naples florida real estate update september 2023The latest Naples Florida real estate update showed 587 properties sold for just over $972 Million during the month of September. The highest-priced sale was a single-family home in Port Royal for $9.1 million. Additionally, 158 of the real estate transactions for the month were at or above $1 Million. Year-to-date there has been $8.3 Billion worth of home sales in Collier County.

Of the top 20 highest-priced home sales, 50 percent were in luxury golf communities including, Pelican Bay, Grey Oaks, Mediterra, and Quail West.

Overall, inventory ended the month with 2,793 properties for sale which represents a 13 percent increase over the same time last year. It was also a 6.5 percent increase over the previous month.

Unlike the prior month, there was a notable increase in new listings in Naples which increased 27.3 compared to the same time last year. A total of 937 new properties came to market during the month giving Buyers more options to choose from.

Although we kept adding new listings to our inventory, it’s just not at the pace we need to keep up with demand let alone return to a balanced market of 6-7 months’ worth of supply. It is also noteworthy that 34 percent of Naples properties for sale went to contract within 2 weeks.

Ultimately, demand for Florida real estate remains strong. Yes, the state continues to be ranked one of the Top States to Retire which is one contributing factor. The state is now also s national leader in attracting wealthy millennials. A recent study showed the Sunshine State gained more than 16,000 wealthy millennials in 2021 alone.

As for Naples, during a recent economic summit Chief Economist Lawrence Yun noted Collier County is ranked as one of the Top 3 counties drawing the wealthiest Americans. As a result, prices are up 88% from pre-COVID to today.

As long as supply remains low and demand strong, home prices will continue to rise.

September 2023 versus September 2022 Highlights

  • Closed sales increased 5 percent compared to September of last year.
  • Overall pending sales increased 19 percent versus the same time in 2022.
  • Inventory increased 13 percent up from 2,468 homes to 2,793 homes for sale.
  • Average days on market increased 48 percent up to 59 days compared to September of 2022.

In all, there were 283 single-family homes and 304 condos sold for a total of 587 sales during the month. Total property sales were 5 percent higher than the same time last year.

Naples Florida Real Estate Update - September 2023Unlike last month, the median single family price increase from $685,000 last September up to $765,000 during the same time this year. It was also up from the prior month when the median sales price was $700,000.

The median condo sales price also increased year-over-year going from $443,260 up to $465,000 as of the end of month. However, it was down from the prior month when it was $485,000.

Further, even though the number of days it took for a property to go to contract increased quite a bit over this time last year (48% increase), it only increased by 5 days over the prior month. The typical number of days on market during a healthy market is 120 days which is well above the levels at the end of September.

Kalea Bay Condo Naples FLFinally, the latest stats show there was a little more room for negotiation from the list price during September. The percent of list price received was 96 percent which is far better than 2 years ago when it was 98.5 percent of list price.

Bottom line, it remains a Seller’s market for BOTH condos and single-family homes. You still have time to cash in on the high buyer demand. What is my home worth…

Sarasota Housing Market ReviewThe latest Sarasota housing market review showed 930 properties sold for just over $603 Million during September in the North Port, Sarasota, and Bradenton areas. Year-to-date there has been $5.9 Billion in closed sales.

The luxury market was strong, as evidenced by the 114 properties which sold at $1 Million and above. The highest-priced sale was for a single-family home on Lido Key overlooking the Gulf of Mexico for $13,950,000.

Overall, inventory ended the month at 3,348 properties for sale, up from 2,177 listings during the same time last year. Inventory also rose 9 percent compared to the prior month which was a net increase of 282 properties for sale. While we are moving in the right direction, inventory remains below a 4 months supply of homes for sale. Since a balanced market is a 6-7 months supply of housing, we ended the month in a solid Seller’s market.

Additionally, Sarasota was noted as The Top U.S. Home Market to watch by Insurify. In-part due to the 1,500 residential units under construction in the area which helps offset the shortage in supply and gives Buyers more options. Also, the city’s population has increased 6.9 percent since 2020 which is the second highest compared to other cities on their list. Three other Florida cities made the list as well. Fort Myers came in 4th, Orlando 5th and Jacksonville 9th.

Will demand continue? Florida continues to be a prime destination for people looking to relocate. According to a recent Redfin report, Florida’s metro areas remain strongly desired by buyers looking outside their current state, with 5 of the nation’s top 10 highest-ranked metro areas for relocation. The Sarasota-North Port area, Orlando, Tampa, Cape Coral and Miami all made the list.

So, between low supply and high demand, prices are expected to rise. Just not at the same pace as the past couple of years.

September 2023 versus September 2022 Single Family Home Highlights:

  • Closed sales increased 39.3 percent going from 458 transactions up to 638 sales.
  • Pending sales increased from 452 last September compared to 483 this September, a 8.2 percent reduction.
  • Inventory increased 35.7 percent up to 2,159 homes for sale compared to this same time last year when 1,591 homes were for sale.
  • New listings increased from 608 up to 835 which was a 37.3 percent decline.
  • Median days on market increased to 27 days which was a 35 percent increase versus September of 2022.
  • Available inventory of single-family homes ended September with a 3.5 months’ supply of homes available for sale which was up from 3.5 month’s supply during September of 2022.

Single-family home inventory continued its upward trend. Similar to the previous month, inventory increased month-over-month by 9 percent, giving Buyers more options.

However, the days to contract fell month-to-month going from 31 days down to 27 days. The low days on market combined with just a 3.5 months supply of inventory gave Seller’s the upper hand.

The median sales price fell for the 3rd month in a row down to $494,000. Also notable was the percentage of single-family home sales which were cash purchases. Almost 43 percent of all single-family home sales were a cash transaction which was down from 45 percent during the prior month.

Bottom line: It remains a Seller’s market for Sarasota single-family homes.

September 2023 versus September 2022 Condo Highlights:

  • Condo sales increased 24.3 percent going from 235 real estate transactions up to 292 sales.
  • Pending sales increased 7.1 percent up from 211 last September to 226 this September.
  • Inventory increased 102.9 percent up to 1,189 condos for sale compared to last September when there were only 586 units for sale.
  • New listings rose from 244 up to 408 or a 67.2 percent increase.
  • Median days to contract was 39 days which was up from 18 days last year.
  • Available inventory of condos ended September with a 3.8 months’ supply of properties available for sale which was a 137.5 percent increase.

Similar to single-family homes, condo inventory increased significantly over last year. More importantly, inventory rose month-to-month for the second straight month. There were 1,189 condos for sale at the end of September compared to 1,083 units for sale at the end of August which was a 9 percent increase.

While we moved in the right direction adding 106 additional condos for sale, similar to the last four months, we ended with just a 3.5 months’ supply of condos for sale. We’re still only halfway to a balanced market which is traditionally a 6-7 months’ supply of units for sale.

Additionally, days to contract fell from 46 days during the prior month down to 39 days in September. Finally, the percentage of cash sales was 58.2 percent of all condo sales which was down slightly from 60 percent during the prior two months. With low inventory, low days on market, and high buyer demand, the condo market remains a strong Seller’s market.

Bottom Line

luxury golf homes in lee countyThe September housing market report for Lee County showed 1,464 properties sold for just over $726 Million during the month. The County includes Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market slowed a bit with 92 properties sold at or above $1 Million in September compared to 132 homes in August. The highest-priced sale was a luxury single family home in Quail West for $6,200,000.

Twenty percent of the top 10 highest-priced homes sold in Lee County were luxury golf properties priced between $3,200,000 and $6,200,000. Golf communities represented were Gulf Harbour Yacht Club and Quail West.

Also notable in the top 10 were two new construction single-family homes in Wildblue which is a brand new development just east of I-75 in Fort Myers. With limited inventory, we continue to see an increase in buyers purchasing new homes over resales. Depending on the community, as new home builders approach year-end, they are offering incentives to Buyers to clear out their existing inventory. (Should I use a Realtor if I’m buying New Construction?)

So what should we expect over the next year? Ultimately, Florida remains a top destination for people looking to retire according to a recent study by Bankrate. The reasons cited were sunny and warm year-round weather, no income tax, affordable cost of living and real estate, an endless list of outdoor recreations, and a large variety of communities offering resort-style amenities.

Additionally, Ft. Myers in Lee County was noted as one of the Top Four U.S. Home Markets to watch by Insurify, which noted the area’s construction boom and increasing property values. So, as long as demand remains high and supply low, we expect our current market conditions to continue.

September 2023 versus September 2022 Single Family Home Highlights:

  • Closed sales increased 21.1 percent going from 894 transactions up to 1,083 sales.
  • Pending sales increased 10.4 percent up from 923 last September to 1,019 this September.
  • Inventory increased 41.8 percent up to 5,107 properties for sale compared to this same time last year when 3,601 homes were for sale.
  • New listings increased from 1,198 up to 1,619 which was a 35.1 percent increase.
  • Median days on market increased to 42 days which was a 55.6 percent increase versus September of 2022.
  • Available inventory of single-family homes ended September with a 4.7 months’ supply of homes available for sale which was up from a 2.7 months’ supply during September of 2022.

While year-over-year statistics show the real estate market is moving towards a more balanced environment, it is important to remember the numbers may be a bit skewed due to Hurricane Ian which hit the area on September 28th of last year.

A more relevant picture of today’s market is a month-to-month comparison of the latest trends. Single-family housing supply increased from 4,682 in August up to 5,107 at the end of September which is just shy of an 11 percent increase which was an improvement over the 3 percent increase from July to August so if you are a Buyer, it is encouraging to see the rate at which listings were added increase. As we approach season, we expect inventory to continue to increase. However, if you are a Seller, you still have time to capitalize on the market.

Similar to last month the median sales price for Lee County single-family homes was down 3.5 percent year-over-year. Additionally, the median sales price fell for the fourth consecutive month down to $400,000. 

Also notable are the days on market which remained low at 42 days which was unchanged from the prior month.

September 2023 versus September 2022 Condo Highlights:

  • Condo sales increased 13.7 percent going from 335 real estate transactions up to 381 sales.
  • Pending sales increased 14.4 percent up from 333 last September up to 381 this September.
  • Inventory increased 100.4 percent up to 2,208 condos for sale compared to last September when there were only 1,080 units for sale.
  • New listings increased from 380 up to 674 which was a 77.4 percent jump.
  • Median days to contract was 40 days which represented an 81.8 percent increase versus September of 2022.
  • Available inventory of condos ended August with a 4.8 months supply of properties available for sale which was a 166.7 percent increase over last year.

Similar to single-family homes, inventory of Lee County Condos finished the month with a 4.8 months supply of condos for sale, up from a 4.4 months supply during the prior month. A balanced market has 6-7 months supply of condos for sale. As a result, we are still in a Seller’s market.

However, unlike the prior month when there was a decline in new listings, during September there was a significant increase in new condo inventory available for sale. If you are planning to purchase a property, this is good news as there are more options available.

On the other hand the number of days to contract fell month-over-month from 45 days down to 40 days which is good news for Sellers.

The median home prices continue to fluctuate from month-to-month. September ended the month at $329,000 compared to August when it was $345,000 and July when it was just $322,500.

Finally, it is notable the percentage of cash sales for condos remained high. Sixty-one percent of condo sales cash transactions which was the same as the prior month. If you are planning on leveraging a loan for your condo purchase, you are still competing with a significant number of cash buyers.

Bottom line, like most of Florida, Lee County remains a Seller’s market for both condos and single-family homes. If the inventory remains low, and demand remains strong, prices will continue to rise.
