The Sarasota County real estate market delivered another month of shifting momentum in April 2025, favoring buyers across all segments — from waterfront luxury homes to entry-level condos. With over 1,192 properties sold totaling more than $742 million, the Sarasota-North Port-Bradenton region remains an active and desirable real estate market, even as inventory climbs and prices continue to adjust.
Sarasota’s luxury market continues to show strong demand. In April, 141 properties sold for $1 million or more, slightly down from 167 in March — a typical seasonal adjustment. The highest sale was a stunning single-family home on the north end of Siesta Key, which closed at $7,825,000.
Notably, 90% of the top 10 sales were waterfront homes on the Gulf or Bay, ranging from $3.3 million to $7.8 million. This trend confirms what we’ve seen for months: buyers continue to invest in high-end coastal real estate along Florida’s Southwest Gulf Coast.
