home on Bird Key for $11,500,000.

Overall, inventory ended the month at 4,426 properties for sale, up from 2,431 listings during the same time last year. Inventory also rose 3.7 percent compared to the prior month, a net increase of 156 properties for sale. Supply remains below a balanced market level which is a 6-7 month’s supply. As a result, it is still a Seller’s market.

Demand for Sarasota real estate remains strong as evidenced by the Sarasota-Bradenton listed among seven Florida locales that dominated the 2023 U-Haul Growth Index. The area was ranked the 4th top area for relocations in the U.S. and the state had the highest percentage of growth for the seventh consecutive year.

December 2023 versus December 2022 Single Family Home Highlights:

  • Closed sales increased 6.6 percent going from 486 transactions up to 518 sales.
  • Pending sales increased from 425 last December compared to 426 this December, a 0.2 percent increase.
  • Inventory increased 64.3 percent up to 2,764 homes for sale compared to this same time last year when 1,682 homes were for sale.
  • New listings increased from 594 up to 667 which was a 12.3 percent jump.
  • Median days on market increased to 37 days which was a 60.9 percent increase versus December of 2022.
  • Available inventory of single-family homes ended December with a 4.4 months’ supply of homes available for sale which was up from 2.5 month’s supply during December of 2022.

Single-family home inventory continued its upward trend. Similar to the previous two months, inventory increased month-over-month by 11.7 percent, giving Buyers more options.

Unlike last month when the number days from a new listing to contract decreased month-to-month, during December, it increased to 37 days. The low days on market combined with just a 4.4 months supply of inventory gave Seller’s the upper hand.

In addition, the median sales price increased to $519,000 which was up from $500,000 last month and up from $505,500 during December of the prior year. Also notable was the percentage of single-family home sales which were cash purchases. Just over 44 percent of all single-family home sales were a cash transaction which was similar to the prior month.

Bottom line: It remains a Seller’s market for Sarasota single-family homes.

December 2023 versus December 2022 Condo Highlights:

  • Condo sales increased 15.6 percent going from 275 real estate transactions up to 318 sales.
  • Pending sales increased 13 percent up from 223 last December to 252 this December.
  • Inventory increased 121.9 percent up to 1,662 condos for sale compared to last December when there were only 749 units for sale.
  • New listings rose from 310 up to 440 or a 41.9 percent increase.
  • Median days to contract was 23 days which was up from 19 days last year.
  • Available inventory of condos ended December with a 5.2 months’ supply of properties available for sale which was a 136.4 percent increase.

Similar to single-family homes, condo inventory increased significantly over last year. More importantly, inventory rose month-to-month for the fifth straight month. There were 1,662 condos for sale at the end of December compared to 1,562 units for sale at the end of November which was a 6.4 percent increase.

While we moved in the right direction adding 100 additional condos for sale, we ended with just a 5.2 months’ supply of condos for sale. The increase in inventory is good news for buyers as we’ve moved closer to a balanced market which is traditionally a 6-7 months’ supply of units for sale.

Additionally, unlike the previous two months, the days on market increased from 21 days in November up 23 days at the end of December. Notable was the percentage of cash sales which was 71 percent of all condo sales down slightly from 73.8 percent during the prior month. With low inventory, low days on market, and high buyer demand, the condo market remains a is still a Seller’s market.

Bottom Line

Overall, it remains a Seller’s market for BOTH condos and single-family homes. However, market conditions remain very neighborhood specific. For example, there is more than 130 listings Naples Park which makes it a Buyers market. On the flip side, Wyndemere Country Club has 1 single family home for sale which make’s it a Sellers market. Bonita Springs FloridaThe Lee County December Housing Market reports showed 1,351 properties sold for just over $766 Million during the month. Year to date, property sales have surpassed $10.2 Billion in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market saw 98 properties sold at or above $1 Million in December up from 89 sales in November. The highest-priced sale was a single-family home in Mediterra for $6,972,000. Forty percent of the top 10 highest-priced properties sold were in golf communities including Bonita Bay and Mediterra.

Demand for Lee County real estate remains strong, as evidenced by the county’s continued population growth. The county now has more than $800,000 residents and is projected to surpass 1 million by 2030  according to data from the University of Florida Bureau of Economic and Business Research and the U.S. Census Bureau.

2023 Lee County December Housing Market Report for Single Family Homes

December 2023 versus December 2022 Single Family Home Highlights:

  • Closed sales increased 6 percent going from 915 transactions up to 1012 sales.
  • Pending sales decreased 5.2% percent down from 932 last December to 884 this December.
  • Inventory increased 77.3 percent up to 6,340 properties for sale compared to this same time last year when 3,575 homes were for sale.
  • New listings increased from 1,174 up to 1,367 which was a 16.4 percent increase.
  • Median days on market increased to 42 days which was a 27.3 percent increase versus December of 2022.
  • Available inventory of single-family homes ended November with a 5.6 months’ supply of homes available for sale which was up from a 3 months’ supply during December of 2022.
Similar to the prior month, the supply of Single-family homes for sale increased month-over-month. However, the rate at which new listings were added slowed compared to the prior month. Active listings rose from 6,223 in November up to 6,340 at the end of December, representing a 1.8 percent increase. We ended the month with a 5.6 month supply of homes for sale, up from 5.5 during the previous month. Another step towards a balanced market, which is a 6-7-month supply of properties for sale.
 
Unlike the prior month, the median sales price decreased year-over-year and month-over-month. As of the end of December, the median single-family sale price was $399,000, down from $407,950 during the same time last year. From a buyer’s perspective, there are even more options to choose from than the previous month, and prices remain stable. Now that we are full-swing into season, new listings should continue to enter the market.
 
The number of days from listing a home to contract was 42 days down from 46 during the previous month. If you are considering selling, you still have time to capitalize on the market. However, as more inventory is added, you will start to lose your competitive advantage.

2023 Lee County December Housing Market Report for Condos

 

December 2023 versus December 2022 Condo Highlights:

  • Condo sales decreased 14.4 percent going from 396 real estate transactions down to 339 sales.
  • Pending sales decreased 14.4 percent down from 388 last December down to 332 this December.
  • Inventory increased 143.3 percent up to 2,869 condos for sale compared to last December when there were only 1,179 units for sale.
  • New listings increased from 536 up to 598 which was a 11.6 percent jump.
  • Median days to contract was 45 days which represented an 136.8 percent increase versus December of 2022.
  • Available inventory of condos ended December with a 6.3 months supply of properties available for sale which was a 186.40 percent increase over last year.
Inventory of Lee County Condos finished the month with a 6.3-month supply of condos for sale, up from a 6.1-month supply during the prior month. The current level of supply of Lee County condos is considered a healthy, balanced market.
 
The rate at which new listings were added to the market compared to the previous month slowed a bit. The number of condos for sale rose 2.6 percent compared to November. The increased condo supply is good news if you plan to purchase a property, as more options are available.
 
Unlike the prior month when the days on market fell, in December we saw the days on market increase to 45 days up from 39 days in November. The change means buyers are taking more time to decide on their purchase.
 
The median home price in November ended the month at $355,000 which was up from the prior month when it was $354,500 and up from $329,950 year-over-year.
 
Finally, it is notable the percentage of cash sales for condos remained high. Sixty-five percent of condo sales were cash transactions, which was down slightly from sixty-six percent during the prior month. If you plan on leveraging a loan for your condo purchase, you are still competing with many cash buyers.

According to the National Association of Realtors (NAR), two of the top reasons buyers are opting for multi-generational homes today have to do with affordability (see graph below):

First-time buyers are focused most on cost savings – with 28% saying this was a key reason for them. By pooling their resources with others, they can share financial responsibilities like mortgage payments, utilities, and more to make homeownership more affordable. This is especially helpful for those first-time homebuyers who may be finding it tough to afford a home on their own in today’s market.

Both first-time (28%) and repeat buyers (18%) chose to live with others so they could buy a larger home.
