What I Wish I Knew Before Buying New Construction

Buying new construction seems like a dream come true—everything is brand new, modern, and customized to your preferences. But before you contact a new home builder, there are a few things I wish I had known that could have saved me time, money, and stress. If you’re considering a new build, here’s what you need to know to make the best decision.

what i wish I knew before buying new construction

1. You Need Your Own Real Estate Agent—Not Just the Builder’s Sales Rep

One of the biggest mistakes buyers make when purchasing a new construction home is assuming the builder’s sales agent is there to help them. In reality, the builder’s agent represents the builder’s best interests—not yours.

A buyer’s agent works for YOU, not the builder
They help negotiate price, upgrades, and contract terms
They ensure you’re protected from hidden fees & unfavorable terms

Many builders welcome and compensate real estate agents, meaning it costs you nothing to have expert representation. However, if you walk into a sales office without an agent, you could lose the ability to have independent representation.

👉 What I wish I knew: Contact a real estate agent before requesting information online or visiting the builder’s sales office so you have someone looking out for YOUR best interests.

2. Choosing the Right Lot is Crucial for Long-Term Value

Buying new construction high rise condos

Not all lots or units in a new construction community are created equal. The location of your home within the neighborhood can significantly impact privacy, views, noise levels, and future resale value. Corner lots, cul-de-sac locations, and homes with premium water or golf course views often appreciate faster than those near busy roads or retention ponds. An experienced real estate agent can help you identify the best lot or unit—one that aligns with your lifestyle now while also ensuring strong resale potential in the future.

For remote buyers, having a trusted agent is even more critical. We act as your eyes and ears on the ground, providing regular updates, photos, and videos to ensure your home is progressing as expected. We also assist with the design center selections, helping you navigate finishes, upgrade options, and builder incentives so you’re making the best choices for both personal enjoyment and long-term investment value.

👉 What I wish I knew: A real estate agent ensures you pick a lot or unit that maximizes future value and serves as your advocate every step of the way—especially if you’re buying from afar.

3. Not All Builders Are Equal

Just because a builder is well-known doesn’t mean they deliver the same quality across all developments. Some builders cut corners, while others offer superior craftsmanship and warranties.

✅ Research the builder’s reputation—check online reviews, BBB ratings, and complaints.
✅ Visit other completed communities by the same builder to see how the homes have held up.
✅ Ask about warranty coverage—some builders provide better post-closing support than others.

👉 What I wish I knew: A real estate agent can provide insight into which builders have the best track records.

4. The Base Price Is Just the Beginning

Buying a new home or condo

When you first tour a model home, it’s easy to fall in love with the gourmet kitchen, luxury flooring, and high-end fixtures. But what builders don’t always advertise is that many of these features are upgrades—not included in the base price.

✅ Standard features may be basic (think laminate countertops instead of quartz).
✅ Structural upgrades—like extended lanais or flooring—can add thousands of dollars.
✅ The final price can increase notably once you start adding customizations.

👉 What I wish I knew: A real estate agent can help you understand what’s standard vs. an upgrade and negotiate incentives with the builder to get more for your money.

5. The Builder’s Lender Isn’t Always the Best Deal

Many builders offer incentives (like closing cost assistance) if you use their preferred lender. While this can be tempting, it’s important to shop around and compare mortgage rates and terms with other lenders.

✅ Some builder-affiliated lenders charge higher interest rates that may cost you more over time.
✅ Other lenders may offer better terms or lower fees—even if they don’t come with builder incentives.
✅ Pre-approval from multiple lenders gives you negotiation power.

👉 What I wish I knew: A buyer’s agent can help you compare financing options and even use pre-approvals from outside lenders as leverage to negotiate a better deal with the builder.

6. Home Inspections Are Still Necessary

Home inspections when buying new construction

It’s brand new, so it must be perfect—right? Even new construction homes can have defects, including:

🔍 Plumbing and electrical issues
🔍 Roof leaks or grading problems
🔍 HVAC and insulation concerns

Many buyers assume that because a home is new, they don’t need an inspection—but skipping this step can lead to repairs later.

👉 What I wish I knew: A buyer’s agent will recommend an independent home inspector to ensure your home is built correctly before you close.

7. The Construction Timeline Can Change

Builders provide estimated completion dates, but delays happen—especially with:

🚧 Material shortages (lumber, appliances, windows)
🚧 Labor shortages
🚧 Permitting & weather delays

If you’re selling your current home or planning a move, it’s important to have flexibility in your timeline.

👉 What I wish I knew: A real estate agent can help you plan for delays and work with the builder to keep the process moving.

8. HOA & CDD Fees Can Be Costly

home costs

Many new construction communities come with Homeowners Association (HOA) fees and Community Development District (CDD) fees, which can add hundreds to your monthly costs.

🏡 HOA fees cover things like landscaping, security, and amenities—but may also include strict rules on exterior changes.
🏗 CDD fees help fund the community’s infrastructure and can last 20-30 years.

👉 What I wish I knew: A buyer’s agent will review HOA and CDD fees with you so you fully understand your financial obligations.

9. Resale Value & Future Development Matter

New construction homes often appreciate differently than resales, depending on:

🏘 Community build-out – If many homes are still being built, your home may compete with new models when you sell.
📍 Location – Is the area still developing, or is it already desirable?
🛣 Future growth plans – New shopping centers, highways, or schools can impact property value.

👉 What I wish I knew: An experienced real estate agent can help you identify high-growth areas with strong resale potential.
